Septic smell in cabin of RV

Customer service agent indicated that they do not have any information on a 2011 open range as they did not take over Highland range until 2014.

Open range almost killed me twice from their neglect

My 2020 brand new 42 ft Open range 5 th wheel almost killed me now twice not even kidding From non working heaters to heaters that wont turn off that reacted to whatever chemical is in the *** flooring turning my bathroom floor black and burnt. But chemical burn not fire burn! That is until the dealer cut more flooring away andleft the styrofoam along with the manufacture not blowing the pounds ( yes pounds) of wood shavings and metal shavings after built out of the heater vents and u pair that with a malfunctioning heater ( knowingly) and it caught fire with myself and baby boy 3 ft away! Im very lucky Im a mom and a light sleeper and lucky that the one thing in this *** hunk of garbage that worked was the fire extinguisher! That was the first time, second time I was walking out the door and the awning arm snapped and the elbow of the arm bent 2.5 ft to the right hitting the side window of the dining area and missed my head by 1/4 in. it would have killed me instantly and thank god I wasnt Carrying my child because u tent to hold them higher! Turns out the whole side of the awning was installed a inch off causing that! We have plumbing issues, our vacuum bonded sealed floor is bad our master bedroom floor pops in many places, our roof is soft, we have been through 3 thermostat, all the fake stainless steel is peeling within 1 week, all of the shelving behind tv is falling apart with the most weight ever out on it was a few j there is exterior cracking on the side of camper at the top of our kitchen slide! our fuze box and whole mother board was replaced , 2 heaters replaced, shower leaks, we have spliced wires everywhere in heater area because at dealer the mechanic couldnt figure out why something didnt have power so he kept cutting good wiring to things that were fine to pull the power source from them and turns out he just didnt have the thing that wasnt powering on plugged in, so he cut and spliced all these wires for no reason! This was all within 1 month of having it! And the list goes on snd on and on, the dealer ship was shady and gave us a offer to buy it back at 10,000 less than what we paid 3 weeks prior after there mechanics botched so many things but they only offered it on a sticky note, when my husband asked for that number on a document the guy that wrote the number on a sticky note went back in for a few min taking to someone then came back out snd said he had been advised to not put it on a actual document, and actually asked for the sticky note he wrote on back, which we didnt give it to him! Its been a horrible nightmare and this is just a 1/4 of the story snd the things wrong with it

*** poor craftsmanship

Too many miss fits on interior finish work, in places the trim is an inch short, self leveling system wasn't even working on delivery,

Low jacks

Jacks are set way to low on the rear of the 5th wheel. 6 1/2 of the ground. Not sure if you know but in California most curbs are 8. Making it necessary to do a two inch lift on the trailer.

Looks like joined the sad group of campers that are having to shell out big dollars to fix a rotted slide floor due to leaks resulting from poor sealing from the factory. Our Mesa Ridge 2910RL is currently in the shop having the rotted slide floor replaced. The repair was close to $6,000! This whole mess started about 8 months ago when we discovered a soft spot in the rear end of the dining area slide floor. After some investigation, we discovered that the slide side wall and floor were joined by a plastic "L" that channels water into the floor instead of off the side wall. Apparently the manufacturer had made a similar discovery and covered the joint with a piece of metal trim that was apparently supposed to hold a piece of butyl tape over the joint. While not the best design, seemed like a workable solution. The rub to the whole thing was that there was less than 1/8" of butyl tape inside the trim. The tape didn't contact either the wall or the "L" trim. As a result, the trim served to channel water directly into the joint between the wall and the floor. You can probably guess what happened to the plywood floor as a result. We removed the trim from both ends, dried the floor as best we could, resealed the "L" channels and added additional butyl tape to the metal trim pieces that covered the joint. The rear section of the subfloor seemed to recover reasonably well. Most of the softness and flex was gone. About two months later, we found out where the problem went - to the front end of the slide. The whole front end of the slide is so soft that if you step on it, all the dining chairs and the table move. We approached our dealer, another Mesa Ridge dealer, and Highland Ridge directly because we felt it should be covered under the 3-year structural warranty since it was a ba design and manufacturing process. Highland Ridge just blew us off saying it was caused by water infiltration due to lack of owner maintenance. Water infiltration is not a cause of an issue. It results from an issue. The bad design and manufacturing of the joint caused the water infiltration, additionally, who would even think to remove the trim and flooring to inspect for bad seals, but Highland Ridge would not even consider that argument. Another dealer agreed to try to help, but again, Highland Ridge went directly to the water, ignoring their failures in the process. Unless we get a satisfactorily resolution soon, we will be opening a lawsuit, a class action lawsuit (since there are many with this problem) and will never buy from that group of RV makers.

