Excellent company- choose them!

Andrew Thompson &;;;;;;;;;;;;; team renovated my 1950 cottage in 5 points with excellent results. I would highly recommend his work. Hes creative( his team placed a circular stairway perfectly fitting the new plan), responds easily to changes in plans(eagerly agreed with removing a 1/2 wall between the kitchen & diningroom opening the small rooms), & just now, 1 1/2 years later came to touch up a Juliet window spot after the warranty was out. What more could a client ask for?!

This company is Nasty

I rented a 2 bedroom house in Vallejo, signed a two year lease, and paid my rent on tim faithfully. After the lease was up they increased the rent 3% if I signed another two year lease, 6% if I signed a one year lease, and 10% increase if I rented month to month. I chose another two year lease again, and when the 2nd lease was just about ended, they sent me a renewal letter with the same choices the rent was going up 3%, 6%, or 10% again. again it was the lie about the fair market value of rentals in the area. realizing this I am facing retirement soon, I started looking for a place to buy, and found one. With about 2 or 3 months left on the lease, These maggots told me I had to pay the remaining months of the lease and a $2,000 penalty for breaking the lease. When I reviewed my lease I found a clause that eliminated most of that when you move out to purchase a home. I went to the office in Fairfield, CA to point this out to them , and the lady argued me down in front of her Manager very rudely mind you. And as I pressed the issue her Manger stepped in and asked her to come into her office, and politely told her that I was right lol. The woman came back to me without so much as an apology and began seeing things my way. Know your lease because the are so stupid they don't even remember what the put in them. Also Seniors, Disabled, and fixed income individuals these people care nothing about paying on time, or providing fairly priced housing. Keep clear of these type of rental companies.

We had our "home inspection" scheduled for today at 3:30pm. At 2:40 pm I see Waypoint truck outside the home.

About an hour early. I do not do well with strange men in my home (trauma issues) AND my husband has not returned yet- so I am running around my own home...

We have been leasing from Waypoint since 2014. For the past 2 years my husband and I have had experienced nothing but nonsense that is completely unacceptable. We need to have our lease renewed- my husband has been calling for WEEKS leaving voicemails that are not returned. Apparently this company will not provide a corporate phone number because "they do not have one to give out." I have NEVER dealt with such non existent customer service. The interaction I have had- they were rude, smug and completely incompetent. Waypoint takes my money every month and they refuse to return phone calls and e-mails. And if you do get a live person they have an attitude. You work for ME. You treat customer with respect- especially longstanding customers. I am disabled and my condition is protected under the ADA- Americans with Disability Act. ALSO- I meet criteria and I am protected under the Fair Housing Act. I firmly stand that I believe and feel that I am being discriminated against because of my disability. I have NEVER experienced such incompetence before. This causes me great stress which aggravates my condition that I am disabled by. I am demanding to speak to someone who has "authority" to return my phone call or this e-mail. Wow you actually have to check off a box and agree to "the Pissed Consumer" what on earth is this? That is a very immature term you have and quite frankly shows what Waypoint's reputation is that you have a clause titled this. I have a right for my voice to be heard. Worst Experience Ever

This has been the absolute worst rental experience of my life. Inng full disclosure I had not rented a home in over 25 years. We sold our home in 1 day in Franklin and needed a home rental quickly. I made the worst choice EVER to rent from Waypoint/Invitation homes. What a complete scam. The house is falling apart, the electrical and plumbing is completely in disrepair and we have had to call for "emergency" issues like plumbing water over flows, partial electrical black outs and rodent infestations. Beware!! They give these homes a good coat of paint/cosmetics but only to hide the defects. They will NICKLE and DIME you to death. They say they will pay water but they charge you back for it. They "require" you to pay 17.95 a month for some service they "bill" as home automation but it really is antiquated and does NOTHING. Unless you are desperate....stay away

Unpaid Realtor

How do I get in touch with a corporate office for Chicago accounting that will be responsive? I am a realtor whose client moved 08/01. MLS#1001**** through Chicago office closed 07/15. I have not been compensated yet. I was told it was Waypoint homes and they need to pay me. This is absolutely crazy! Property address is 507 Fort Clatsop, Joliet Il. I have emailed the leasing agent, leasing manager, property manager and local office over a dozen times. I have not received a response and when I call they tell me they will call back and never do. My accounting office needs to balance our books and I would like to be paid. My client has been in her home over two months, why should it take this long?

