Bad business practices

Like a few of the reviews I've read, the sales staff at Sandlin Homes seems to be up to their old tricks of poor business practices and customer service. I have an ongoing issue with Sandlin staff (P. Butler) issuing a refund of earnest money because I didn't use their in-house lender. I have bought a couple of homes in my lifetime (this would've been my first Texas home) and never had I experienced such cold and callus customer service before. If you're looking in the Live Oak neighborhood checkout Stonehollow or competitor God know I should have.

Do not buy from Sandlin Homes

We bought a new home from Sandlin Homes in 2017. Ever since then there has been nothing but problems- small and big. We decided to buy a new custom home because we did not want to deal with old homes problems yet we’ve run into nothing but problems with this house. Within the first year of owning: leakages in the roof that cause water to drip down into first floor, garage light broken, front and back doors not isolated properly causing the hit/cold air to escape, and interior doors not closing properly due to poor workmanship. Second year (after the warranties wear off), cracks in the shower tile that led to water leaking out of the bathroom and damaging the carpet, wall, and flooring. This caused thousands in damages, built-in microwave had to be fixed three times due to it overheating and causing breaker to trip, bathroom faucet coming loose despite not being used that often, air circulation is uneven in the house despite builder had bragged about it being the best at isolating cold air inside when it’s hot or warm air when it’s cold outside. The list goes on...I didn’t expect a newly built home to have all these issues. Especially when we have purchased it for well over market price ($400+). Do not buy from Sandlin. They don’t care about you and will blame everything on you as the owner. They don’t care about your complaints or whatever- just cares about building as many houses and as fast as they can.

Outstanding builder and customer service after the sale

We purchased a Sandlin Home in July 2019 and could not be happier. Both the sales representative and building superintendent are professional, knowledgeable and always follow up. We’ve lived in multiple states and this is our 8th new home so we had the bar set high and Sandlin Homes exceeded our expectations! Thank you team Sandlin!

Bad Builder bad warranty coverage!! Run!!!!!!

Well, Rhette Butler lied to me over and over again about my warranty on my home...kept making promises to fix things and sent his Workman in to fix a few doors and do some painting and he actually ruined a door that nothing was wrong with...ruined some doors that needed to be fixed as well.....Rhette acted all nice and kept making promise, but was full of crap...also went as far to tell me he wouldn’t get his commission check on my house until he fixed all the repair on my inspection report.....and went even further and said he’d replace the doors out of his pay check..... what a liar ! Finally after 7 months and nothing done that he promised, I was tired of his crap, so demanded his bosses info and finally after several request he gave me the warrant company, who now is worse than him, which says a lot!!! So I turned them into the better business bureau and I suggest everyone do that....it puts public complaints on them and they have to answer though them.... if that doesn’t work I will take them to court.....they need to be shut down as a builder! Horrible builder, horrible warranty company, and horrible employees! Run people you can find a better home for your money....as for me I will continue to post bad reviews until they honor what they need to fix. And when I see people looking at their homes, I will let them come into my home and see the horrible workmanship! And the letters from their warranty department, which I have copies of printed and ready to hand out, and the text message I sent to Rhette and his response back! No joke, I don’t let people walk over me, I take action! The problem is people don’t take action and until you do things won’t change! Force them to honor their repairs and warranty. I even hired a second inspector and paid $350 to him to go over the house again 8 months after I moved in and submitted it to Sandlin Homes warranty department and also the one I did before closing and they said they wouldn’t honor a third party inspections report.....well that is what I gave them for my years warranty repairs and they think they can bulley me and tell me it’s not covered because it wasn’t written down on the walk though report....that’s funny because Rhett told me when I did the walked though, I didn’t need to have him write all those repairs down things on my walk through report, because they were covered in the years warranty. These people are crooks! Run run run!!!!! Just a few pictures, I have so many more!!

Unprofessional Business Practice

I accidentally came across with Sandlin Homes when i was driving by a newly built community. After researching their homepage, i decided to give it a shot. The house i selected is about 2500 sf, located on a .26 acre lot. I was very happy that i find house that fits my budget. So, i reached out to meet with the sale rep. She's a nice person, honestly I dont blame on her at all from this catastrophe. After negotiating about terms, and price, I believe this is a fair deal, so we moved forward to sign some paperwork. On the DAY, the company made me signed a Purchase agreement, then later on informed me that they dont want to sell me the LOT i picked anymore. Found out, they raised the price. Such childish business ! Why didnt Sandlin Homes make up their minds before giving out asking price? I would strongly suggest future buyers to have them signed on every document they make you sign. Record everything before you sit down and talk business. Or avoid them if you believe they are not worth the business.

Bad workmanship. Did not caulk home. In home five months and molding coming apart. Yes they were contacted.