It falls apart faster and I can fix it

It falls apart faster and I can fix it its gonna take about $20-$25,000 to fix it and I still owe about 21000 Ive already put thousands of dollars in this RV already it was a lemon from day one They protect themselves by cell and resell the company

We bought our new 2020 Open Range Light, and from the first time we took it out, we had a major problem. The kitchen slide-out wouldn't retract. Unfortunately, we had to leave it at the campground 3 additional days before a technician could help. To make a long story short, the service department where we bought it from found NUMEROUS problems and sent it back to the manufacturer in Indiana, not once................, twice! In the first year that we owned it, the dealership and manufacturer had it in their possession longer than we did. At one point the manufacturer offered to deliver the trailer to us, so they didn't have to deliver it back to the dealership! We have a list of problems identified by the service department at the dealership that were never fixed or addressed by the manufacturer. They claimed it was all good but the dealership said different. The only thing we can determine is, the manufacturer replaced the slide out mechanism and nothing more. When it arrived back at the dealership after the 2nd trip, their service department claimed the repairs were not completed. By this time, I got the owner of the dealership involved, who along with their service department guy, went over the trailer again. The owner of the dealership called and told us "sometimes we run into trailers that just weren't built right, and it appears you may have one of them." The owner of the dealership then told us, "I have two trailers identical to yours on my lot, I will swap one of them for yours." He called about half an hour later and told us, "That's not gonna work, these two trailers have the same problems yours has." He then agreed to make our travel trailer usable for the last few weeks left of the camping season, under the condition that we bring the trailer back at the end of the season, and they would fix it all over the winter months and back-charge the manufacturer for the repair work. At the end of the season, we dropped the trailer off at the dealership, only to be asked "Why did you drop it off, what's wrong with it? As it turned out, the dealership had fired the service tech who was acting on our behalf with the manufacturer and now pleaded ignorance to our problems. Here it is 15 months after we bought it and the fridge and freezer quit working. Luckily, I got the dealership to extend the factor warranty until the end of the years, because of the problems we've had. Luckily, we have a ton of emails to prove it all. Save yourself time and money, don't buy an Open Range Travel trailer. They're a POS!

Disappointed owner

We bought a new 2018 Mbh371. Trouble from day one. Slide bracket tore out of aluminum slide frame, main water tank had a factory flaw and flooded the basement area and a spring hanger broke resulting in an axle coming off on the highway. In two years this unit has been in the shop more than six months. Every time Open Range denied any coverage and we had to pay for the repairs totalling over $10000. Very poor workman ship and factory support was negligible. Just sold this piece of crap. Never buy an Open Range again.

Brakes not working

Called the Highland Ridge service/help number got a nice young man. I asked him about the electric brake system. "My brakes aren't working" he couldn't find anything on the brake system. And didn't know anyone I could contact. Said maybe a rv dealer might know where a wiring diagram is.

Lost count on how many things are wrong with it!

1st day using it our heater didnt work ( of course it was winter) so they put a new heater in and, within a couple days the floor around heater vent in bathroom started to turn reddish, purple and now black and melted the floor! A few days later In the middle of the night I smelt something burningb i automatically ran to that vent and it had caught fire!!! Particularly because the heater is getting to hot! U cant step on the vent without it burning your foot! 2nd reason is because either the manufacturer or the place we purchased it,. Left at Least 2 grocery bags Of styrofoam, wood shavings, and metal shards in the vents! So 2nd heater caught Place on fire and now no heat again! And sometimes the AC will come on under heater setting! Also breaker blew soomany times when i didnt turn anything! Fridge doesnt correcltly latch so that could be it! Open bedroom drawer and whole long heavy drawer fell onto my feet, of course it had no stoppers at the end! The awniing arm snapped the other day right by my head! No bad weather or wind, causing issue! The stainless steel isnt real! I stuck the rubber lick-able stick-able on the sink and had it there for maybe 45!sec and now have 2 big circles that it marked! Thats a joke! I put a butterknife in sink for 20 min and now has rust stain u cant get out ! This companys products they buy To make this camper must be from China! And whoever put it all together must of had a *** on a Friday! I could list at least 50more things wrong! Its a 2020 mid bunk 42 ft or 46!ft

