Terrible quality flaws!!!

I regrettably bought a Village Home in Sonoma Mesa in San Antonio, Texas. Numerous quality flaws throughout the home. Shortly after moving in the home, we discovered that there was a cracked sewer pipe under the driveway and just a week ago the bottom clothing rack and shelves completely ripped out of the wall and I had plenty of room to spare for the amount of clothes I had hanging on it!! What is wrong with builders?? Where is the quality?? So sad and pathetic!!!

Issue with Sales person

After looking into several builders in the Rancho Sienna Community. I have elected to buy from Village Builders. The deciding factor was the Sales person Bamba Gaye walking me through the options that were included in the construction build of 112 Corbin Ave. Georgetown TX. I was given the complete design layout at the time. My #! Deal was I did not want a white kitchen set up. Bamba walked me through the model and assured me that it was going to be a dark gray (as the model) That was it. I provided him with a $1000.00 My look was over. Until now. I was informed that the package was NOW GOING to be WHITE>;;;;;;;;;;;;;;;;;;;;;;;;;;;;;;; And that the correction was in no way going to be corrected. (Ii have already had a professional design team come in to order items and interior features to go with the gray cabinets and backsplashh. I do like the location of the build and trying to be professional about the mistake, offered a solution The walls and ceiling have yet to be painted and asked if walls can be paint to a gray of my choice, I can move forward with the relationship. Keep in mind this interior is going to be painted anyway. (so no cost to the builder) Even after trying to keep the project moving forward we are still not making and head way. I have had 5 homes built. This is the 1st that I have ever run into an issue with. I am spending $400k At this point I would not recommend Village Builders

Disappointed half way

I am 3 months into my home build and already disappointed with VB. They are a very misleading home builder. They tell and show you one thing but once the building starts, Oh well we no longer do that, Im sorry. Very unhappy so far.

Bait and Switch Scammer- Facebook Community Groups

This guy joined our neighborhood community page. Claimed he wanted to buy a house for a "family member" and was not a realtor. Hes a snake and a realtor. Dont fall for his lies.

Extremely dissappointed

Bought our home several months ago and still no survey?? I was told my home and elevation could not be duplicated on the same street ....4 homes down..my exact home...next street over...my exact home??? REALLY?? so disappointing. Let me also add move in day, dirty home, uncut lawn, multiple warranty claims day one. Warranting claims have not stopped. Sad the work is so poor.

The nightmare with VB

We have just found something in our home which We believe VB is legally liable for it. The health and financial damage may not be calculated by numbers. We are still in shock by this findings. In the process to contact TV news media and working with attorney. Will give VB a chance to fix the problem at the meanwhile. If they don't fix it promptly, We plan to dispose it to its full extent in the next post and pursue full legal actions. It is heart wrenching.....

Poor workmanship and deliberate devaluation

We bought a new VillageBuilders home in a section of a new neighborhood that was supposed to only feature VB's "Kingston" series of homes. These homes list in the $500K-$600K range. What we didn't notice until moving in was how poorly our home was constructed. VB sent people out to fix things over and over for a period of two years, and it's still not right, not for a $600K+ home. To make matters worse, with the downturn in the economy in Houston, VB hasn't been able to sell the Kingston's in our neighborhood, so they started building the "Classic" series in my section. These homes are around $100K less than the Kingston series. Bad enough, but it gets worse. Now, they've started building the Wentworth collection (another $100K less than the Classic series) on the last three remaining lots in my section. They do not care that this is erasing value from all of the homes they already sold. They do not care what happens to their customers. They only care about maximizing their corporate profits, regardless of what this does to their existing customers or their reputation. I've brought all of this up to the main person in charge of VB in Houston, and they simply don't give a ***. I will never again buy a home from Village Builders, and I will never again buy in a Friendswood development community. The Lennar corporate owns both VB and Friendswood. Friendswood has not held up their end of the bargain on our neighborhood over all, and they gladly approved the construction of the cheaper homes in the section that was supposed to be reserved for the more expensive homes. Of course this is quite convenient for Village Builders. I'm extremely ticked off over the whole thing, and I've started a website to expose Village Builders for what they are. Village Builders House Construction Review

Do not buy Village Builders. We bought our home 15 years ago and over the years we have had many issues and found shoddy work and construction that we are still dealing with today. We complained to Village Builders a few years ago and they sent a rep out that basically did nothing and offered no help.

