WORST HOME WARRANTY COMPANY IN THE USA

I'm covered by a home warranty Plan # 3316**** with ORHP Co. covering the appliances in my home from 06/18/2023 to 06/18/2024. On 08/15/2023 I called ORHP Co.(800)972-**** and made a service request, I reported my water heater was leaking badly and making a high pressure sound. ORHP dispatched a repair service of their choice, "OSP plumbing and rooter Co." (702) 772-****, their technician came to my house on 08/17/2023, diagnosed my water heater, determined that it needs to be replaced, notified ORHP Co. Later that same day, I received a call from ORHP Co. authorization department by a woman named "Aleta", she informed me that the company doing the work wanted to charge me $895.00 for what they called "modifications" in addition to what ORHP is going to pay them for a new water heater plus the labor to install it. I refused to accept and pay that because I shouldn't have to pay extra for an item that's covered under my ORHP plan, and also because the water heater they wanted to give me is INFERIOR to the one I have, ORHP plan says that they would replace the item with a comparable item of EQUAL OR GREATER VALUE. My old water heater specifications are 40 Gallons capacity gas water heater with 40,000 BTU heating power, and 12 years warranty. The water heater they're offering me is 40 gallons gas water heater, 36,000 BTU heating power, and 6 years warranty, which is clearly inferior to mine. The other choice my ORHP plan provides for is a "PAYMENT IN LIEU" / "cash buy out" option, but ORHP is offering only "up to" $875.00 which means they could pay me any smaller amount less than $875.00, AND they're asking me to pay out of my pocket to replace the water heater, then submit the paid invoice to ORHP and only then they will send me "A check" of any amount they feel like paying me under $875.00. I've carefully read the declaration of coverage of my current plan, and it is clear that ORHP employees misread and misunderstood what the plan says.

20+ year customer

Long story short, requested service on a packaged AC unit, Sent out a provider that said the package unit needs to be replaced. With "Ultimate Protection" Old Republic" refused to cover items included in Ultimate coverage. The reason I called for service (AC) versus why the unit needed to be replaced (Heat) on a combined package unit were not covered costs because even though its one unit, the heating side needed to be replaced so AC coverages were not covered. 20+ years of loyalty and that means nothing to Old Republic. It took them over a month to order the replacement unit because in their words on more than one occasion "someone didnt get the memo". Sure they read the comments and give the ole we are sorry for the problems occurred, We will reach out to you to resolve your problem. That never happens! I have sent emails to their president, regional vice president, VP of marketing, CEO, National Sales Director, Marketing Administrator, Digital Marketing Manager, VP of Sales, Chief Info Officer and NOT ONE has replied. In the beginning I was absolutely pleased with their service, not so much now. Now I am just a payment, not a customer. In the past I would convince family and friends to get Old Republic. I even encouraged my realtor friends to encourage home buyers to go with Old Republic. It wasnt until this recent mishap that I realized Old Republic is no longer at the top of any lists, or even on any lists for that matter.

Everything you try to get repaired; they claim is not covered

Pool/Spa coverage. Says above ground plumbing, they will not cover the backflow preventer that service the Pool System.

Scams

Old Republic is total scam. Never pays any claims and still collects $75.00 each time you file a claim. Got my stovetop claim denied for no reason do not buy warranty from Old Republic Home Protection.

