Shower pan incorrectly installed In master bedroom

If you had a shower pan (fiberglass), installed, make sure that it has been done correctly. 2020 they attempted to repair mine with a piece of metal shoved under the pan in one area. It has a spongy give when you step in these areas. They will become cracks in the near future with an expensive repair. Ryan customer service stated that the pan was replaced !!! Never happened. Called back again. Told me it was out of warranty. Will be taking this to the next level. Mine all vanished. For some reason, they do not want you to have access to YOUR repairs.

Fire department came out and stated that vent over stove is improperly installed

Importer ventilation and fire alarm constantly goes off when cooking Fire department responded with my neighbor whos alarm went off and they informed us that the ventilation is not properly installed

Complaints

Everything is the same complaints nothing has changed other than I had a Heart attack this week that was brought on from all the stress of buying this poorly made villa. I still am worried about the laying water around the foundation for months it took them 5 months to fix the problem. The drain issue was before I got there my neighbor moved in last sept and it was like that. I know down the road there will be issues with the foundation. I still dont have a working dishwasher after 7 weeks because the plumbers they hire dont see. To know how to hook a dishwasher up. My sliding glass doors wouldnt lock because the wrong shim was put in and then the person who fixes slicers told me he didnt have another shim? Its been one headache after another and now its affecting my health and well being. I would love a refund for the villa and move. Ryan homes is the worst builder on the planet by far. They dont charge you peanuts to build a place but they pay their workers peanuts and end up paying more in the long run because everything needs to be fixed.they painted my lanai and didnt wait for it to dry before tthey turned the sprinklers on that were facing my sliders instead of the grass! Mike Whitt has not responded to any of my concerns lately. He should not be in his position if he doesnt like dealing with issues.

My first dishwasher didnt work. They brought me a new one and it wasnt installed properly so it keeps beeping because its hanging. Nobody they hire knows what they are doing!The project managers boss doesnt respond to any of my concerns. Great customer service skills for someone in that position. I had a drainage problem that was neglected for 6 months because the neighbours next door moved in back in September and it was a problem back then. Very poor workmanship to say the least. I had to take more than 2 weeks off to get things fixed and they are still not done.Too many problems to list!

Ryan Homes - Ryan Home didn't provide the service for repairs within warranty period

I submitted the written request to repair the drywall which was damaged at the time of construction. We found the defects and raise the issue to the Ryan Homes. They never showed up to fix these defects, delayed for several days and warranty expired after a while. The Ryan Homes ignored the warranty request. Their customer service seems very poor. We tried to be nice and flexible, but they mistook our kindness for weakness.

My wife has medical issues that came up that is the reason for canceling the purchase of this home and I would like a refund ASAP. Wouldn't recommend to any friends or family if they have to go through this same issue.

Pictures and documentation aren't enough. We are few months past warranty. Tech says dirt in outside coils as well. Kick up dirt from weed eater being used instead of lawn mower to mow our lawn compliments of Property Management people. They argue that other contractors could have been in the home since but no one has !! Why would they for a NEW HOME! STAY FAR AWAY

Complaints device is non existent

I waited for over an hour listening to their music, transferred between 3 people and the third pretended he couldnt hear me and hanged up on me.

We are missing insulation and still told out of stock

These Homes are just thrown together by people that dont even care but still get paid. The insulation is missing above our office and was told everyone makes mistakes. But isnt there accountability and other people checking on their work. So disappointed in this Ryan home

Leaks and Cracks

LEAKING PIPES in less than 2 months! There are FOUR (4) MAJOR cracks on the wall above my fireplace as well. Ryan Homes provides only one maintenance repair free of charge. Now I am forced to request the repair and risks any future repairs being paid out of pocket. The only alternative is to have mold in my ceiling from the leaking pipe and that is not an option. I have only been in my new home just over 60 days. There are so many issues with this new construction, which defeats the purpose of building a new construction. I have cried so many times. The project manager should have been more meticulous in lieu of meeting an assembly deadline. THIS ENTIRE PROCESS WAS A NIGHTMARE. Ryan Homes refused to work with me as a current military reservist attempting to reschedule the construction date as I was anticipating my active duty military orders. If you want your dream home, please choose another builder. Please read all reviews. I took a chance and sadly I regret it everyday.

Just closed June 6 moved in on the 22nd we have problem after problem

We have had one problem after another. Since we moved in our HVAC system has not been working properly. The company came and of course did not have the thermostat. So one of the reps took off all the settings. Today July 3rd we had gone out for the day came home and the house was 79 degrees and no air again.