Fraud and Deceptive Trade Practices

They offered a magnitude of offering (walk-out, full covered deck, A/C unit for the 5month build delay). Filed a BBB compliant and their response to a BBB compliant is to try to lie about a home-owner and attack their integrity in attempts to discredit (contrary to written materials). This company offers you a sham to get you to sign up and buy and then pulls out the RUG. Don't offer something in writing and retract it in writing FOOLS. False and deceptive trade practices of offering landscaping and this is the *** you get. There are foundation issues, driveways that need replaced less than 9months out. STAY AWAY unless you want a "New" fixer-upper!

Don't buy from them

I cannot not begin to express the disappointment in purchasing our home. Had I read bad reviews I would not have. Once we signed to have our house built it has been a nightmare. We have been in our home two months and it continues... I have spoken to the new residence in the area to find they are victims as well. I bought a new home from eagle homes and never had one problem. From deception of what we were lead to believe we were building to having your home built by the lowest bidder and it shows to poor workmanship , sump pump flood our lots and side walks with moss, electrical breaker problems and so much more. Now they are piling dirt on the lot behind us which is pouring into our back yard and destroying our yard. We have ask it to be taken care of... Again nothing!

Expensive Home, Poor Craftsmanship, Never Buy from Village Builders

This letter was sent to Village Builder/Lennar executives: My husband and I purchased a home in the Chandler Crossing section of Eagle Springs neighborhood in Atascocita, Texas. We closed on our home at the end of June 2014 and have been living here since that date. I am writing to you to provide feedback on the building and closing processes we experienced. We have been living in the house for four months and have yet to receive a phone call, email or mail survey seeking our feedback. So I'm being proactive to let you know how things went. Let me summarize this letter by stating that my husband and I will never purchase another Lennar or Village Builder home due to the severely poor experiences we incurred with the purchase of this sub par home. This is our fourth home purchase in ten years and all prior to this purchase have been pleasant and with only minor issues, if any at all. There is no single event but a plethora of events that occurred during this home purchase that have given us a poor opinion about Village Builder and your staff. I'd like to share with you the list of incompetence and mistakes that occurred: 1. The communication from the home salesman and design studio was lacking in accuracy. We were told conflicting information on several occasions which also resulted in a delay of the start of our home build. For example, we were told by delaying our build until January 2014, we'd be able to take advantage of the new design choices such as standard appliances from Electrolux and an 18” standard tile. As it turned out both of those options included up being upgrades in our home. The lack of knowledge by the staff was surprising and caused a lot of unnecessary stress and complications. 2. Throughout the build we would tell the lead builder about issues we saw while visiting the site of our new home. By the time the first walk through occurred, many of those items were still not completed. In addition, at least 75% of the items from the final walk were not completed at the time of close. 3. We had to spend several days cleaning the house because the only cleaning that was conducted prior to our move occurred the morning of the close while workers were still repairing items and creating more and more dust. Needless to say it was done poorly and not everything was completed. 4. For the majority of the build the bathtubs were full of construction debris and dirty water and we asked the builder to clean them out. After several requests, the builder finally cleaned out the tubs but during our first walk through. However, the tubs were still clogged and a plumber had to be called out. Also, a week after moving in, the plumbing to the whole house backed up and we were without drains and use of toilets, dishwasher, etc. We called the emergency number but were told they could not make it out until the morning. After talking with the plumber in the morning, he told me the on call technician should have come out when I called, but was too lazy to get out of bed. It turns out the plug to the outside of the house was never removed even though the builder told us it was done. 5. The quality of craftsmanship leaves much to be desired in our new home. a. The second floor sub-flooring is not even close to level. We contacted the builder a week before the first walk when we noticed a severe slope in the floor. We were assured it was repaired but when we moved in and placed a bookcase up against one of the bedroom walls, the right side was at least 2" shorter than the left side. The home warranty group coordinated an additional repair after we moved it, which caused disruption to our ability to fully move into our home and