Unfortunately I did not read the s..cam articles

I signeup to gain knowledge how to acquire tax lien certificates and one main reason ws that thy would facilitate the opening of a goernment health insurance program for my US Company. I paid a lot for their mentoring system, however I was then informed I would again have to pay over 1000$ for this progam, which was suppost to be included in their fee. I attended one of their expensive seminars in Scottsdale Arizona, where I had a serios trip and fall accident. I was and still am suffering serious pain. The pain prevented me from further involvement with UStaxlien Association. Then I became aware of all the legal problems the owners and founders had. So many of their clients did not achieve satisfactory results. Neither did I but I learned an very expensive lesson. Now before I undertake anything I google the name adda space and write s p a m. Whatever kind of information is made available has to be counterchcked. This has contributed for me not getting ripped off again

SCAMMED

I bought the $997 course. Was said that it would be in my email in less than 30min. Three days passed nothing. So I reached out to find out whats the hold up. They said that they sent it and its in my email. But it wasnt. Then I requested a refund just for me to get it after 6months!!! Now I got the refund check just for it to be fake and bounce back in my bank. Like I said. You will know karma.

This was a great website and great videos with lots of good information. I guess ppl want to blame others when things dont end up like they think they should.

He actually gives very good information. He isnt telling you anything you cnat find out for your self if you look up your tax law in each state. He is actually talking about not keeping the property he is talking about the 18% interest that you make while you pay for someones back property taxes to when they catch you up and have to pay you for keeping their property from forclosure. He tells you that yes there is the chance that someone just walks away and you own the property but that only happens about 5% of the time. He is very informative and very truthful about what they do. I didnt invest anything all i did was just listen to his first free videos and I know that its not something that I can do He even tells you that its NOT for just a single person to make money. It takes alot of capital before hand especially if you end up with a property that you didnt plan on having. If i had a couple thousand to start with i would definitley be trying to make some free money. You dont even have to do anything to the properties. you pay the back tax and then just wait for them to pay it up and pay you the interest percent on your money. If you paid to go to a sceminar you didnt pay enough attention to the FREE videos that he has online. I got soooo much just from that. So I give 5 stars and I didnt spend any money i just paid attention to what he was saying instead of just thinking about alot of money for not much work.

Very poor

Just trying to get you we no reel info don't even go that way, as i asked my self if its so good why are they giving it away, I think all people that spoke about their success was paid by ustle to say so.

Personal experience

If you can't do the time, don't spend the dime. A lot of research is required which will become second hand. Show me where you are getting 8% or more on your money.

Useless 3 day course

3 day course is 75% sales and 25% information. Super general information with no details. Most of the seminar are just past students talking about how successful they are. The other part is just how cheap they got properties for compared to how much theyre worth. High pressure sales tactics. Dont waste your time.

Didn't know about the extra $28,000!

I attended a free event by this group yesterday, and of course, was offered the $1,500 for three days deal. I didn't know about the $28,000 to go beyond the three days, but it doesn't surprise me that much, because for years other companies/groups/whatever have been doing the same thing. For the $1,500, supposedly, you can keep retaking the three-day seminars for a lifetimes, so what does the extra $28,000 get you?

Receiving my refund

Attended the free evening meeting at the Hilton Garden Inn in Fort Worth, Tx on August 14, 2019 and paid for the $1497 fee for a $4000 value if I did not pay that day. I did not realize this was just an initial fee. I studied the CDs and was preparing to attend the 3 day seminar at The Marriott in Euless,Tx on September 5-7th, and googled reviews from several other consumers and their experiences with the US Tax Lien Association. I became extremely disturbed especially when I read that students were paying $28,000 for their second investment for additional training. I decided not to attend the 3 day seminar. We were told that if we were not satisfied with the process or program we could receive a full refund. I am contacting my credit card company today. If you have other suggestions to receive a refund, I appreciate your comments. Thank You Steve Bailey

Perspective from a USTLA student - now RE investor

I have attended the USTLA tax lien & deed training. The 3-day training is very comprehensive and intensive. They don't leave many stones unturned. What you receive in the 3-day is all the tools you need to get started and succeed. However, if you choose, you may invest in additional training where you have one year of training support to guide you along they way and access to the company's leaders. Based on the training, I purchased and sold deeds. Despite having very little personally to invest I doubled my investment on each RE transaction. I know of no other vehicle that would provide that kind of return without massive potential risks. And yes, there are risks with RE investments also if you don't know what you're doing. IF you can follow instructions well, you can do well. Everything they show you in the training, I have found to be true when I started doing the research and actively investing.