BURNING UP CUZ WRONG SIZE AIR CONDITIONER

Well I posted a bad review regarding our Wash Machine. Old Republic was awesome in handling that complaint. It just sad it took complaining to get them on the ball! Just a few weeks ago (if i remember right) I wrote a positive review for Old Republic because THEY DID GET US TAKEN CARE OF AFTER pissedoffconsumer.com GOT IN TOUCH WITH THEM & BECAUSE WHEN OUR A/C NEEDED TO BE REPLACED (1st or 2nd week in Aug.2022), THEY WERE QUICK IN HANDLING IT & WHEN WE NEEDED AN ELECTRICIAN, THEY DID THEIR BEST TO GET US ONE ASAP (that wait was on the Electric Company, which btw A & P Electric that Old Republic uses IS TERRIBLE AT COMMUNICATION & ALMOST NEVER ANSWERS THE PHONE. THEY SAY IT'S FASTER TO TEXT - YEAH, ONCE YOU FINALLY GET THEM TO ANSWER YOUR TEXT!!!) BUT HERE I AM AGAIN, WRITING A BAD REVIEW BECAUSE EVEN THOUGH THE A/C GUY SENT THEM THE MEASUREMENTS, SOMEHOW THE WRONG SIZE UNIT WAS ORDERED OR SENT!!! ***** HOWEVER, HERE WE ARE RIGHT AT 5-6 WEEKS WAITING FOR OUR A/C TO BE REPLACED- ONLY TO FIND OUT WHEN THEY CAME TODAY TO REPLACE IT, OLD REPUBLIC ORDERED THE WRONG SIZE UNIT OR WHOEVER SENT THE UNIT SENT THE WRONG SIZE!!! NOW WHO KNOWS HOW LONG WE'RE GOING TO BE BURNING UP, BUT IT'S NOT EVEN ABOUT THE BURNING UP... THE FREON LEAKING OR WHATEVER IS CAUSING A SULFUR-LIKE SMELL TO BE OMITTED THROUGH OUR VENTS, IS MAKING MY HUSBAND SICK AT HIS STOMACH!! & TO ADD TO IT, THE A/C IS FREEZING UP EVERY DAY, SO WE HAVE TO SHUT IT OFF FOR SEVERAL HOURS TO LET IT THAW OUT, MEANING IT GETS EVEN HOTTER! PLUS, THE CONDENSATION DRAIN PIPE IS FILLING UP A 5 GALLON BUCKET THAT HAS TO BE DUMPED EVERY 3-4 HOURS FROM IT THAWING OUT BECAUSE SOME BRAINIAC BUILDER THOUGHT IT WOULD BE A GREAT IDEA TO PUT OUR CONDENSATION DRAIN PIPE UNDER THE CONCRETE SLAB OF OUR HOUSE TO WHERE IT HAS TO DRAIN INTO THE GROUND. WELL IT'S DONE NOTHING BUT RAIN IN THE SOUTH ALL SUMMER SO THE WATER IS NO LONGER ABSORBING INTO THE GROUND. THEN WE HAD THE ELECTRICAL ISSUE, WHICH PUT IT OFF ANOTHER WEEK, BECAUSE GOD FORBID WE INSTALL THE NEW A/C & IT END UP GETTING FRIED BECAUSE OF AN ELECTRICAL ISSUE. SO WE HAD TO BE CLEARED OF THAT 1ST, WHICH WE WERE LAST WEEK. BUT HERE I AM TODAY, SEPTEMBER 13, 2022, SO HAPPY WE'RE GETTING A NEW A/C CUZ IT WILL NO LONGER BE 84 INSIDE OF OUR HOUSE DURING THE DAY - EVEN WITH A LITTLE WINDOW A/C GOING & EVERY CEILING FAN IN THE HOUSE ON HIGH, AS WELL AS PORTABLE FANS ON HIGH THAT ARE ALSO GOING!! I'M EXCITED BECAUSE I WILL FINALLY GET TO SLEEP BACK IN MY OWN BED BECAUSE SINCE THE A/C IS OMITTING WHATEVER SMELL IT HAS BEEN OMITTING, MY HUSBAND HAS CLOSED OFF THE VENTS IN OUR ROOM & HAS BEEN SLEEPING WITH THE WINDOWS OPEN AT NIGHT IN OUR BEDROOM, SO I'VE BEEN SLEEPING ON THE COUCH CUZ YOU CAN'T STAND HEAT WHEN GOING THROUGH MENOPAUSE! THEY TOLD ME THAT THEY USED TO AT LEAST BE ABLE TO EMAIL OLD REPUBLIC & GET A RESPONSE BACK SAME DAY, BUT THAT NOW, IT MAY TAKE 2-3 DAYS FOR THEM, A PROVIDER THAT DOES THE WORK FOR OLD REPUBLIC, TO GET A RESPONSE!! THE 1 GUY SAID HE WAS ABLE TO LEAVE A MESSAGE & THE OTHER GUY WAS THE ONE ON HOLD & TOLD HE'D HAVE TO WAIT FOR 2 HOURS!! I'M SORRY BUT IF YOU HAVE OTHER COMPANIES DOING YOUR WORK FOR YOU - ESPECIALLY IN A BUSINESS LIKE THIS WHERE THEY HAVE THE HOMEOWNER THEY HAVE TO ANSWER TO OR NEED TO SOLVE A PROBLEM IMMEDIATELY, YOU SHOULD MAKE IT TO WHERE THOSE COMPANIES CAN GET THROUGH TO YOUR COMPANY & THROUGH TO THE DEPARTMENT AT YOUR COMPANY THAT THEY REPRESENT, IMMEDIATELY, & NOT HAVE TO WAIT MORE THAN 10-15 MINUTES - & DEFINITELY NOT HAVE TO WAIT NO MORE THAN 20 MINUTES - NOT NO HOUR - 2 HOURS!!! THESE COMPANIES ARE THE REASON YOUR COMPANY IS ABLE TO MAKE MONEY & STAY IN BUSINESS!!! SO NOT ONLY DID WE "NOT GET OUR NEW A/C" BECAUSE OLD REPUBLIC SCREWED UP ONCE AGAIN, NOW, WE HAVE NO IDEA WHAT'S GOING TO HAPPEN NOR DO WE HAVE ANY IDEA HOW MUCH LONGER WE'RE GOING TO BURN UP FOR OR HOW MUCH LONGER MY POOR HUSBAND WILL BE GETTING NAUSEATED AT HIS STOMACH & HAVING TO SLEEP WITH THE WINDOW OPEN DUE TO OUR A/C LEAKING !! HTHANKS FOR UPSETTING US ONCE AGAIN OLD REPUBLIC!!! AND TO THINK, WE ARE PAYING TO GET TREATED THIS WAY!!