Unethical

Always paid rent on time. Gave notice to leave, had to follow up on final day of residence. Several days later rep emailed to acknowledge and forwarding address was provided. Two months later, just received a collection notice. Never received a final statement.

Biggest rip off in Las Vegas rude Las Vegas office.

Wow the Las Vegas office eve Perez and heather are the rudest people I ever dealt with ..I have been renting my home for 4 years 2 month ago all of the sudde. They say I owe 940 in HOA fees .. I requested info but never got anything except the run around next thing I knew when I went to pay rent my balance was over 2000 not the 1295 rent I called the office and was treated so awful and then hung up on because Eva had to go home at 5:58 .....the next day we where told they where going to look into the fees and make a payment arrangement and I said fees for what $940 for what. And no one would explain it to me next thing I new I had a 24 hour notice on my door when I came home at 6 pm ...my wife called begging them to not do anything because she felt desperate They told my wife nope now you have to pay July August and HOA fees or your getting locked out Once again I called and emailed and was treated like dirt then I got emails saying if we do not pAy 2400 for July and August up frot (this was July 26) we will be locked out at 10 am ( yes I'm a customer for 4 years). Regardless how wrong they where my I pawned my wedding ring and got the extra money for August rent upfront and figured we pay it and then deal with the problems since we have 3 little kids and it's 115 outside we did t wa t to get locked out. So we call in the morning again and they tell us if you here before 10 we can cancel the eviction At 9:20 my wife Rrived with $2100 cash and they told us we could pay the other 300 via credit card When she got there they said u have to get. Money order or cashiers check. She raced across street and got the cashiers check got back to the office at 9:35 and Eva Perez refused to come out the office and tells ....in meanwhile I'm trying to cAll and no one will answer the phone .... so my wife walks into the back to pay Eva since I called her at 9;40 and told her someone is here to lock doors. I talked to there worker and told him hey my wife is I. The office paying he called and said he could t get a hold of them .... so my wife walks I. The back and Eva says. No we cannot accept the $300 via credit card. All of it has to be cashiers check. So my wife is standing there with a 2100 cashiers check and credit card for $300 Balance And Eva says nope we won't take that and smiles in her face ...in meantime I get locked out our home. They would t let me get my car keys and I told them my wife needs to get the babies heart meds etc out they said sorry we will contact u within 30 days So now I'm standing outside with no car keys or wallet Door locked Called them again and of course Eva won't get on phone like always and the lady told me if you bring July and August rent $2400 we will give you key back. I said fine I'll be there as soon as my wife comes back from your office Then I went got another money order for the total of 2400 for July and August as requested by Eva 3 times ( yes I have all emails to show ). I went there and Eva would t come out heather would t come out. I video taped it all. Only the front desk lady would talk to me. She said ok 2407. I gave her 2410 in money orders and she said ok your all paid up for July and August but you will get legal fees on the next bill I said fine then I asked her to please explain everything to me and if I owe anything else now she said no and gave me the receipt saying my rent is paid from 7/1 to 8/31 And I ask what about those HOA fees they where trying to charge me. And she told me those are waived and you now have a $3 credit. I look online and all that was correct. I had $3 credit. Friday I wake