Issue with being able to close on new home

My wife and I have purchased a new home at Esplanade in Port St. Lucie and the home is currently under construction. We are prospectively going to be closing in May 2023, However, there's been a change in my medical condition that's going to prohibit us from being able to close on the home. We would like to discuss the prospect of having Taylor Morrison sell the home for us and then reimburse our deposit once the home sells and closes. I cannot see how Taylor-Morrison would be negatively impacted by this decision. However, it would enable my wife to be able to move on with her life in my absence. Can someone in your organization please help us with this situation. I contacted Rob Williamson at Esplanade and he said there's no option but to lose our deposit.. That seems very harsh, and the loss of that deposit ($160K) would seriously affect my wife's ability to move on. Please help. Edward Klapp

Warning to others

I feel as though I live in a glorified apartment. Why do I hear a man take a leak with the bathroom door closed ,and when the shower is running I hear that as well. It appears my door is warped paint is fading and carpet looks like crap. Foundation must have all kinds of cracks. I HAD invasion last year of ants.

Taylor Morrison unethical business practices

This company is unethical and untrustworthy. Initially we signed a contract in Dec 2021 and was lead to believe deliver date would be within 8 or 9 months. Then it was between Sept/Nov 2022, then March 2023. We hired a private building inspector who identified more than 15 major problems which included floating trusses, missing rebar, missing mortar between cinder blocks, inferior foundation with cracks that went left to right and up and down. TM said that was all normal building practice. Then told us they would but a mesh net on the foundation to secure it (well that indicates there is a problem). When we tried to get out of the contract and requested our 70K earnest money back they refused and wanted us to sign a contract termination agreement that included our agreement to forfeit our 70 K when we wouldnt sign they cancelled the contract and kept our 70k anyway. The interest rates had gone up and we wouldnt have qualified for a loan (which is a loop hole in favor of the buyer but again TM can cancel you which is what they did to us. Their contract is such that you cant sue. The contract is slanted in favor of TM not the buyer I am not the only one, they have done this to exact same thing happened to a young woman in Colorado. A single mom. This company needs to be investigated.

BUYER BEWARE * Google Mar Bella Galveston TX* TOXIC BLACK MOLD - & it's happening again! Do you really think Taylor Morrison completely changed their business practices for the better in this latest 10+ year building boom? If you do your research the answer is a resounding NO! Taylor Morrison has managed to keep their dirty little secret (TOXIC BLACK MOLD in their new homes) by forcing the unfortunate homeowner to sign a Non Disclosure Agreement before starting the process to "fix" their mold problem. Taylor Morrison's MO is to blame the AC system & the contractor that installed it. They give a master class performance when it comes to convincing you they are working hard to fix the problem. They are not. It is smoke & mirrors. Look over here at the AC so you won't investigate further. The real problem requires you to take the initiative and be your own advocate. In many cases it has been proven that the REAL problem is an undisclosed construction defect associated with the floor plan itself. You will need to employ the services of a professional engineer. They will do energy calculations & calculate for air flow. Math that cannot be disputed. The real problem in many of the homes with TOXIC BLACK MOLD is poor ventilation/air flow that promotes moisture and humidity in the home. A design flaw in the floor plan itself! This is a BUILDING CODE VIOLATION, NOT A WARRANTY ISSUE. That's what Taylor Morrison DOES NOT want you to KNOW!!! If it is assumed to be a warranty issue then you are contractually obligated to arbitrate. Arbitration is usually not in the homeowner's best interest. Here's some GOOD NEWS ! Anderson V. Taylor Morrison of Florida Inc Inc, 223 So.3d 1088 (Fla. 2d DCA 2017) (arbitration provision in limited warranty violated public policy and was unenforceable because it could be read as precluding homeowners from obtaining a remedy for a claim statutory building code violation) IF your issue is a BUILDING CODE VIOLATION...YOU CAN SUE TAYLOR MORRISON!!! No forced arbitration! They cannot call all the shots and bully you anymore! You are free to SUE them! Please do not fall victim to the empty promises and stall tactics. There is no real intention to fix building code violations because in doing so they would expose their dirty little secrets. They would have 1000's of homes to fix. It is easier for them to lie, delay & deny. Remember what happened to Mar Bella in Galveston TX from 2015? It is STILL not resolved. Don't be a victim...BE A LION! Stay strong!