OPEN RANGE TOTAL NIGHTMARE

Purchased brand new 2015 open range 5th wheel 376fbl, in June 2015 $53,000.00 since the first trip this rv has been nothing but a total nightmare, honestly there is so much that has gone wrong I can't even type it all but this should give you an idea. Entire floor has had to be replaced due to ice maker leak that btw is located behind a wall in between the fireplace and shower so you have no idea until floor is destroyed cost $15,000., residential fridge went out, main slide motor went out, jacks quit working multiple times, hot water heater 2 times, wood pops off everywhere, screws coming from underneath pull out beds popped air mattresses first night slept in, cannot leave toilets unattended because the foot thing gets stuck or toilet won't close all the way causing overflows of water despite being replaced. Sink leaks at handle, satellite/cable hook ups have never worked, dvd player quit, one of the tv's went out, oven has never lit unless you manually do it with a lighter, Inverter worked for one day new one finally put it. I am more than sick about everything we have had to go through and knowing I am not the only one especially when I pulled up to drop it off for the floor repair and guess what 3 more were sitting there with exact same issue I am sickened knowing this company has done this to so many people the stress of it all is too much.

We were robbed of $90,000 by Open Range!

Yes, us too! Original owners of a beautiful 2017 Open Range 3X. It is 4110 and has the bunk house in the back. It is just a piece of garbage! We are so pissed off!! Pissed off because they wont stand behind their product! Open Range stopped taking calls from my repair person to receive compensation on COVERED problems in the first two years of ownership! They stopped returning my calls! I am a first responder and my husband is an educator. We have a young son at home and it is difficult for us to stay warm in the winter in this RV! Neither one of us have the time for this!! How can they sleep at night taking advantage of hard working people like this!?! Even if they were bought out by Jayco, Jayco should stand behind the brand that they now own!! We were RIPPED OFF!! They would not fix it under initial warranty! Now four years later the floors are literally falling through! The landing gear will not support the RV on one side so I cannot take it off my truck!!! There are gaps between weather stripping on ALL windows! There are gaps on top of slide outs for cold OR hot air to come in! The heater stopped working. The refrigerator stopped working and the steps to the front door have just disintegrated! The shower door fell apart.... This is supposed to be an all seasons RV. Its more like a one season use and then it self destructs RV! HAVE WE NO RECOURSE?!? I am angry! SHAME ON THEM FOR CHEATING US OUT OF OUR MONEY!!! IT WAS ALL WE HAD AFTER LOOSING OUR HOUSE!! We TRUSTED this company! The salesman told such believable lies!! They took our 90 grand! They stole our money!! I DID NOT agree to buy an RV that falls apart! This RV DOES NOT live up to their promises at all! This is fraud!!

Won't approve or recall known issues with soft floor problems.

After months of research and RV shows we were so excited to order and receive our new 2017 3x397FBS July, 2016. On March 2017, we took the unit back to the dealer to have some minor warranty work and safety inspection done along with repairing a squeaky floor-joist aprox a foot in front of the refrigerator, between the center island and the 1/2 bath. A month later we're called and told all the warranty work the squeaky floor has been taken care of and the unit was ready to be picked up. From the time we picked up the unit, April 2017 till this past year 2019, we used the RV maybe 10 weeks, days at a time, and finally decided to go for a long full-timers trip. On or about Oct 2019, 1 month into our travels, we notice the floor was getting soft right at the same spot we had the Squeaky Joist repair. We marked the spot with a big X of Masking Tape and avoided walking about the area until we were able to take it back to the Dealer, May 2020. The technician contacted us today and told us he made several attempts to have the repairs covered under repeat warranty repair, but all have been denied and we were going to have to cover the expense if we wanted the floor fixed. It's going to be in excess of $7500.00 of work. Horrible Will Not Honor Warranty