Practical training from someone who's been in the industry.

I purchased Saen's training (USTLA) in 2009; After taking the training and additional courses I purchased my first property in 2011, which i am successfully managing to this day. I have also taken additional trainings with the founders of USTLA providing a little more access to them. I find Saen extremely generous who continues to provide excellent training and feedback. This type of business is not for everyone, however anyone can do it. It's very competitive and takes a realistic approach. From my experience if i have a perfect expectation of an outcome... it always-in some way- is different than what i expected. You have to be creative and a good problem solver - if you are not willing to accept setbacks with your successes then this is industry of tax sales certainly not for you.

CPA. With investment experience

After attending a 3 day training session which i paid 1500 for and after experiencing daily sales pitches for upgrades i came to the conclusion that these guys have a great business plan. FOR Themselves. They essentially are training analysts discuised as independent contractors for their own company. This was evident when they offered to "partner up with students with the right deal" which means that they will finance the deal for 50-70% of the profit! So they are training thousands of students in which they will benefit from their work without having to pay them. The alternative for them is to hire employees, pay for their training, incur payroll and facility costs. What makes their plan so good for them is they dont incur any of those costs. In fact, the the " students" pay them. Aint america great. Plus they push further training (so you can become a super agent" for up to 35k. What a plan. In fact this is a big revenue producer for them as evidenced by the fact they receive bonus if they sell the most advanced training as confessed by one of their people. So you conbine the training revenue with the financing revenue you have a neat plan. They are so hungry to make the education sale that if you dont have the cash they will take your car So tax lien philosophy is legitimate but beware of this approach

RUN FOR YOUR LIFE!

I paid for and attended one of their 3 day seminars. I was disappointed to find out that these seminars are simply a way for them to upsell you on some VERY expensive "Training Mentorships". Almost the entire three days were sales pitches with s a very basic review of printed materials in between. They did indicate that ONLY positive thoughts were allowed and if you had any negativity, you would be asked to leave and not return. I am always very suspicious of people who can't tolerate an opposing viewpoint and who can't defend their position. After all, I paid out more than $1500.00 to attend this so called seminar, the least you could do is answer my questions. Right?

Their phone number doesn't work

Received "special invitation" with 2 tickets for 4 events in Dallas for April 11-14, 2018 (today is 3/25). Called the number (800-571-****) to register ... found out the number is either not in service ... called a few hours later, and no tone .... then called again a few hours later and the message said "we are having technical difficulties, please call in a few hours" .... Not wasting my time ... seen too many of these schemes in the past where they sell you access to database of tax lien properties and could never find an opportunity in my county .... apparently I have only lived in counties where these opportunities are not valid .... don't fall for these silly schemes where you have to pour money in without any recourse or way to get your money back. If they believed in this system, then they would partner up with you with their own money and become millionaires. This is only for their benefit and not yours.

Disappointing "Life Masterpiece Year-end TRAINING (my emphasis) and Success Party

