Upset consumer

Disgusted. Guidance totally sucked from conception, to showroom, to 2-3 years in and still dont have matching plumbing fixtures in 2 bathrooms that were upgrades, 2 of the tub drains in my bathrooms are rusting, not to mention much, much more. Showroom guidance encouraged us to spend a bunch of money for upgrades we still do not have or that were installed sloppy or that look terrible. Still dealing with a calendar full of trades in my house, that may or may not show up to fix or handle what should have been done 2+ years ago. Totally disappointed & embarrassed to have spent the money for a TB home and have this experience - TB should be embarrassed!

Bad Warranty

If you are buying a house with Toll Brothers, think twice! We had a problem on our balcony that they acknowledged that was defective and it has been overs a year and nothing happened! They sent out a vendor that was not able to finish the work for no reason, right after closed my case! BE AWARE they will not stand for their work!

Poor Quality and misrepresenting their Quality Promise

Just like the title says but pictures speak volumes. This builder has poor quality and does not support their warranty.

I live in the Toll Brothers home. I seen Toll Brothers for many years in different areas. They do use lower quality materials and they pay their contractors a lot less than the going rate.

I like their follow up crew because they really do follow up. They dont always repair everything you ask them to repair though, so you might be in for sticker shock on repairs after you purchase. But overall the repair guys are nice, friendly and professional. some arent especially those in management positions, but the other guys usually are nice to work with.

Issues with mortgage company

From the initial process to closing date, this company was disaster and I would stay away from them at all costs. This is my second home purchase and I never encountered such incompetence and unprofessionalism with my first mortgage company. From the sales team: Olivia Dwyer and Trista Serafin who were untrustworthy and promised covered fees but later claimed it was never promised (make sure you get everything in writing). They then lure you in with costs towards closing costs however wont provide the official loan estimate so you cant shop for other lenders. The loan agent Brendan Hannon was unavailable for any necessary mortgage requests and questions after agreeing to work with this company. Throughout the process, the same documents were requested multiple times even though they were sent. They didnt have the official loan approval the day before the closing date! The day of the closing , they signed the wrong documents and claimed nothing could be done because they didnt have a notary in that day. Our lawyer had to send a notary to their office to have the proper documents signed. They should really stick with building homes and stay out of the financing aspect. Buyer beware!

Warranty issues not being resolved, giving me runaround, No professionalism

Bathroom leaked, came to fix , everyone blaming others not getting fixed, plumer blaming sheetrock blame flooring etc.Not cleaning after fix. Door swing wrong side, Door frame Split,paint peeling off with masking tape, Garage door trim in bad condition, Sheetrock joint Lines in ceiling visible,corners not strait, stucco cracks, all over not satisfactory Job, please read reviews before you purchase ToolBrother Built Home.Spend Money wisely

Water Leak - Faulty Workmanship of Toll Brothers: 108 Baltana Ct, Danville CA 94506

Toll Brothers (Shapell) Home Location: *****, Danville CA 94506 Buy: May, 2012 Owner(Buyer): ***** This house had a water leak inside the wall above the fridge, close to the water heater area. It happened in July 2018. Toll Brothers helped to fix the damage - the wall and hardwood floor. Meanwhile, Toll Brothers let me sign a Release. This release mainly focuses on the hardwood floor, not the water leak. A new water leak was found at the same place on 2/4/2023, which is less than 5 years compared to the last water leak. The wall and hardwood floor are damaged. I contacted Toll Brothers many times. There is no reasonable response - yes/no to help! Instead, point me to look for this, to look for that. Two Days ago, ***** from Pleasanton Office replied to my inquiry with a new office address in Irvin, CA, without a phone, without email, just an address. She let me contact that office. I have sent my letter to that office. I did reply to her email to ask for phone and email, but no reply! This house is not under warranty now. This is true. But the water leak is definitely because of the faulty workmanship of Toll Brothers. The leaking water pipe is plastic. The water leak happens at the same place. The latest one is less than 5 years from the last one. Toll Brothers need to take care of this and help to fix the issue. Can you please reply to my request and please let me know if you will help or not? I hope you can reply to me with YES. Please let me know at your earliest convenience. BTW, I keep the right to file a lawsuit if there is no reasonable response to my inquiry! A complaint has been filed to the California Dept. of Insurance against Farmers Insurance (Home Insurance). Also, pursue a complaint to Toll Brothers if there is no reasonable response from Toll Brothers.