BEWARE LEWIS RV OKLAHOMA CITY, OPEN RANGE, AND HIGHLAND RIDGE When I complete this story – I am sure there will be no one as far as I can reach that will do business with any three of these businesses. I will attach pictures of invoices at the end of this sad story. We sold our home in 2015 and purchased an Open Range Residential fifth wheel from Lewis RV in Oklahoma. At the time we purchased the RV we took it to Texas and set it up in an park close to Belton. The first thing that happened – the refrigerator was not getting water to the ice machine so consequently it was not freezing ice. We called Open Range and after talking to the CS person on the phone who knew nothing who then transferred us to one of the engineers at Highland Ridge who knew even less and was unable to tell us where to turn on the water. They first said there was a small door on the back of the fifth wheel that we could open to turn on the water – there was no door. We even had to take a picture of the back of the fifth wheel to prove there was no panel to open. (I guess we were way to stupid to see a panel door.) We asked that they send someone out to see about finding the water connection for the ice machine. Now keep in mind the trailer was only a week old. They refused to do find anyone and they refused to pay for a service person. Finally my husband, who is more competent than anyone working for Highland Ridge or Lewis RV, found a panel in the basement of the fifth wheel. He removed the panel and the water connection was back behind the panel. Keep in mind this is our home now so we live in it full time and work camp so we can see the United States. A dream we have had for several years. It quickly turned into a nightmare thanks to Highland Ridge, Lewis RV and Open Range. The next problem we had was only a few months later. We were coming back from Montana to Oklahoma and both tires (brand new tires) were rubbing together and almost blew out before we could stop in Kansas. We stopped in Kansas City to get the tires replaced, because again we called Highland Ridge and they would not take responsibility for the tires. We got the tires replaced at our expense, was going to leave the park to head for Oklahoma and the kitchen slide would not close. Some men in the park had to help my husband push the slide closed. Again, no one from Lewis RV nor Highland ridge would do anything. I thought as long as anything that new and still under warranty – the company was required to assist the customer. Also while we were in Montana my grandson discovered the bathroom floor was about to fall through. Lewis RV said they would repair the bathroom floor, replace the inverter for the refrigerator (which also quit working) repair the slide so it would operate correctly and replace the kitchen vent (it also quit working). Which they did – they kept our trailer 6 weeks to do it, but they said they had it repaired. So for the six weeks they were working on the trailer, we had to find another place to live no help from them. Once we got the trailer back, we were to be in Florida as soon as possible since they had delayed us. On the way to Florida, the other two tires on the trailer started rubbing together and nearly blew out, so we had to call AAA to bring us new tires and help us as we were on the road at that time. Highland Ridge and Lewis RV said to bad about those tires and we had to pay for them. The first set of tires that went bad were maybe four months old and the second set might have been 8 months. As we were leaving Florida in April the super slide with the kitchen quit working again. We called ahead because the air conditioner in the bedroom wasn’t working. Lewis RV said they would get the trailer in as soon as we got there. However after we got there they said we had not called to make arrangements and they would get it in as soon as they could. They took our fifth wheel in and kept it for over two months. Again we had to find a place to live with no assistance from Highland Ridge or Lewis RV. So much for the warranty. When we finally got our fifth wheel back we had a job in South Dakota, which we made it there okay with God’s help. When we left South Dakota and came to Sea Perch, Oregon the super slide that holds the kitchen quit working again. So here we are in Oregon with a broken cable on our super slide. I am writing this complaint in hopes that we can get someone at Highland Ridge or Lewis RV to honor the warranty on this fifth wheel. Actually I think it falls under the lemon law. I have never had so many things not work on a new product. I did not even include the leaking on the black tank that had to be repaired and other parts my husband had to put on the trailer. We are not wealthy or we would probably have hired an attorney. My husband is 70 years old and I am not sure how much longer he can repair the broken piece of trash that Lewis RV and Highland Ridge. They also broke our sofa (one of the workers wrote that on the invoice). They would not relace it.