Don't use Sandlin Home builders, Dallas and Fort Worth

I have a home built by Sandlin Homes. Unfortunately, I discovered a leak coming from my master bathroom shower floor. The home was still under its 1-year warranty. First, they delayed handling the issue. Then when finally got around to looking at the issue, they refused to honor the warranty and fix the problem because they said I told them too late even though I told them as soon as I knew about the issue. I have been dealing with this problem for 5 months now. By now, my 1-year warranty has expired. If you want a home built in the Dallas or Fort Worth area, I would strongly discourage you from using Sandlin Homes. I think their business practices and customer service are some of the worst I have encountered.

A great experience!

We bought a Sandlin Home in December that was started by another family. At first we were disappointed that nothing seemed to be happening with the house. But then they brought in Rhett Butler to take over and everything changed! He immediately got things moving and he stayed in contact with us daily. Even after we moved in he stopped by the house or called me to make sure everything was done to our satisfaction! He not only should be commended for his hard work, attention to detail but is a pleasure to work with! Thank you Rhett for making our experience so pleasant and fun!

Sandlin was a major let down; terrible communication and organization

Unfortunately, there are tons of terrible reviews on every home builder I look into. So it's almost like we're stuck going with the best of the worst. Which is almost impossible to figure out which is actually the best of the worst. We were going to buy a Sandlin home. We picked $15,000 worth of upgrades, as stated and signed off on in our contract, during the slab and frame stage. So it was still way in advance. The changes were provided to the builder. However, once the time came to put in these items, most were the original (non-upgraded) items. But the cost of the upgrades was already rolled into the mortgage. No one told us and we had to realize it on our own just days before closing. We refused to close unless they honored what was in our signed contract. All the builder wanted to do was put the blame on someone else and says he never received the paperwork with the upgrades. Even through we were directly told by the Design Gallery that it was all provided to him. Anyway, they came back saying they would give us a $500 credit to take the house as is. No thank you!! We took the time to customize how we wanted OUR house to be and WILL NOT purchase it unless the wrongs are made right. They couldn't even bother to negotiate with us and fix some of the stuff. Looking at DR Horton now, but they have just as terrible reviews. :(

16 Months later, not buyers remorse

If you wish to be treated as though the seller is doing you a favor, buy now. If you wish to have things constantly redone and never really done right since Sandlin believes they set your expectations not you, buy now. If you want to have the houses all around you the exact same floorplan buy now. Where as every other builder I have ever dealt with would never put the same plan regardless of elevation selection within a certain amount of lots in proximity. Not so a Paloma Creek. Apparently the HOA has no restrictions on this either to protect the home owner investment. Short list of issues during build: -Exterior stone work had to be redone as it was not laid as specified in build sheets -exterior bay window not centered, masonry, drywall, framing all redone -Doors requested to be 36" all 32" and had to be reframed -Kitchen island stone work, 3 times, still looks like *** -Mantle, 8 mantles screwed up. I FIXED THE LAST ONE -Lights not centered in hall way -Island not centered to kitchen so partially in dining space focing table to not be centered to lighting. -Splatter drag texture some of the worse I've seen in owning 3 houses -Art cut in, Eyebrow arch done sub par -HVAC equipment, attic unit looks homemade, not typical to past units owned. Particualry the airhandler/return. Also some of the loudest I've had. Never heard the outside unit in my old house. -Numerous other cost cutting measures like the over use of PEX Hose for the plumbing, which is run through the attic = freeze ups during cold snaps.

HORRIBLE CUSTOMER SERVICE AND CARELESS ATTITUDE

EUGENE, A SALES REP FOR THE DALLAS TX AREA PERCEIVED TO BE VERY UNPROFFESSIONAL, SHORT TEMPERED ALONG WITH A HORRIBLE ATTITUDE, AND HONESTLY MADE ME FEEL UNWELCOME....ME AND MY HUSBAND WERE LOOKING FOR A NEW HOME TO PURCHASE NEAR THE MOUNTAIN HOLLOW/MOUTAIN TERRACE COMMUNITY, SO I CONTACT THE MAIN OFFICE WHICH DIRECTED ME TO EUGENE FOR ADDITIONAL QUESTIONS AND INFO. NEEDLESS TO SAY, I DID AND UNFORTUNATELY. HE SEEM AS IF I WAS DELIBERATELY INTERRUPTING WHATEVER HE HAD GOING ON AT THAT PARTICULAR MOMENT. EUGENE WAS EXTREMRLY RUDE,LOUD AND VERY SHORT ANSWERED WHICH BASICALLY GAVE ME THE IMPRESSION "SANDLIN CUSTOM HOMES" IS NOT INTERESTED IN OUR BUSINESS....

