Pulte Del Web North Myrtle Beach, SC They use their own sales contract instead of a S Carolina contract, with virtually no protection for the buyer/ they were looking for a deposit of a hundred thousand dollars for a new home that would not be ready to move into for the better part of the year--and a flexible closing date lasting six to nine months. By the time they got back to us on a prospective offer-they had already sold the lot we wanted. I tCResearchYouook the time to do some research. I strongly suggest you check out a video available on-line at "Pulte's Deplorable Orlando Homes" before putting your wallet up to your head and pulling the trigger! Most home-buyers are under the false belief that a city or country inspector checks out the buildings going up in new communities--but this is not true. They are checking mainly only the safety issues.

Poor Customer Services

We moved in to Del Webb Cypress Falls on December 8th of 2022. For nearly 8 months we have been chasing Pulte Customer Service reps to complete warranty work discussed at closing or identified in our new home inspection. We purchased a home in the final phase Pulte built on the property. The majority of homes have sold, and Pulte has literally and figuratively moved on. Their vendors are unskilled and unreliable because Pulte doesnt manage vendor services or workload. My problem isnt unique; nearly 60 of my new neighbors are experiencing the same challenges. Management has been notified and doesnt correct the issues or return phone calls. Youll be disappointed if you buy a Pulte Home. Save yourself and look elsewhere.

Pulte Lies

Pulte started selling new homes in Fuquay Varina, North Carolina in November 2020. I signed a contract to buy a house in March 1921 and was told the amenity center if you finished in September 2022. here it is June 2023 and the amenity center is now scheduled to be finished by the end of the year. Pulte cannot disclose any information as to the delay, and what they plan to do for the residence if and when the amenity center does not open as promised at the end of the year. And Pulte continues to collect full HOA dues each month from every resident even though the amenity center is still not open. In addition to the lies about the amenity center, the subcontractors, who installed the shingles on the roof, install them against manufacture, suggested installation. Several homeowners contacted Pulte, but They refuse to address this concern. Several homeowners have also expressed a dissatisfaction with the landscaping around the community. The community lacks color and the grass has a yellowish tint. Going back to the HOA, which is currently under Pultes control, a significant amount of the money collected from the residence. Monthly dues is sitting in a non-interest-bearing account at a very questionable financial institution. This concern was brought to the attention of Pulte and the homeowners association, and they responded by only moving a portion of the money into an account that earns, a little bit of interest. When I asked why, they didnt move the entire amount, they refuse to provide answers.

Cannot get warranty items fixed

Where do I begin? With the slight of hand in changing my lot? With the shuffling of my homes cinder blocks to another home? Or how about after nearly 15 months cant get warranty work completed. Tub cracked when I moved in. They wont replace but repair. Today repair man tells me there are 4 more cracks. New house = new tub!!! Lanai bricks not seated properly, now reseated but cant get screen reattached, ac slab is crooked , oh wait let me slid a brick under here??? Bent window screen, window slips and wont stay up. Should I go on??? Warranty guy hasnt answered my last 3 attempts at contact.

Defect installation

Couldnt get hold a customer service representative when I called. Every service call took forever to get answered. Bought Pulte home for the second time, big mistake. Wont buy Pulte home anymore. The siding was improperly installed, manufacturer warranty claims got denied, and Pulte took forever to address the issues. Very frustrating and disappointing! Pulte home qualify gets worse and worse!

Roof issue

My Pulte home was built in 2020. Address 216 Gaston ct Canton Ga 30115. I have shingles blowing off of my roof, out of all the homes in the sub I am the only house with this issue. A two year old house should not have this issue. Poor workmanship may be the issue. I need resolution asap. Best regards John Peters 678-478-****

I was contacted by my Build Manager today. I have never been contacted by anyone else from Pulte.

He is acting as the middle man. He tells me that our tile lot # (color) is no longer available.

Pulte ordered a box of another lot number. They will be here Monday the 1st...