Bad construction

I had to have my roof (back and front, screened in porch and siding redone due to negligence. There where other issues also. They fixed the issues, why did it have to happen. Rushing to build a house!!

Absolutely awful experience from sales to almost 2 years in

We were lied to about more than you could ever imagine by the sales person here. Unfortunately, it got us in. Weve had a minimum of 20 people complain about the exact issue in our NEW neighborhood , with the same sales individual. Nothing was done We have homes sinking in our new development (the floors are caving in) There is sooooo much to list, and Im simply too busy. However, please do your research! Ive now had to learn the hard way My home is new, I complained 6 different times about my vents not being correct. They didnt bother to fix it, so Im now missing a large part of my new ceiling. Not to mention the health effects that thIs has implied on my family. The last photo is all that needed to by done. However, Ryan didnt care. The vents I paid to have installed are safe & effective. Ryan needs to install them from the beginning! We but new homes so we dont have to deal with nonsense! However, it keeps coming

TAKEN ADVANTAGE OF

Let me start off by saying I felt accomplished by purchasing my NEW Ryan home, in October 2020, but after it was a disaster, MY HVAC SYSTEM FAILED OUR FIRST SUMMER IN THE HOME, they came out and fixed it, wasnt done correctly but whatever right, so then I wait several months for them to come and fill in pop nails (which they have no control over even though they where everywhere) and a week later they start to re-appear again, but again whatever right, then come today and this is the pettiest They have ever been, I asked for help for my sprinkler system, its been running since 4 A.M and malfunctioning and wont turn off So I call the usual 1877 number they transfer me 8 times put me on hold to connect me to some manager thats named Jeffrey, who never picks up the damn phone and does not reach out back like wtf, over all horrible company, was gonna purchase another home, but will definitely not be through yall, I feel wronged, cheated and taken advantage of, and I hope no one goes through what I did If your new to purchasing homes and decides Ryan homes is for you, double think it first and explorer your options because they will show you how disappointing and stressful buying there product is. Over all as well if you dont have a warranty they offer no help even if willing to pay out of pocket, dishonest company and very bad customer service!Best of luck everyone and have a blessed day!

Disappointed loyal customer

This is my 3rd Ryan Home new build. I had 2 previously in VA and this was by far the most disappointing of them all. I think they were likely in a rush to wrap up the remaining houses so they could be done with the development. The project manager is quick to respond but doesn't take any responsibility. The warranty department is not easy to work with. Apparently, lawn care is under no warranty. This seems unfair since the day of our closing I brought up my concerns for a house being delivered to us with dead grass but the project manager assured me it was dormant. They still talk you into signing off and you pray it roots. It's now been several months and it's evident that there are several dead sod patches, which has become a huge financial burden on us. We have tried everything over the months from watering to fertilizing. When I asked the project manager to stop by so we could hold him accountable he said that because there were some rooted parts it cannot be replaced. This is both untrue and unprofessional. 90% of each sod dead spot can be lifted off the ground and there's no chance of reviving it. Buyers beware of how your grass is delivered in winter months! We had several issues wrong since we moved in; scratched fireplace, unfinished moldings on the staircase, missing paint on the front door, missing paint on the banister, you can't order the dry wall wall paint yourself because the color numbers they give you from Sherwin Williams aren't sold to the public, insanely high bathroom doors slots, bug infestation on main floor, unpainted repairs on the dry wall, crooked hardware, dead skimpy plants in front yard, a sliding backdoor that has a screen that's defective, no graded grass in the backyard, stained yellowing in the shower (which we had brought in warranty people to repair and all they did was paint over it,)...the list goes on. This shouldn't be the way a house is delivered. I had better experiences in VA and I wish Ryan Homes took more pride. This will definitely be my last house with Ryan.

Refuse to correct their mistakes

Purchased new construction at the Legends at Sadsbury Park in Pennsylvania. Paid $3500.00 to have a bathroom rough in installed in the basement. During our walk through, there are 2 pvc pipes (sink & toilet) sticking out of the cement, no pvc pipe for the tub. The project manager assured us the pipe was there and it was normal. Two years later, we had a plumber give us an estimate to install the sink, toilet and tub. He thought it was odd that there was no pvc pipe for the tub. We contacted Ryan Homes and a project manager (Mike) came to our house to inspect. Mike stated that they would install the pvc pipe for the tub. It has been 3 months, and Ryan homes has not responded to us about correcting their mistake.
