Lack of communication

I had no help or communication from the Shea realtor, completely useless and lied to me about build time. She told me 10-12 months. It took over 18 months. I signed my contract in January, they didnt start building until May. Communication just got worse. I never was given an actual completion date. Do not buy Shea! The experience was a nightmare!

Purchase of home built in 2018 that now has significant cracks in ceiling, walls, exterior walls, patio

No meaningful intervention provided to address the significant problems with cracks inside and outside. It took 5 phone calls to reach a Shea representive; messages were left but not returned. On 2-23-23 a Shea representative came to my home and refused to provide credentials when asked for and only provided a business card after many requests. I was told it will take several weeks or more for any follow up. My request for information in writing was dismissed (ignored). I requested a consult with a structural engineer and was dismissed. I was told by someone who would not disclose their credentials that this is normal. My questions focus on how a person without documented credentials can legally make such assessments and statements before consulting with a structural engineer.

Fraud and building codes violations

I am a homeowner, purchased my home newly built from sheahomes. Very deceived by shea homes shady business tactics, built my home with a high level of negligence and fraud, building code violations that are inimaginable. Please stay away before you spend thousands of dollars and end up in a home that you cannot live in. I ended up moving out as quickly as my home became infested with mold and I became sick with mold from water intrusion that shea homes attempted to cover up and refused to take responsibility for.

Broken Promises

Sold us in 2012 in reliance of their promise to build a 140,000 SF Village Center with walkable amenities to retire in place. Now they want the SLO County planning commission to OK their plan to replace the Village Center with condos. Promised us 3 golf courses-delivered 18 holes. Sold that course to 3 guys who repair RVs and have no known or apparent experience in golf course maintenance Etc.

Hvac leak caused water damage

All I want to know is what company installed the HVAC in my condo. Evidently, I dont know the correct code to either talk to a real person or one that can do anything but transfer me to a voicemail.

Shea homes is a poor institution that doesn’t care about their clientele after the 10 yr warranty is ended!! Don’t trust them since they commit Sins of Omission!!

Dear Trilogy neighbor, We want each of you to be aware of a massive incident that flooded our home sometime between July 5th to 6th when the copper water manifold above our master bathroom failed (see image 1) & spewed hot steamy water into our attic & into our home below which then collapsed the bathroom ceiling! This massive flow of water mixed with wet insulation poured into our master bedroom & then into the interior of our home covering 89% of our floors with 3-4 of steaming hot water. Unfortunately, my wife was gone for less than 24 hrs caring for her ailing mother & I was out of town on business. Thankfully I had been called by our landscaper on the morning of the 6th who alerted me that water was pouring out of every door as well as from under the stucco on each side of our home! We had a neighbor rush over to turn off the water main which could have resulted in potential electrocution for him since there were wires dangling from the bathroom ceiling. We have had to move out since the home is uninhabitable & have been forced to move into a hotel & two VRBOs with a final rental in Trilogy thanks to Linda Del!! The prospective finishing date could be 6-12 months & hundreds of thousands of dollars for the structure & damaged new furniture we just purchased! We had no prior notification of this potentially harmful & devastating occurrence which could have been life threatening for my wife had she been sleeping in our bed that night (see image 2) massive damage to our master bedroom with the water mixed with insulation on our floor & furniture! Needless to say it has been a traumatic & devastating experience! We didnt receive any notification from Shea Homes as to the potential defective manifold which has caused the interior of our home to be demod (destroyed). Our home is 14yrs old & out of warranty but after showing KOREY Carroll Shea Regional Operations Manager the damage he said that the cost will be covered by our insurance so they have no other responsibility! Our businesses which are managed from our home have been gravely impacted due to the damage from the water to our desks, computers & other electronic equipment! We have asked KOREY for a copy of Sheas bulletin alerting the homeowners since we werent notified! He said the bulletin was forwarded to all homeowners four years ago alerting them to to check this defective part & that Shea would send a plumber to check it. However, after a few days he corrected himself & said that didnt occur & there ONLY 3 people that had this issue or less than 1% of all residents. He then said that it was discussed during a Town Hall meeting but still hasnt been able to locate the minutes. Furthermore, he did say that after the meeting that only 3 homeowners accepted his suggestion to have their manifold checked & I called one he mentioned which they denied ever occurred! Why didnt all homeowners receive a registered letter regarding this potential TIME BOMB when Shea started replacing the copper manifolds with new plastic ones? Perhaps KOREY or Preston could answer this & have saved us such consternation & loss of time not to mention the massive stress factor physically & mentally? We are concerned for all our neighbors & especially for those whose homes are over 10 years old since we purchased ours in 2008. The newer homers were fitted with plastic manifolds (Id have Shea send a plumber to check those also) thus eliminating this failure but when & why werent all homes notified & replaced by the newer part at that time? There are usually a manifold in each bathroom!! Too many unanswered questions! Don Smith 1988 Eucalyptus Rd. Latest update is no deposits will be refunded. Shea Homes is drawing up the cancelation process for us--we expected it on Monday or Tuesday and today is Thursday. And Shea Partners are continuing to reach out via email to move forward.