We purchased a new home from Pulte Del Webb in Sun City Anthem. Our home closed on the 3rd of February 2023. Prior to closing and during the blue tape walk through, we found issues with the floor tiles. The tiles were either hollow or uneven. There were a total of approx. 12 tiles. Pulte did not have the tiles and had to have them shipped overnight. Once they received the tiles, Pulte workers replaced the tiles. Once the job was done, the tiles they replaced were uneven, the grout didn't match and the adjoining tiles were now loose. Shortly thereafter, Pulte sent a tile expert from Interior Designs. When he arrived, he expected to complete a 3 to 4 hour job. However, he checked the tiles and found a total of approx. 32 tiles that needed to be replaced. He also provided information on how to check the tiles for defects. We checked all our tiles and found approx. 75 tiles with defects. The tiles were either loose, hollow or uneven. Furthermore, the grout didn't match. The last week of March, I believe it was the 29th. Interior Designs sent another expert out (Phil). He checked all the tiles we marked with blue tape and determined they were either loose, hollow or uneven. He estimated it would take approx. 55 full tiles to replace all of the defects in the tiles. Phil told me he would write a report, turn it into his supervisors and they would speak with Pulte. On April 11th, I text my Build Manager. I asked if he had heard anything about the floors. At that time he had not. I text Phil on the 13th and he also did not hear anything. However, he did tell me that he completed his report on the 3rd and did turn it in. I asked for a copy and Phil told me I had to go through Pulte. I did reach out to the build manager and requested a copy, but still have not received it. On the 17th, I reached out to the Build Manager. He told me he would get his boss involved. I have not received a call, text or email from anyone at Pulte other than my Build Manager. I did receive a copy of the report from my Build Manager and have it available upon request.

Have not gotten an answer yet

Bedroom windows failed cloudy I have seen many homes of windows failing I might be the first to complain I live in the Fancher Creek area of send text homes in Fresno California. Hopefully I can get some answers soon. ive been trying and trying calling and calling trying to get the right number to hold to you for some help. My number is 559-708-****.

Warning other customers

Poor workmanship caused water leak destroying my guess bathroom and guess bedroom, called Pulte left message no response of course. Restoration has started many violations found with plumbing , drywall etc. Still waiting for a call back 4 days now

Lack of service even getting a preferred lot

We had been waiting over a year for Pulte Del Webb to start building the new 55 and over community at the former Possum Trot Golf Course in North Myrtle Beach, SC. We were interested in having a home built on a corner lot because the homes are being built so close together you don't get much sunlight into the homes. They only had one corner lot available to be sold, because they have not released a big number of lots to sell yet. They told us they wanted twenty thousand dollars extra for the lot. We told them that fifteen would be our limit. They sold the lot to another party. They contacted us a couple of weeks later and said they had the lot on the opposite corner just released, and that lot would be less expensive. The price of the home had gone up though. After doing the math and making sense of all the smoke and mirrors, we were still waiting for a call back that never came to firm up a deal. We used all the free time to check reviews on Pulte Homes. While some home builders across the country have started to reduce the asking prices by as much as a hundred thousand dollars, and slowing down construction--Pulte has apparently not received that information; as they keep raising their prices. Let the buyer beware. Most home-buyers are under the false impression that city or country inspectors are checking all new construction projects to ensure they up up to snuff--this is Not True. They are only checking the safety issues. Do your research before you put your wallet up to your head and pull the trigger.

It seems the lack of response from the 4 emails sent was due to a change in reps. If the reps being contacted are still with the company, no info was provided about a new contact; just crickets. If they are no longer with Pulte, one would think these emails would...

I have commented previously, and apparently my last comment was premature. I have now sent 4 emails (10/6, 11/16, 11/28 & 12/7) as a response to their request for an update with no response and or acknowledgement. I did receive a call from a Jeff after an initial post, but no contact was provided. I don't expect to be first on the list, but I do expect communication!

Subpar quality

My experience with Pulte/ DiVosta has been on going since April 2022. My home wasnt complete after a 3 plus month delay. My punch list has over 100 items still needing attention including the roof, plumbing, electrical, grading, tiling, and countless cosmetic issues. I have written to the President of customer service (Brent) and the CEO (Ryan) and still cannot get the items completed. I was left to be the contractor for my new build custom home. They have done nothing to compensate me. Many of the owners have had similar problems. The quality is subpar at best. If you purchase a Pulte/ DiVosta home be sure to have an attorney on standby.