the results are still not satisfactory. The second floor has significant loud pops all over and the flooring in two bedrooms is still at a slant or in a wave pattern due to the poor patch job. We did not want them to repair a third time because we are tired of the disruption Your contractors/workers are clearly incapable of fixing the issue properly. This will be a future cost to my family to get it repaired by a professional who actually knows how to fix the problems. b. There is a cloudy sheen on my kitchen granite counter top bar area that your crew attempted to repair however to no avail. So now my counter top looks terrible but I must live with it because your team did more damage to it trying to repair it. c. We have numerous walls that are at a slant or ***-caved. We are forced to live with this because we are afraid of your team touching our house. d. Our cabinet in the laundry room is cracked and we were told there was nothing that could be done. e. The painters and caulkers sprayed paint and caulk all over our cabinets throughout the house. We've had to clean up after them since your team attempted to but were unable. f. There is mortar all over our white stone on the front of the house that your cleaning crew said could not be removed so the front of our house looks poor. g. The decorative parts of the cabinets in the kitchen do not match but we are afraid of your team replacing to match them because we know they'll cause more damage. h. We had several kitchen doors and drawers that were not installed correctly which your team attempted to repair. Two cabinet doors had to be replaced because they were the wrong size and overlapped. On the first attempt to replace the doors the J-Craft employee brought the door back with a one-foot scratch in it. The second time the door came back it had another scratch on it. However since it was on the inside of the cabinet so we choose to live with it. i. Our sprinkler system does not reach all parts of our yard to water the plants, grass, and trees. In addition, we lost half of our side yard grass due to poor drainage. j. The painters and sheetrock repairman had to return after our move in because they missed numerous spots and several areas had significant damage. k. The cabinetry in the mudroom is cracked and splattered with paint. The J-Craft team said they could not replace it without damaging the walls so we refrained from having it repaired. It should have been installed properly in the first place. 6. The air conditioning was improperly installed and cross-wired. One of the evaporators had to be replaced along with several other major problems that needed repairs. The house was 87 degrees when we were trying to move into the house. This put my 2-year old, the movers, and myself in hazard trying to endure this intense heat. During the walk-throughs were told repeatedly the A/C was trying to catch up with the workers constantly opening and closing the doors. 7. The upstairs plumbing caps were not removed and cut off. To repair this, your contractors pulled the caps through the roof. It was raining at the time so they took a short cut that could possibly cause a leak in the future. 8. My child was injured by a carpenter nail that was left on the underneath side of the pantry door. It cut his toe open and almost needed stiches. We found several other swinging doors with nails in them as well. Your company is extremely fortunate that my child did not get hurt worse. In addition, while picking weeds I found a circular saw blade sticking straight out of the ground that I almost cut my hand on. Overall your company’s lack of attention to detail and disregard for safety is greatly concerning.

They use child labor....I HAVE THE PICTURES TO PROVE IT!!!!

We went under contract with Village Builders in June of 2012 in Spring TX. The process was fairly smooth until they got to the detail stage of building the home. I could write a book on crooked walls, poor tile work, a master shower that did not have a slope and didn't drain, uneven floors, electrical issues, plumbing issues, cracked ceilings and walls..you name it. They use child labor and build an inferior home (read on!). We had two inspections preformed, finally the inspector said we should walk away, the issues were numerous and in his words "the home was built in a poor workman like manner, and no better or consistent with what you would find with a do it 'yourselfer'". Are you kidding me! Sure, they will tell you they can 'fix it', if you don't mind spackle and caluk and duct tape to fix the issues. We took pictures of 11/12 year old kids hanging drywall and doing tile work. YES, WE HAVE THE PICTURES TO PROVE IT!! We even got an attorney, but of course they deny, deny, deny and hide behind the big coroprate logo and contract that stripes you of any rights. Substandard woorkmanship, and KIDS doing the work-what a joke. These are $450-$550k + homes. Steer clear of this builder! If nothing else, stop by and talk to the people in their yards and get their opinions. Towards the end of our experience, it seemed their were streets of homeowners who were in some form of dispute with Village Builders. Do your homework before you buy a home from Village Builders.