Warranty service nonexistent

Horrible quality homes. Lots of issues and when we filed our warranty claim before the 12 months were up, they said they were closed for the holidays and would come out in January. They no-showed the first time and the person who finally came out was rude and tried to claim none of the issue were Taylor Morrisons problem and told us to contact their subcontractor ourselves.

Merry Fing Christmas

So where do I start, lets just say they *** us around from the get go. No closing date or approval when we were suppose to close today. Asking for ridiculous paperwork like divorced decree from 15 years ago and child support orders for kids that are 18+ on the day we were suppose to close. well *** Taylor Morrison and please go somewhere else to buy because this company is a complete joke. This was suppose to be our moving date and instead my house is full of boxes and no Christmas anywhere. Just lost my dad in October and this year has already sucked but this was the topping on the cake. Again *** Taylor Morrison and every piece of *** that was involved in *** up my dream! I hope karma visits Kevin in sales, Judy who knows what this dumb *** does, PJs bitchboy that again strokes you off but has no answers and many many more.

Warn the public

Taylor Morrison has not contacted me to resolve any issues. Specifically the 5 year warranty they falsely proclaimed in their warranty book as it pertains to the cabinets.

New Homeowner -Warranty

Terrible company- liars, crooks, unethical practices. Once you pay - no concerns or honoring warranty. Do NOT buy from TM. 32 issues at Closing - still working on them 11 months later. Put pipe in my yard to solve grading problem they created.!!!

Homeowner with defective window installation. Mold issues

Hurricane windows installed. Found out they had been leaking for sometime. Mold in the walls and wet baseboard and floor tile. Warranty department has yet to respond. State of Florida has a 4 year time frame for defective material and workmanship. No one from Taylor Morrison responds. Get your money and run.

Ripped Off

We made the mistake of purchasing a newly constructed home in Nokomis, Florida. I can't tell you how disappointed we are in Taylor Morrison. There is no pride of workmanship with this builder. They are quick to make sales and walk away... The houses are cheaply constructed and full of defects. Our home has a large crack in the wall. After months, they still have not installed flashing nor repaired the long punch list of defects. The Palmero community is a DUMP - garbage everywhere. The dumpsters are overflowing with construction materials blowing into the ponds and gardens. No one, including the supervisors and sales agents, take notice or clean up. It is ABSOLUTELY PITIFUL. The lawn crews do as little as possible, leaving the place unkempt with long grass and gardens areas full of weeds and debris. They run over the garbage, shredding it, and destroy the sprinkler heads. At this price point, buyers have many options... you can get much better value with other builders.

Taylor Morison is the worth company in my opinion

1)very poor work quality specially when you buy a house that cost you over a million dollars 2)they don't deliver what was promised 3) no communication or coronation scales with there superintendent 4) for a big and expensive builder they use the cheapest labor and materials

15 month build (& counting) for a 1,500 square villa. Terrible workmanship (my 10 year old son could have done a better job!), zero communication with their customers. How can they be in business?

I foolishly signed a contract with Taylor Morrison 15 months ago. Dry wall sat on the ground for 6 months getting wet and wasn't put up until 2 months ago. My inspector found numerous deficiencies. Taylor Morrison ignored my many requests to correct their sloppy work and errors. They hired cheap unskilled workers to throw my home together in a matter of weeks in order make their quarter-end numbers. However, it has backfired on them because they continued to FAIL all county INSPECTIONS. They gave me a closing date and then canceled it the last minute due to their mismanagement. I now have no place to live or store my belongings. They could care less about their customers. Worst decision of my life to sign with them. Buyer, please beware. There is no doubt you will experience the same!