up and see that it says rent late with late fees. (August 6th) I was like what In The world I email them Friday and no reply until they are closed. Eva says no you owe august rent. I said no I have 3 email from you saying I must pay July and August in full to get keys And that's what I did. I went and paid. They gave me a receipt saying paid 7-1 to 8-31 paid $2400 ( yes I do have the receipts). I call to speak to heather before I could finish my sentence she calls me a liar my wife a liar and that the emails and receipts are just a written mistake and we owe August rent That 2400 was for July rent and HOA fees. I said what ?????? What are u charging me over 900 for. No one will show me anything I requested 5 times via email and also have emails from Tiffany Barnes saying fees where waived last time we spoke. At that time they said fees are for oil stain and garage has to much stuff in it ( I sent pic of driveway with no oil stains and cleaned garage ( I have the cleanest driveway on my block and garage I only have bikes hanging on was that are donated to needy kids ( check out bobs bikes for needy kids on Facebook ) After I sent in pictures and that was oct 2016 I never heard anything else ... especially nothing about 940 fees ..... so I call and heather would let me say much just called us all kinds of liars and we will evict you and this time I won't be nice and let you back in I said again I paid already and she said nope u didn't. That's a mistake. And I ask to show me what u you are trying to charge me 940 for and she couldn't said we will email it again .... talking very rude and telling me if u dont pay now we will evict u again I said whatever your wrong and won't even let me talk I'll call corporate She said go ahead I know them and they are on our team and will just tell you to call me back since I'm the manager I said wow I'll ask channel 13 for help. Again she said oh I know such and such they won't care. And hangs up I have 3 email from Eva Perez saying $2400 for July and August rent. A receipt of my money orders and a receipt from waypoint homes saying paid 2400 for 7-1 to 8/31. We had a few problems in the past One time they put 5 day notice on door after we paid rent And where rude we called and got treated the same as this time but ended up getting a call from heather barrera and email saying sorry we applied your rent to a different t address your ok do t worry about 5 day. ...... then our water heater broke and they came installed a new one Next day we all wake up with headaches and puking the entire house smelled like burning plastic or some kind of glue I email and call and was told it's just the new smell. Ok maybe we got sick from something. Next morning still the entire home smells and we are ill I call and tell them something is wrong and we can't sleep here Finally they send a different t company out and the tech says what the *** this is 100% wrong water heater the one he installed was a different t type and he took the blower off All the went pipes in the house melted inside the home we stayed at my wife's moms and hotel for 4 nights the company that installed the new one told us everything is melted the entire system is melted so he cut a new hole on the side of the house to vent since the old ones running thru home are melted and can't be used. He said they need to be fixed but they told him to just do the quick fix They where supposed to pay for our hotel and any other fees exspenses we had ,,, we never got anything I was so busy at work I only sent one more email and got no reply from Eva we went to the office I. Person and sat down with 4 ladies. Eva heather and 2 others that tried to bs us for 30 minutes until someone else came out I told them how rude Eva was and ever since that day Eva does anything she can to mess with us and smiles in our faces ..... I will call corporate and ask for help here. Read this before renting