Looking for Class Action Lawsuits Against Village Builders

I believe that Village Builders did not let the soil settle before building my home. After 13 years, 75% of my foundation needs to be releveled. I contacted them and they did send out a CS Representative. But he could only give me the standard answer...you are beyond the warranty. I feel the builder should pay correct my foundation, but they are standing on the fact that the 13 Yr Limited Warranty has expired. My subdivision has 77 homes and about 10% have had foundation problems. Does anyone know of any class action lawsuits being brought against Village Builders/Lennar? specifically regarding bad foundation?

Village Builder warranty is based on bias opinions…

We purchased a spec Village Builder home in Creekside Park - The Woodlands Texas, in July 2011. In October 2011 we submitted a warranty issue to have the carpet looked at for seams showing and the carpet prematurely wearing. The carpet repair was completed and the high traffic areas were raked to reloft the fibers. This did not last long, so in January 2012 we were discussing some of the warranty issues that we were having with our neighbors. We showed our neighbor the carpet issue we are having and to our surprise, they too had the same problem with the exact carpet. Village Builders / Lennar warrantied their carpet issue after several months of going back and forth with everyone from the managers to the directors of customer care and construction. In January 2012 we filed a warranty claim for the badly worn carpet. VB sent out an inspector from the carpet company and he confirmed that the carpet was badly worn for only being 7 months old, and that there was nothing that could be done to get the carpet to reloft in the high traffic areas. The carpet company then sent out an "independent inspector" to test the carpet for manufacture defects, and of course the inspector sent us a letter stating that he did not discover any manufacture defects. We were warned by our neighbor that all of these processes would have to take place before anyone from corporate would take our issues serious. We went to the area construction manager and he denied that there was anything wrong with out carpet, and stated that our neighbors issue was different. We then went to Joe Barwinski, director of construction, and Daris Horn, director of customer care, and they both came to my house to view the carpet. Joe agreed that the carpet looked worn in the high traffic area, while Daris fumbled around on the carpet raking it with her fingernails. She then stated that we had upgraded carpet, which we do not, and said that my neighbors carpet issue was a "gluing" issue, which it was not. To be honest, I'm not sure why Daris was at my house since she clearly was not properly prepared. A few days later I received a letter from Darin stating that Lennar Homes denied our warranty claim and she was "able to reloft the carpet with my fingernails." Are you serious? So I should vacuum and reloft the carpet with my fingernails in order to keep it from looking worn? To make matters worse, James Perry with Lennar in Miami called me to tell me that I should not worry about my neighbors house, and that "you cannot force us to give you money, if we gave money to your neighbors." I was flabbergasted and insulted that he made this about money when I was clearly asking for a warranty issue to be resolved. As I stated to the construction supervisor, the carpet inspector #1, the carpet inspector #2, the construction manager, the director of customer care, the director of construction, and whatever title James Perry hold, I want my carpet replaced under my existing warranty, just as you did for my neighbor that had the exact same carpet and the exact same wearing issue. Nothing more. Daris Horn and James Perry took a simple warranty issue (that was honored for my neighbor) and used it to turn a happy and content Village Builder customer into a outraged and displeased Village Builder customer. Lennar Homes: Destruction of Natural Resources

Austin Area: Rim Rock - The Village Builders are threatening to destroy a massive, probably 75+ year old Oak tree on a piece of land positioned before the remainder of the lot that is controlled by Wild Life and Fisheries - they are 5 feet short of being able to fit a house on this "acre" lot, putting the house as close to the street as allowable. I have witnessed them destroying large number of trees and bushes unnecessarily in most every home they have built in the third division of Rim Rock. We have been in our home since February 2010 and are still waiting for someone to take responsibility for poorly laid carpeting!
