Wishing you a very quick bankruptcy asap

You low life wall st *** bags? Do you ever miss an opportunity to disrespect the very people who keep you in business. You make billions of rent money defrauding renters on minor things why can not you hire somebody for $7.0 an hour to respond directly to customer calls. I have no doubt in my mind that the end of your business is very near. It is not a matter of if youll file for bankruptcy but when?

Stuck in a home with a temps of 87+ degrees DAILY

We have been renting a home in Florida from Pathlight since January. It has been MONTHS (since March) that we have been dealing with our home exceeding 86 degrees every single day. They have sent out numerous incompetent contractors. These companies no call/no show for appointments and they even leave project incomplete and we never hear from them. Our power bill is not $460 this month and our house is unlivable. They won't call or even email us and this problem has yet to be resolved. UNACCEPTABLE!

Pool service/balance/late fee

Good afternoon my name is Noreen Mcdonald. I currently rent one of your homes, 28745 Stormcloud Pass in Wesley Chapel Florida. I moved in on February 23 and have had continuous pool service problems. My phone calls and messages through your portal since May 4 have gone on unanswered, I have spoken to many, many agents about the issue. I have been promised a new pool vendor since May 4. It is now July 6. No one seems to care to even call or rectify my problem. I rented a 5/3 home which is very high in rent , I was unable to even swim in my pool for the full month of May and June. It had not been vacuumed since 4/20. I did my best to be proactive calling, requesting a credit on the pool, service fees, complaining over their service, or lack of I should say no one seems to do anything , I also requested a credit reduction in the rent that I paid for the two months for a pool home. I had no choice but to buy a pool vacuum and chemicals at my own cost so I can swim this month and enjoy my pool. The equipment in this home is over 20 years old. When pool company comes to service they dont vacuum, clean filter or back wash it. Im told by technicians that my equipment is to old. How is this fair that Im paying for pool service but not receiving it. I have sent pictures and videos right after technicians leave so pathlight can see what an unacceptable job their doing. I could have rented a home this size with no pool for $1000 less a month I am extremely upset, frustrated, and at my wits end , every time I call maintenance, they transfers me to the local office, will not give out the phone number, I am left on hold for over 30 minutes where I have no choice to opt for the phone call back in which I never ever ever receive. I tried to be proactive each month before rent was due to get those balances rectified , no one called so I paid the rent short for two months deducting the pool service fees. I am also a client who pays the rent a few days early, NEVER LATE! Now I am being charged a late fee on those pool fees of $100. I will wait to hear from you, in hopes that I do, within the next few days, if I dont hear from someone, I will get my attorney involved and I will be leaving this home and Pathlight will owe me money . I would also like to add that in 4 short months I have had maintenance here 4 times, most extreme issue, I had a gas leak due to the water heater being so old . Also had to rip down a bedroom wall to replace shower parts in the adjacent bathroom because those parts are too old to replace! Electrical problems as well.

To help others looking

Be very cautious. You look on their website and it says house is available a certain date, you apply and the date you want the house is available, then when you get the lease it's a date thats 8 weeks out. You talk to them via the phone, and they say early move in will be possible, don't worry about it. I signed the lease, and the date hasn't changed. Anytime I contact them it's like talking to a robot, generic scripted replies. They said they were waiting on a rental license from the city, so I called the city and Pathlight HAS a rental license that's valid for another 8 months and there is no early renewal per the city. I tell Pathlight this then they come up with major repairs need to be done. I asked what they were and they couldn't tell me, just that they were scheduled for last week. This week I reach out again to verify everything was done and ask about early move in and I get a scripted generic response of "it's not ready yet, and we are doing everything we can to make sure the house is ready." You can't even reply to an email as the customer service closes the ticket right away. I'm extremely concerned how this will all play out. I was completely honest with them that my current lease ends 6/30 and they won't allow me now to move until 7/8, but I was reassured prior to signing that everything would work out. Now I have to stay in a hotel with my dog for a week over a holiday week. Just be cautious as they seem to be playing a game on all properties from the people I've talked to, and you'll never get any customer service or answers from anyone that mean ***