Thank you for following up. Toll Brothers have not apologize or paid me or request to resolve the matter, which they had plenty of opportunity with me asking many time to resolve this matter and they refused. Presently, I am continuing my case in court.

I purchased a home from Toll Brothers December 2012. I requested a patio, showed the type of patio I wanted of a neighbors, Toll Brothers stated they can do it, provided the amount and I paid for them to install a patio. Three months later, March 2013, the bricks were coming up, grass, moss and mold growing between the bricks. I notified Toll Brothers verbally over and over in 2013, I started putting it in writing in 2014, and even had an attorney to write a letter along with having experts in installing patios to check it out and they said it was installed improperly. Toll Brothers stated I got what I paid for, I was not within the warranty in notifying them when the warranty was up 2016, and that it was subcontracted to go through them when I paid Toll Brothers to do the job. Years later, Toll Brothers increase the water pressure within the community, houses in the community flooded, Toll Brothers stated they take no responsibility, but they sent out a letter with no date or signature about the increase of water pressure. Like other owners, we had to go through our insurance company to pay for the water damage, Toll Brothers paid my deductible, but not providing an expansion tank to me like other community members because they said I caused the water damage. If so, why pay for the deductible and send a letter out about the increase of water pressure. Toll Brothers also said this was my fault had I had annual maintenance this would not have occurred. I had BGE Home Maintenance that came out every year to perform maintenance. Per the contract, I had to go through arbitration, I did, paid for it, and the arbitrator sided with Toll Brothers in saying I got what I paid for in a patio, which she has no first-hand knowledge, but I provided pictures and what experts stated, and that I did not have annual maintenance to prevent the water damage. I refuted the arbitrators decision, went to the Attorney General, Maryland Home Builder and Guaranty Fund and they agreed with Toll Brothers and the arbitrators decision. I went to the court to appeal the arbitrators decision and was denied because the arbitrators decision is final regardless if the decision was one of manifest disregard of the law, inadequate use of reason, opinion through inadequate use of reason, acting without inclusion of rationality, and discretion that resulted in egregious unfairness. The decision was irrational, in error, and false with the arbitrator not addressing my complaint. For the past 10 years, I have been trying to get somebody to hear my case even asking Toll Brothers to settled for less than $5,000.00. I guess because I am not a business with money and connection and I represented myself as a woman, I cannot get justice served not even through the courts.

Having serious delays with our new home build

Signed new build contract August 2020. Home is 2800 square ft. It's now January 7th, 2023 and we still don't have any idea as to when home will be completed. It's extremely difficult to obtain any information from build team. We receive one excuse after another. This has been truly the worst experience for us and the other families who are building in our neighborhood. Our original company's name was Rialto Homes. Approximately 8 months ago Rialto Homes was acquired by Toll Brothers.

Asks huge amounts as deposit to lock you in. Takes forever to build. Every step of the construction is done with mistakes and flaws. Construction manager just wants to move on and acts like all good when its clearly evident that its wrong and needs correction. Changes closing dates multiple times, prepare to hear your closing date is delayed by another 3-4months every 3 months. tb mortgage is another harrasing company and tries to lock you in for rate lock by paying 1% of the loan with highest interest rate possible. Repairs, defects after construction are considered normal and wont be fixed. I wish I constructed my house with my own contractors and saved atleast 2-3 hundred thousand. Update 2/3- they agreed to compensate some of the loss after tons of calls and scheduled my closing. Construction quality by external contractors is bare minimum. Overall not a luxury brand, quality.

Toll I'd an absolute nightmare. They pride themselves as a luxury builder but everything they made was anabsolute crap. We had to change 39 windows garage door kitchen drawers rewired electricity

All the 39 windows need to be replaced. Garage door needed to be replaced. Kitchen drawers needed to be replaced. Rewired some electrical outlets. Pot filler is pending after 6 months as installation was left for us to do and no one can because of the way it was originally set up. Breaker and fuse blew up all the time resulting in no water available on Christmas day! I can't even go on. They are the worst builder. Jane's was the manager responsible for building my house which is in 7 figure. I have lived I. 3 different homes in Houston never have any problems. This company is an absolute nightmare. Currently I am still waiting for a working wine cooler who broke down every other day.