We just went through the a painful situation with Shea Homes in Marina, CA. We went through the required loan qualification with Shea and were approved. We sent in the $20K plus 1/4 of the cost of the solar and water heater Plus a 4000 loan lock fee (to be returned when the loan closed). So off we went on the journey. As we got closer to our anticipated Oct/Nov close we went back to Shea mortgage to see what additional information might be needed to close. Since there is no loan contingency we were committed...until they told us we no longer met minimum requirements. We asked for at least some of our deposits back and were turned down with no options. So we are out $32000. A bit of a burden as we are both over 70. Buyer beware. Buyer beware. They are ruthless and take no prisoners.

Took our deposit

We actually purchased our first home from Shea homes and were satisfied with everything. After couple of years we were having a baby so we thought of upgrading to a larger place so we put a deposit on a larger place from Shea homes, we listed our place and were just about to close when COVID hit, the buyers of our place got cold feet and backed out of the transaction because of which we had to back out, but Shea being a bunch of greedy a**h**** took our deposit. Also, the housing market got crazy and Shea homes went on making millions of dollars throughout the pandemic while all the middle class people like us were struggling to make their ends meet. This is actually not the worst part, fast fwd a year later, we got a letter for Dormant funds department of Chicago title saying that since the escrow wasn't closed, our deposit for the new home that we were about to buy is just sitting there unclaimed for over a year. It's not like Shea homes had to use our money to pay their employees and all. Similar letter must've been sent to Shea as well, we tried to claim our money but the greedy a**h**** from Shea wasted no time to take out money, AGAIN

Extremely rude customer service. I know houses are in demand, but what a poor way to talk to prospective buyers.

Poor Craftsmanship and terrible customer service

Numerous defects upon delivery of home not fixed from final walk thru. Gaps in walls and floors. HVAC units leaking and not adequate flow throughout house. Missed final touches in multiple areas. .Dont give them a dime until all concerns taken care of prior to close

Poor workmanship

Garage door spring broke after 4 years. Another company came out to fix and informed us that this was the cheapest quickest way to install doors and that they do not make this part anymore. Shea states that the home is older than a year and not their responsibility. Its their poor workmanship that caused this issue.

Horrible Experiences

0 stars. We are going through the designing phase and experiencing the horrible customer service from Shea Designing Center in Irvine No or days delayed in respond when we emailed and phone called question, our designer Diane told us we can only ask question at appointment meeting. They have no basic of customer service and very rude. Not recommend Shea homes to anyone.

Disgusted with Slow Process

Contracted August 2020 to build in Manvel Texas. Very slow progress on the home. So many errors, wrong cabinet, so tear out! Always new holes in walls. Pipe in foundation sheetrocked around so a baseboard is used to hide it. Pantry door cut too large so, attached more sheetrock to reestablish it. Its like, how many times have you built this house? Sloppy work, no communication and the posted Reviews sound waay too familiar. Filthy work area. Contractors drink beer and leave behind bottles, food wrappings and grease stains on cardboard "protecting" the granite. We feel something is seriously not being disclosed about this house. Contractors are not being monitored. We've sold our home. Why won't they concentrate their efforts on getting our home completed? Time to get off of this train.

REFUSE TO REIMBURSE FOR UTILITY COST

CLOSED ON NEW HOME JUNE 2020, JULY 2020 MAJOR LEAK IN YARD. DISCOVERED THAT SHAMROCK THE COMPANY THAT SHEA USES TO INSTALL THE HOUSE SPRINKLER SYSTEM LEFT 5 LEAKING VALVES THAT LEFT MY WATER BILL OVER A $1000. SITE MANAGER WAS NOTIFIED AND IS FULLY AWARE . (I HAVE ALL LETTERS FOR THE REPAIR WHICH WERE FREE). HOWEVER, SHEA HOMES SAID WE ARE NOT RESPONSIBLE AND WILL NOT PAY THE REMAINING $640 ON THE BILL. I HAVE BEEN TRYING TO GET THIS MATTER TAKEN CARE OF FOR 7 MONTHS NOW. NO CALL BACKS, NO EMAILS OR ANYTHING. THIS MATTER WILL BE SENT TO THE LOCAL NEWS COMPANY AND A WHISTLE WILL BE BLOWED SOON. I PURCHASED THIS HOUSE AT $500,000 AND THE CUSTOMER SERVICE AS WELL AS THE INTERIOR MATERIAL USED IS NOT WORTH IT. I HAVE REACHED OUT TO JOHNNY MILLER AND GILBERT SHEA WHO IS SUPPOSED TO BE IN CHARGE AND NOTHING IS BEING DONE!!!!!!! HOWEVER, IT Wont STOP HERE.

Nice home with unsavory community results

Shea Homes, our developer, did not disclose information regarding a lawsuit pending against our HOA and so much more. Shea had a number of their employees on the HOA board of directors - yet they deny "knowing" about the lawsuit. In my opinion this is egregious. It is actually a travesty. Our community in Florida had to file for bankruptcy to protect our assets. I see so many wrongs. What an awful time to be responsible for this large assessment brought on by a judgement especially when our taxes are also due. Our resident volunteers on our HOA board have tried to navigate these uncharted waters. I personally do not view Shea as our friend. In my opinion at the end of the day Shea has contributed in leaving us in a surprisingly bad situation.