TERRIBLE

nevernTHEY ARE CROOKS.. SCAMMERS.. Read other reviews where they are adding fees to other renters as they have been to us. Charging us for fees stating we don't have untilites in our name for several months. We have had utilities in our name since we moved in over a year ago. They have gotten over 700 in fees so far. Like several other people now we are dealing with an attorney. They have no idea what they are doing, never have spoken to a manager. This is AWFUL. We need someone to contact us. we live at 4022 sw 8th ct cape coral fl. 239440-****

Would not give me a full refund

My refrigerator stopped working, and it took a month to get a replacement. The Property management did try to have it serviced; however, it would only chill for 30 minutes. The service company advised Pathlight to replace the refrigerator, but the path light denied it. The service department thought if they added freon, it would work. The service department tried everything possible because they knew I was hospitalized and my medications needed to be chilled. I also informed Path Light of my circumstances, and they did not care. After three weeks of calling them repeatedly, pathlight finally decided they would get a replacement refrigerator, but it would take an additional two weeks to receive it. I told management I couldn't wait that long. I was advised I could purchase one and get a refund. I asked if I could get approval to purchase a refrigerator, and they approved me for $1950 after shopping around for a good deal. They sent me a message via the message center in writing with approval up to $1950.00 with No restrictions. I purchased my refrigerator, and they say they will not cover $1950.00 even though I have permission via writing for a refund that was supposed to take up to 72 hours. I was just told by the top manager denied my request, and I would no longer receive a refund of $1950.00. I sent them proof of payment and my approval letter of a refund for $1950.00. They do not care. This company does not honor its words, reneging on a promised word and or approval is given, or the company's integrity. I would hate to go to small claims court for something that could have been avoided by honoring their word. This Is a company with no principles. I would hate for this company to be audited, and if they found out that they were ripping their customers off, they would be fined high, and I pray that they don't end up in court for misleading customers. I've uploaded my proof.

Mislead and gaslighting

My husband and I filled out an application for a specific house. We were ready to give the required down payment immediately upon approval. App came back denied. I waited for an hour on hold to speak with someone to find out why since my credit score is 750 and I make good money. My husband and I together make 150,000. Agent Alley told us if we took care of the issue on the credit report and sent her a certificate letter from the company reflecting that it was resolved, they would take another look at the application and it would probably be approved. We received the letter the same day. Uploaded it. I waited another hour on hold to tell her. The person who answered the phone said, oh, I cant transfer you to the applications department. And I said, Alley said to tell you to transfer me to her. And then the agent said, oh l, ok. Well let me transfer you back. Really? I thought you said you couldnt transfer me. When I finally got to speak to Andrea I said that I wanted to speak with Alley since I had dealt with her earlier. Andrea said Ill just talk to you. I told her what we had uploaded and she said, oh, well, we cant accept that until the credit report has been updated. What? My husband and I both heard what Alley had told us. Very misleading. Andrea emailed and verbally gave us a number for a credit reporting agency called AmRent that your company uses that WE had to call ourselves to get an immediate credit update since we had paid the bill in question. The number Andrea gave us was a number linked to a scam trying to sell us a medics life alert device. We then had to google the company to get the correct phone number. When we called, the representative said that your company was supposed to call and make arrangements with them to get the issue resolved and that all she could do was file a dispute. We paid a $90 application fee for two phone calls that we had to wait on hold for 45 minutes to an hour to even talk to anyone in your application department only to be given a lie and a half truth and to immediately close our account without any more assistance or doing what you said you were going to do in the first place. Sounds like your company needs more training on what to tell people who are getting their hopes up to rent a house from your company. We both have been in the customer service business a long time and the way to resolve this issue is to do what you say youre going to do. Which, in this case, you got what you said you needed, so now we need to proceed with the approval process. Thank you for your call back. I called back this morning and waited on hold again for an hour. Finally got through to Alley. She played the recording which, in fact, stated what was written above. Unfortunately, due to your gaslighting stating that you didnt say what you had just played on the recording while I was on the phone, now we are told to pay another $95 in order to be considered. You also stated this is on a case by case situation. Talk about discrimination. I thought there were laws in place for that kind of thing. Absolutely the worst experience I have ever had with a management company. I am serious when I tell all who is reading this review. To run as fast as you can away from this company

Fraudulent Company

Do not rent from these criminals. Home was not move in ready, yard had not been maintained and bushes so overgrown they had to be trimmed just to move in. Pathlight refuses to fix maintenance requests in a timely fashion. A/C went out two weeks ago. Pathlight denied the bid submitted by the contractor they provided because they are cheap. Be warned

Horrible Company !