I am so beyond unsatisfied with the sorry excuse professionalism that this company holds as a standard. I have lived in one of their houses for a month. When I moved in, I honestly thought maybe the property was going through some demo work still because there was trash everywhere in the front and back yard. The house was dirty when we moved in. We actually stopped moving boxes and cleaned the house before we could finish unloading everything. The house was advertised with grass in the front and back yard. Both yards are all mud and trash, it was horrifying to see what the house really was versus what they had it advertised as. (false advertisement to say the least) I was told by the guy that had let us into the house that he would give us 6 days to complete the walk through and didn't do the walk through with us. He left, and as we started walking around the house it just got worse and worse. I noticed that there was not a wall outlet that DID NOT have a smell fresh plug in, in it. So we started to pull those out while cleaning. We went to the old house grabbed the rest of the little things there and went back to the house we just started renting from waypoint and the house smelled horrible of wet dog, and animal *** and ***. With how long the house had been vacant, they knew about the terrible smell of the house and blatantly tried to cover it up instead of taking care of it so people who paid top dollar to move in didn't have to deal with it. At that point I started to run around and look at everything else. There are ants, spiders and wasps everywhere. Not to mention that we had seen multiple mice and could hear them in the walls. Then all the little things like the doors falling off hinges, the oven drawer falling out, the ice maker, base boards in the basement chewed up. If you stood at the right angle, you could clearly see the light of day to the outside of the house under some of the base boards.The list goes on. So I had emailed the guy (Jimmy Braden) that got us into the house in the first place with a list of things that were concerning. He basically stated that it was not his problem. So I asked who I should contact and he blew me off. Emailed him a couple more times about who to contact, and again he just continued to blow me off. So I started calling all the numbers listed online. I kept getting redirected so many times, I thought my head was going to burst. The property manager that was assigned to my location sends people straight to voicemail and you cant even leave a voicemail for him because the box is always full. All the other property managers never call you back. They leave messages in the system so when you call back asking to speak to them the rep will tell you that they said to do this and that. Well why cant they just do their jobs and service the customer as their title claims? I'm still getting the run around and it has been over a month. When they do send their crew out for maintenance, they dont do the whole job. They work half way through it, if that and say that they will return and never do. I have spoken to countless maintenance guys that work for waypoint and they blatantly tell me how terrible of a leasing company waypoint is. Saying that they have these type of complaints all the time. Not just with the way the property is presented online vs reality, but with their sorry excuse of customer service. And that they are famous for not dealing with it so the time passes that it becomes the tenants responsibility. When I had finally gotten a hold of one of the mangers John Lohman, he had assured me that all my questions and problems would be answered and dealt with. And if I did not hear back form him by a certain day to give him a call. Well not a shock that I didn't hear back from him so I tried to call him. Got ignored some more. I call back the following week to hear that he is on a vacation. FOR WHAT? Vacation is relaxation time off work, yet he has not done any work. I tried to talk to the infamous Freda that is also a manager and she also is on vacation.(after weeks of trying to get in contact with her and she never replies wont reply to calls, emails, messages, message sent by pigeon, nothing) Instead of having common respect for someone who helps pay her check by renting through the company she represents, she just leaves notes in the system for her reps to relay to me. That is not customer service. Then I get to talk on the phone with Christine Bobich, I wish I never did because that woman just made my head hurt. She was rude, kept talking over me and I could tell she is just miserable with her life by her tone and shortness with me. Instead of her trying to understand my frustrations, she just reacted by talking over me, making excuses on things she had no idea about. When I finally got fed up with her talking to me as if she has some sort of say so over my feelings, I mentioned to her about all the bad reviews on every review site for her company and she says "WE ARE VERY WELL AWARE OF OUR REVIEWS, THANK YOU!" As if she is proud to have such a terrible reputation with and of the company. She was extremely argumentative which has set my frustrations to the max, in return, motivating me to do this review and many more. Everyone that I am speaking to has an attitude with me like I should be ok with the way the house is. I pay 2x more then what this dump is worth, and paid a little over $4000.00 to get into the house just for it to be disgustingly dirty and trashed. The neighbors have told me that the previous tenants had 7 dogs and were breading more in that house. I full on believe that because the way that the house and yard looks. They came out and cleaned the carpets to try to help with the smell and it actually made it worse. I have had maintenance, sears, swamp cooler maintenance, exterminators and others in and out of the house for the last month. I am done trying to resolve these problems because I continue to get blown off so I am going to do my best to make sure that no one has to deal with the horrors of working with this company in the future. If I were to leave the house the way it was presented to me, this company would have taken my deposit and then charged me more. I should not be responsible for the mess of a previous tenant. When you call in, they say that they are the preferred rental company for single family homes. Maybe for section 8 housing because that is what it looks like except I pay rent, a very high amount of rent for what we are getting. I myself work in customer service. I'm 100% commission so if people aren't happy I dont get paid. Maybe their customer service managers, and all their managers should be on 100% commission instead of hourly so they can only get paid if they do their job because I can say from experience, they dont do their job very well at all. Steer clear of this company. They are the definition of false advertisement from the greeting you get when you call in, the service and to their housing conditions. I will go out of my way to make sure i dont recommend this company. And I did make them aware that I was going to call health and human services, I was not kidding about that. They will get back to me since no one at waypoint wants to take me seriously.

Class Action Lawsuit

My family and I were also taken advantage of my Waypoint Homes I am gathering information for my attorney so that we can file a class action suit against them if any of you have stories that you'd tell and prof of any neglect and or damage done by Waypoint please post to this comment and I'll get with you privately. and we'll go from there. Let's get them if it is up to me the CEO Fred Tuomi will have NOThING left by the time we're done. They have caused permanent health damage to me and all the member s of my family due to the neglect of toxic mold.