Sandlin Custom Homes House Construction Review from Lake Village, Arkansas

Class Action Lawsuit Filings!! Worthless quality. 58 WARRANTY requests the first YEAR in home. 4 months late in getting it built, and literally build my house on an underground spring network that causes water build up, bringing an infestation of water moccasin, copperhead, rat snake, and even rattlesnake. Refusing to do anything about it. Offered a "French drain" what does a French drain do for cracks in my walls, ceiling, fireplace crumbling, and the snakes!!! Have had to take my dog to emergency vet twice I three months for copperhead strikes! Who would buy a house for $10 if they knew it was built on underground river. Sandlin is calling it "act of Mother Nature" even offered me purchase price of my home to shut me up from going door to door. Turns out my entire neighborhood has the same issues. How would you like to buy a $200+ house and build it and can't even sit on the porch for in fear of getting a fatal rattlesnake ***?!?

Extremely Poor Contractor Work

I share the sentiments of those on this site. I do not recommend anyone contract with Sandlin Homes. I started my home build in April 2015 when I visited the Sandlin model home. My home is still not complete, primarily due to poor organization and extremely poor contractor work. It took four months to complete the selection process and has been nine months since the foundation was poured. My experience outlined below. *Communication through all build phases was extremely poor, except when a new builder took over two months ago. He was brought in from outside Sandlin to replace the previous builder. Most of the damage was done by the time he arrived so there was not much he could do other than continue an already broken build. *Contractor work throughout was extremely poor. Base boards were wavy, walls were curved, brick install was shockingly poor. Due to poor workmanship, I had to visit the home every couple of days to keep a close eye on quality. Regarding brick, all mortar gaps were inconsistent throughout (some over 1" wide and others 0" wide) and mortar gaps did not align vertically or horizontally or were curved. In addition, the brick install did not match elevation. The contractor has repaired one wall three times and the wall looks as poor as the first. The contractor obviously does not take any pride in doing good/quality work and Sandlin does not appear motivated to correct this behavior. I wanted to tear all brick down and have it reinstalled but Sandlin was not willing to do this to ensure my satisfaction with home. The sprinkler system was installed and not working properly. Sprinkler heads were not rising in some cases and sod was simply thrown on top of sprinkler heads as well, preventing many from rising. The fireplace rock (floor to ceiling) was uneven in color and rock size. The contractor did not take pride in work and lay out rock in advance to ensure even distribution of color and rock size. Sandlin is unwilling to repair. Many vent and electrical box gaps around home (approx 15) were cut too large or had cuts into sheetrock where the contractor slipped with tool. Sandlin is repairing these but another example of poor contractor work. Why not do the job right the first time around to avoid excess time and expense. Gas pipe for stove did not have an accessible shutoff valve. I would not have found this myself but I had an independent inspector inspect the home due to the large number of faults found through build. Inspector also found both A/C units were under performing. There are so many issues, I really cannot explain them all here. I am two weeks away from moving into my Sandlin home. Not happy with it and am not confident that I am moving into a quality home. It is a shame when such a great time (moving into new home) is masked by a sickening feeling in your gut. I cannot stress enough that you should avoid Sandlin Homes. They do not care about quality or customer satisfaction. The Vice Presidents are the worst so their attitude is pervasive throughout the company.

Horrible!

Please, I implore all of you who are googling reviews on Sandlin Homes to help you decide whether or not to use them.....DON'T! Just like you, before we built we wanted to know more about the company. I, like so many others, refused to heed the warnings hoping that the previous reviewers were just one in a million. Let me assure you, the reviews are accurate and the same things happened to us. The company as a whole is unorganized, unprofessional and deviant. They do not care about you or your home. Please do not waste your time or money!!

Run, don't walk, away from Sandlin

If you're building one of Sandlin cheaper homes in a community you may end up getting what you expect, I don't know. But speaking from the custom, build-on-your lot, program it has been really bad. I read these reviews shortly after signing to do business with Sandlin and I went forward anyway. I loved the model and floor plan for the Scottsdale II, so I was giving them the benefit of the doubt. If I could do it over again I would have stopped immediately. Sometimes you read these reviews and think "oh well people are just complaining". NO in this case these reviews ARE RIGHT. You need to do yourself a favor and find another builder. Sandlin had almost 0 oversight of our build. The "builder" Jerrod was literally never there. Subs were sent out of order which caused unnecessary delays and hassle. I had to provide the brickers with the elevation, the county with culvert information, the concrete company with driveway information, the cleaning crew at the end (which was terrible make-ready crew anyway) with water to the house, etc.. etc.. Please please please trust me. I don't want to deface a company just for the sake of defacing them. I want to warn and beg you to not spend your hard earned money on this huge investment with such a lowsy company. You want to be 100% pleased with your home in the end. We spent $350k and have pre-fab cabinets that are more suiteable for tract homes. You may say "well you should have read your contract" I DID. The contracts says "james town blah blah" why would I assume that is anything other than custom cabinets that they have in their models? Especially for a higher end home like we built. We're over 4 months in our new home and still dealing with Sandlin "warranty" to come and finish different things they failed to do or did poorly in the process of constructing the home. Again I beg you please heed my warning and go to another builder! These reviews are legit!