I would never recommend using or renting from these guys ever. When there was a issue with the house it seemed like they did everything they could not to fix it. They would in the end if we keep bugging them. When the water heater went out in the middle of the winter We had to get a hotel room on our dime so my family have a warm shower as we tried to get them to fix it. Im not sure if it was that we are a family of color, but I can't say enough how unhappy we are with this company If we could we would give them negative 5 stars we we would. We have moved out and are so happy and relieved to be done with them!

I was told a property was up for rent and that they cannot sell a property!

Pathlight representatives tell lie after lie, so people you need to stay away from this scam company! So i was told that this property in Lawrenceville, Ga was up for rent and their were no applicants that had applied, but they said they cannot sell a property: even though, they are partners with Homepartners! So fast forward Pathlight Management ask for my bank statement on March 30, 2023. I sent it to them. On April 18, 2023 I still hadnt heard from Pathlight, so I called them, now the Pathlight representative tells me a bunch of lies!!! Pathlight tells me that they have taken home off market because of maintenance issues! I called Pathlight back and told Pathlight that I toured property and checked it out and there were no maintenance issues! Now Pathlight says they took the property off the market and decided to sell the property! Now wait a minute this is another lie because remember what I said in First sentence above: they told me they cannot sell a house! So people stay away from Pathlight Management they lie and play games as if someone has time for their games! This is the worst property management company I have ever dealt with! They tell lie after lie!!!

Rent eviction

My girl friend and I reside in NV. She loss her job and was jobless for 5 months. So we kept up with the current rent cost, but we were going through are savings trying to make ends meet. My hours got cut,/and it was just stressful trying to keep with the current rent but we did so, going in to the following year with job, we got severely behind and owe a substantial amount. Now that everything is getting back to normal with her having a new job,and my hours getting back. We were told about the possibility of eviction,but we need to pay the whole amount in order to stop proceedings. We were told they wouldnt except any amount less than the actual balance. Which I think is unfair, we cant put money on are rent to help bring the amount down , because they are refusing to take anything. So the balance remains the same and any rent moving forward is added on to that which is not right!! I could see if we werent making an effort to pay, with unforeseen circumstances. Is there anything I could do, legally. Anything would help.my k.I.k messenger name is veechio84 please feel free to let me know positive or negative. The management company is located in Plano Texas. And once again I understand we owe money, but to restrict any form of payment in any amount to decrease the balance wont be allowed because its not the whole balance in full is ridiculous.And because of my payments being restricted from ACH transactions of any amount. They would like me to mail check or money order for the entire balance. Which is unethical. I could see if they were located right down the street from me doing a hand to hand exchange. But they are 14 hours away from me,and all sorts of things could go wrong in the mail. I dont feel comfortable sending that amount via mail.

Horrible service

Once again Pathlight is the worst company ever. Please please do not lease with any programs that have relations with Pathlight. Incompetent and horrible service. They sent a company to paint over replaced drywall in our kitchen ceiling and this man did a horrible job. I sent pictures and I just received an email from Pathlight that this a cosmetic issue and they canceled my work order. Like how dare you tell me it's cosmetic when the company you chose messed up our beautiful ceiling. We've been living in this house 7 months and I've had so many work orders since day 1. I can't wait to move from this place and put these horrible experiences behind me. I hold heartily DO NOT RECCOMEND PATHLIGHT!!! They will not help you. The issues have to be very minor for them to follow through. Cheap is an understatement! Shareeta Thomas

There is no way to contact them

I emailed them and called them and left messages about what they wanted my husband to sign and they never contacted me back and then labeled my application as dead/inactive and still havent contacted me back. I dont even know why they made it that way and this was two weeks ago and they still havent contacted me back I called over 30 times.