Take Heed

Please heed my best advice about Pulte -- NEVER close on your new Pulte home until the house is absolutely perfect. Don't let them say, It will be taken care of in the warranty period, because that could take years of frustration, or never get done. Some people in our neighborhood have been waiting nearly 2 years for fixes (items missing that they paid for, or installed improperly or damaged). The warranty people will hold out until you get so frustrated you go and do the fixes yourself. In the warranty period, you have to beg and beg to get anything done, and then when fixes are scheduled, the workers never show, or they show up with the wrong materials, or they fix the problem worse than it was before. My second advice is to be there at the construction site daily, and DO NOT believe your construction supervisor when you point out an issue and he says he will take care of it. You have to keep on them, and continually verify that it is done, or they will just try to cover up the issue -- literally! While it is hard to say to them, Do not go on to the next phase until this is fixed, because you want your house to be done on time, but that is what you have to do. TAKE HUNDREDS OF PICTURES of every pipe, wire, wall, floor and ceiling from every angle, and at each stage of the process, so you have proof in case something breaks later. Thirdly, do not assume that Pulte is looking out for your best interests by protecting any of the materials during construction. I could go on and on about this, but they will leave doors, molding, wall board and other materials out in the rain or in the humidity, with no protection. It will get damaged, warped, and moldy (here in the South), but they will install it anyway. You have to protect those materials yourself. Have rolls of plastic to cover up things, and take dated pictures of anything left out in the elements, even in the garage, to show proof that the items storage was mishandled. Since workers pull off the protection, it often has to be put back on daily. Finally, get a professional inspector. Don't let Pulte say It isn't necessary. It absolutely is necessary! Pulte listens to inspectors (your own and from the county, who just checks safety basics). NEVER believe that Pulte's inspectors are looking out for your interests. They aren't. Make sure your own inspector is there to check each major stage of construction. This is critical, since the inspector knows what problems to look for, and can document the problem. Our inspector found things like missing outlets, improperly wired switches, an unfinished open vent in the attic (which would have caused us to forever cool the attic space), missing insulation, poorly aligned lights and ceiling vents, warped walls, broken tiles, etc. So, take care. I have built four homes, and it seems like the subcontractors are getting worse as time goes on, so keep an eye on things, because Pulte wont. It will be extremely frustrating, because most of the Pulte subcontractors don't speak English (or act like they don't), so you cannot communicate with them. They come in for a couple days to do everything on their list at once, and by the time your Pulte supervisor shows up to look at the problem you have found, that crew will be off to another community, so everything will come to a standstill (sometimes for weeks) until someone on that crew can come back to fix the problem. Surely, the Pulte people themselves will do nothing to fix it. So very frustrating! One of my final pet peeves with Pulte is that they do not keep a clean construction site. They say they do, but don't believe it. Visit some homes under construction. You will see that it is a junkyard throughout the process, and I believe that leads to mistakes and construction being done poorly. But that's just me.

Construction Delays

Upon signing our contract with Pulte Homes at Stone Creek, Ocala, Florida on October 17, 2021, we were given an estimated August 2022 completion (10 month build time). As of September 19, 2022, we were given a November 22 to December 22, 2022 completion date. Considering we purchase as one of the first 10 lots in the Lexington Community and many houses signed after our home are now occupied or near or ready to close we are perplexed by why our home is not completed. In fact, our home does not even have drywall. We have become ill both physically and emotional over the lack of communication as to the honest truth on what has happened and why our home is not moving forward. We are beginning to believe the delays are for some unknown reason is intentional, which makes not sense, but is the only reason we can gather. Is there anyone that can help us our by accelerating completion of our home?

Super happy with the process through purchase. Expertise level of employees from multiple facets of Pulte was superior. Had a couple of issues after closing and customer service has been extremely difficult. After 2 months, still trying to get resolution. I am trying to be patient and give them an opportunity to correct/educate employee issues as well as my homeowner issues, but timing is ticking away. We shall see how this works out.

Latent defect of workmanship

To Pulte DFW Representative, We are the original homeowners and are writing this letter to notify you of a serious, concealed construction defect that was found during a shower remodel in the master bath in the month of April 2022. We have attached photos that clearly show the plumbing defect that was revealed when the original shower pan was removed. As you can clearly see the photos reveal the concrete slab was chiseled-out and the pipes were hammered off to the side so they could quickly install the shower pan. We had to hire a plumbing company to evaluate the seriousness of the situation. After several bids, we hired Total Plumbing, Rowlett, TX to start the repairs. As they chiseled further down into the concrete, they found the plumbing was badly damaged during initial construction of our home. The plumbing had missed the wall by about six inches (photos included). The work took Total Plumbing three days to chisel-down far enough (the plumbing was run right between two beams that crossed each other and pipes crossed over each other in the concrete). They were able to repair most of the plumbing in the manifold, but the hot water line coming to the bathroom had to be rerouted due to such severe damage. Due to shoddy construction practices, this latent defect of workmanship resulted in an expensive repair that should never have occurred. Therefore, we are demanding reimbursement from Pulte Homes for the total cost of the repair of $5,715.29. We believe it would be in your best interest to resolve this matter without us having to take legal action against Pulte Homes. bej2066@***.com

The Design Center for Pulte is a Rip off!