Very poor warranty service follow-up

Toll Brothers built our new home in the Belterra development near Dripping Springs, TX. For a supposed high end builder, they do shoddy work and then the warranty service is slow and poor. Our garage floor is cracking. They agreed to fix it and seal the floor. Almost a year later nothing has been done and they are now trying to send a guy out to put caulk in the cracks. No real fix. No sealing. Our recommendation is, stay the *** away from Toll Brothers.

Poor Build quality and management

Our Toll Brothers experience. Toll brothers and TBM (Toll Brothers Mortgage) are two of the worst companies I have ever worked with. Having built 3 track-style homes previously I decided to go with Toll Brothers on my next home with a reputation for award-winning luxurious homes. I was hoping to avoid the standard things you run into with a quick build, low-quality home. My experience has been awful. Trust me, the home you get is not the quality they show you in the model homes. After being told an estimated build time of 8-12 months that turned into 16 months. And the quality is worse than all the other home builders I've worked with and seen. The week before my closing date for the final punch list walk-through, the home was a disaster. Broken windows, completely wrong countertops, missing trim and vents on the exterior, walls and Sheetrock not straight, doors misaligned, baseboards not matching up, garage door paint peeling off, stucco around the entire home cracking and missing control joints and the list goes on. The number of errors and mistakes on the home that I have had to point out throughout the process they should have paid me to be the construction manager. As I was in the house one day doing an unannounced walk-through and complaining about the awful quality of a Toll Brothers home, one of the area managers was meeting with my construction manager outside, and I overheard him saying this home is really bad. And the 5 times Ive been back to see the finished repairs something else is damaged or wasnt fixed right hoping I would just overlook it and forget. I also have nothing but terrible things to say about Toll Brothers Mortgage. I should have read reviews online before starting the process with them but they offered the best incentive money given the current market so I blindly went forward with them. Now looking back and seeing their 1.3 Star rating out of 5 online I would have steered clear. Having a unique work situation just recently changing jobs and getting with them late in the process of closing on the home I was worried everything could get done and closed. They mentioned there would definitely be some hurdles to get through, but reassured me they could get it done for me. They got the loan approved. I locked in the rate with them. And the loan officer worked very hard to get everything to work. I signed the closing disclosure and the day before the final signing and move in they declined the loan and forced me to find outside financing and forfeit the lender credit, rate buy-down credit, and current rate I had locked with them that is now 3% higher at market rate. My wife and I had moved out of our current home that same day expecting to move into our new home. Now forced to find other accommodations for the coming weeks as we search out approval from other lenders and living out of our moving truck. Its now been over a month from our initial closing date and paid thousands in moving and storage expenses and still not in the home we are being forced to buy or lose our earnest deposit and cost of upgrades. And given the extra month of time, they still havent completed the punch list of items needing to be done on the house to close. After Toll brothers mortgage declined us everyone from the company went silent and were not looking to help us one way or another. We got a very simple email stating to get financed asap and close on the horrible quality, unfinished home or pay us the money from a promissory note they use to try and get around Arizona real estate law. The sales agent all the way up to the VP say they have polices in place as an excuse to why they cant help us. Which doesn't make sense having such tight corporate policies, but extremely loose & non existent polices for the actual home build and construction of the home you're purchasing from them. Unfortunately we are still working through everything. If youre looking to build a new home. Do your research like I wish I had and avoid Toll Brothers and Toll Brothers Mortgage.

Bait and switch scammers

They will take your deposit without disclosing all the details then they email you DocuSign to sign the contract, when you're done signing the contract they will email you one more DocuSign to sign a WAVER for your deposit in the event you don't qualify for a loan you will lose your deposit, if you refuse to sign the waver like any normal person would but by then It's too late because you've already signed a contract and agreed to submit your financials to toll brother lenders, they know if they email you the waver DocuSign first you will not sign the rest, shady even if you don't want to use their lender due to conflict of interest you are still forced to do so, and even then when TB lender does not approve you for a loan they will do everything they can to keep your deposit, you will have to hire an attorney and spend thousands to TRY TO get your deposit back, after they take your money and tell you 10 months to build the house they will mail you a letter telling you due to shortage of supplies it may take more than 10 months, and thank you for understanding understanding? WTF? Why don't they tell you this in advance? They are a bunch of shady liars they will tell you anything you want to hear to take your money then try to force you to buy a house or lose your deposit, read all the reviews before you make a decision, not only unethical business practices but horrible customer service as you read reviews and how quality sucks as many have mentioned in the reviews we wish we read the reviews before giving them our deposit, we are still trying to get our $176000 back we now have attorneys involved. .