I attended their "Life Masterpiece Year-end Training & Success Party at the Green Valley Resort in Henderson, NV "at their invitation." First of all, no training or strategies were offered at this event, only a spewing of propaganda and "self care" information totally outside the expertise of "tax lien experts." When I expressed my disdain for the misinformation I was hearing that was not pertinent to the tax lien business, I was approached by an upper echelon henchman who told me I should probably go elsewhere to enjoy the rest of my day. I happily did so. The next morning I decided to give it another chance and showed up for the "general session." While standing quietly listening to the speaker I was approached by the same henchman who asked me if i was feeling better than I was yesterday. I indicated I was not interested in talking to him and preferred to listen to the speaker. He insisted I talk to him outside the room and then banned me from re-entering because "Saen Higgins didn't want me there." What?? I disclosed my disagreement to some of their propaganda and they ban me from attending the remainder of their event. On neither day did I create a scene or even speak to any of the other participants. This organization is truly a money scam. Yes, I can make money off the strategies I initially learned, but the technical support I paid thousands of dollars for is a scam. YOU CAN GET THE SAME INFO ON TAX LIENS WITHOUT PAYING THESE CROOKS THOUSANDS OF DOLLARS! BEWARE OF THE U.S. TAX LIEN ASSOCIATION!! This organization is apparently run by pompous hypocrites who, after receiving your money, want nothing to do with you should you voice disagreement in their propagandizing presentations. The henchman didn't want to speak with me when I was complaining and the next day approaches me when I am minding my own business, disregards my communication that I was not interested in speaking with him as I was listening to the presenter, forces me to leave the room and then blocks my re-entry. This henchman has apparently forgotten about the power of personal endorsement...or non-endorsement. Unfortunately, they can bank on getting away with scamming others to the tune of thousands and thousands of dollars. I probably should have known after attending their Friday night "meet and greet" and mingled with a crowd of strangers who remained in their individual groups. While several obvious US Tax Lien representatives passed me and even gave me eye contact, not a single one of them made any effort to "meet" or "greet." Pitiful lack of engagement. Only SUCCESS I see at this "party" is that of Saen Higgins and his ilk scamming the public.

Don't Fall for It!!

This information is free if you know how to research it. This same information was available in a class years ago for $700 and it is not rocket science. You are able to make money in tax liens, and you do have to have your money tied up with time. Look up classes on Udemy.com and see what you can find. There are several classes on this site and at an extremely lower price. You can also find the information from county tax assessor sites on how to get in on tax liens. Remember to own the property you will have to pay the taxes for a few cycles (could be years) if bankowned and worth it they will pay ahead of you. Good to attend the free classes for exposure to something new but DON'T SPEND THE MONEY ON THE CLASSES!!! Good Luck, with your search and learning.

Grow up and put on your big boy pants

My wife and I are currently attending the three day training course. This is our second time through. In 2015 we attended our first seminar and did not purchase one of the larger mentor packages. The reason we didn't purchase was simply based on economics. We didn't feel we wanted to make that large investment at the time. However, I'm reading these reviews and see the sour grapes being pressed by many who have attended the seminars and bought the mentor programs. Here is the straight scoop. Real estate and buying tax liens and deeds is not easy. It takes a lot of work. I have a background in real estate (agent for 11 years). My wife and I have successfully flipped 9 properties in the Phoenix market over the last 4 years. We have never lost a dime. However, margins began to shrink when the market recovered. Our last flip yielded only a $10,000 next profit. If you are an investor, you quickly realize that is not what you want to make per project. So, we attended the first seminar to get new ideas. That is exactly what we got. Great ideas for structuring your business, QRP's, and the process of buying liens and deeds. I will spare you all of the details but deeds were most attractive to us. We chose Wisconsin as a place to invest. We have family there and are familiar with the state. After a ton of research, we bought our first deed for $51,000. From purchase to sale took 5 months. We invested $18,000 in rehab. It was a duplex with a renter in place. We collected $500 in rent each month and had the comfort of knowing we had someone on the property at all times. The second story unit needed about $15,000 in additional rehab. We didn't touch it. At the end of 5 months we sold the property, using a local Realtor, to an investor. Net profit was $45.178. Based on that success we currently have 2 other properties in Wisconsin that are undergoing rehab. We are obviously not guaranteed a big return but are very happy with the progress. We have traveled to check the properties and, as the course suggests, relied heavily on local Realtors. For us it has worked out very well. However, if you are not going to really commit to this endeavor save your money and time. Because without that commitment, you be typing sour grapes letters like many of the others on this site. Good luck! It's a heck of a lot of fun too.