We are currently in the process of building our new home in Hamilton Heights in Chandler, Arizona. This is a time when we are dreaming of our new home and also very anxious about spending hard earned money on a new house. I am writing today, because at first, we were very excited about the prospect of our new home, until we had our experience at the Design Center. We originally thought we were the only ones disappointed and frustrated with our experience, but upon meeting several other soon-to-be neighbors at Hamilton Heights, we discovered that almost everyone had the same bad experience. This is when we decided we had to contact you. When we first arrived at the design center we were excited to see what we could create for our new home. From cabinets and carpet to paint, speakers and faucets, the possibilities were endless. We began picking out cabinets and moved on to flooring. This is when we discovered that there were only three choices of “standard” tile and six choices of “standard” carpet. All of which was white, dirty white or even dirtier white. In order to find something that was even halfway decent for a $400,000 + home we had to move several grades up. I am not talking lush, designer stuff; I am talking for stuff that came in my first apartment. So we began looking at the choices presented to us in this range. We picked out stuff that would “do for now,” and then Suzie came back to us with a price. Over $20,000 for flooring? Upgrading when you are building a house shouldn’t cost you an arm and a leg. The company already has to put something in the house, so labor is already there and there isn’t any demolition that needs to happen. You should just have to pay for an upgrade in the material, which should be minimal. This was definitely not the case. Just this one tiny experience had us wanting to back out of the contract. We wrote down and took pictures of the products we had chosen and looked them up from RETAIL stores when we got home. To have someone come in after closing on our house and put the SAME EXACT flooring in would only cost us $9000! This is also paying for labor and demolition! So we called back and told her to “put whatever comes with the house” in because we weren’t going to pay them to do it and put it on our 30 year mortgage. Then it comes to other options for our house. We weren’t told options about paint (honestly with the scam with the flooring we would rather do it ourselves), our neighbors weren’t given options for fireplaces or paint. They also had an issue with the flooring. They started calculating the price per square foot and found a huge discrepancy between what they were being charged for the tile in the dining room versus what they were being charged per square foot in the living room. It was the SAME tile. When Suzie was faced with this she told them “well I am not perfect.” Yet she had boasted that she had been working for Pulte Design Center for “23 years.” I don’t believe she changed the discrepancy. After this exchange with our neighbors, they are thinking about paying the $250 change request and not having Pulte put their flooring in either but to do it themselves. Now comes this issue with fans. We just wanted simple pre-wiring for ceiling fans. Shouldn’t cost much, since my dad works for an electric wholesaler and says that a builder can put them in for less than $40 a piece, retail, with labor. So why in the world is Pulte charging $175 per pre-wire?? Mind you, this isn’t even with a fan! So after discussing our options, because by this point we were ready to back out of the whole deal (and yes, lose the earnest money), we decided to upgrade the things we couldn’t do ourselves later on, or the ‘few’ things that were actually at market value. After meeting with the design center staff, we are very leery of the workmanship and “market value” of the actual Pulte construction. We have been in close contact with the Construction Manager, Paul and are keeping a watchful eye on everything. So far, the construction seems to be heads above what we encountered at the Design Center. In conclusion, we did NOT have Pulte do the carpet, tile, faucets, bathroom upgrades, counter upgrades, ceiling fans, hardware, sinks, blinds, toilet, bathtub or shower upgrades that we had originally wanted to do. (Look at the money lost there and we are just ONE home!) Who knows what other upgrades were available to us but not relayed to us. We will take our hard earned money to make this home fantastic, while giving the design center as little as possible. This should have been a fun and exciting experience. Not one full of frustration and feeling like we were being ripped off. Then to find out, it wasn’t just us! If we had visited the design center before signing an agreement, you can bet we would have chosen to move elsewhere and gone with a different builder. Lets hope this is not indicative of what we can expect throughout our entire experience with Pulte. And you can believe, that we are relaying this story to EVERYONE we know! As you know, the housing market is growing, something needs to change at your design center or you will be losing out on the extra revenue of the upgrades and alienating your customers. Word of mouth spreads quickly and in this age of digital communications, you can bet that word will get around.