Unable to reach out to anyone for issues

I paid trade call fee for serive in April. Old republic keeps sending me emails that I didnt pay. I sent proof of my bank statement and cashed check multiple times. Now they have suspended my coverage. I cant get hold of anyone to fix this issue. I called over 10 times only to be put on hold for over 30 mins.

Unreliable contractors

It seems like every year, every other year I'm having to pay for either heat or AC repairs. Most recently I learnt that a 2017/2018 "repair" led to me having mismatched systems, Freon leakage and coils and whatnot needing to be replaced. Mid-March the heating system gave out which is how I found out about the mismatched systems. I supposedly had everything repaired around the same time. Here it is approximately 2-3 weeks later and the system is already malfunctioning!!! It's not cooling, thermostat temp not lowering and the system has been running straight for three hours and my gauge started at 80 degrees and it still showing 80 degrees. My house is not cooling. I have lost confidence in old republics ability to secure competent contractors. Ive paid $1000.00 in call fees and repairs this year and my system is still not repaired!!!! Last year I called for a tech to fix my dishwasher. I called a plumber the plumber said I needed an electrician and he would put in a ticket....he never did!!! This year that same tech came back remembering having been to my house. I reminded him he never put in a ticket to have an electrician come out. Guess what?! I had to pay 3 call fees for his incompetence. I didn't complain just paid it. Now here I am needing a repair of HVAC system less than a month later. I have not put in a service request because I SHOULD NOT have to pay another call fee because your contractors are incompetent. This is absolutely unacceptable. I've been a customer approx 5 years maybe longer and still poor service year after.

A follow up to my original review on DISAPPOINTED WITH OLD REPUBLIC HOME PROTECTION

Claim started in October and as of December 8th NOTHING has been done other than every few days a follow up call from Old Republic employee asking have I heard from contractor? Do I know if the contractor received the new appliance and parts to repair the other appliances? Has the contractor contacted me? My answer is always the same, NO, NO, NO and the contractor WILL NOT RETURN MY CALLS. Employee says yes, we are having trouble reaching him as well but we cant do anything because the parts were sent to him. We would have to start completely over with getting another (which would be the 3rd) contractor out to the house to diagnose the appliances but since the parts have been ordered and the second contractor might have them we need to just keep following up with him. UPDATE: I called Old Republic this morning and they heard from the contractor. The dishwasher spring for the door has come in. Oven should be in December 21, cooktop *** should be in January 26, 2022, and they do not see anything ordered for refrigerator but will look into that further and follow up with me. Also, they can not guarantee these dates, they are just estimated. When asked could i just get a cash out they are not sure they could cancel parts and even though they show the price of oven at $2777.00 they will only pay out in cash to me $1500. It would be impossible to purchase a double oven at that price. Seems as though they have me over a barrel and not Adam thing I can do about it. This has been two on this of *** on top of two months loss of rents from our tenants. I absolutely hate complaining and especially publicly BUT they leave me no choice.

Disappointment

I have raved about ORHP for years and referred more than a dozen people. On Oct 15, 2021 I turned in a claim. The service provider came out on Oct 19 and advised the appliances would need replaced. Understanding that everyone is short on employees we patiently waited for them to advise of the next step. It is now Nov 17. I have been unable to have the service provider return my calls and when I call ORHP twice after waiting over 25 minutes its like someone picks up the phone and hangs up on me. I was finally able to reach them after several days of attempts and pressing different extensions. I was then told the service company never turned in a report and after further investigation said the refrigeration service man had loss his refrigeration license. Wondering when someone was going to tell us this had I not continued to call. Now they are calling in another service rep and starting all over even after we have paid the deductable to the first guy and waited close to 30 days. When I asked could they proceed with the other items and just turn over the refrigerator to another contractor I was told no they could not. When I asked for a supervisor they said they did not have supervisors. When I asked for contractors relation department I was told they do not speak to customers. I was then reminded that the contractors are self employed and work at their own schedule. This contractor who will not return phone calls and has had almost one month to turn in the report. This is a rental unit and we have lost our tenants and unable to rent because of waiting on appliances to be fixed or replaced. It didn't seem to matter to them that we lost our deductable, a months time and a couple thousand dollars in rent. They decided to send out another contractor. It has now been a week and no word from that contractor. He will not return phone calls, his voice mail has not been set up. .After several attempts to reach Old Republic I was able to get with someone who said they did not have all the information they needed to process the claim. I explained how long we have been waiting. She understood but advised they take care of things in the order they are received. I said well it's been over a month for us. She said no it starts once they receive all the info from the contractor. So very disappointed in their service at this time. I have to wonder if this is their new normal. I have been with ORHP since 2010. Should this be resolved I will update this response. Until then my suggestion would be find another Warranty Company. Apparently ORHP is having issues. Sad because honestly I think they were the BEST.

Very Poor Service

I Signed Up With Old Republic Thinking They Were An Honest Reputable Company That was my first mistake They are very hard to contact and when you do get ahold of them they pass the buck and want nothing to do with solving your problem! I called them because the oven didn't work in a home I had purchased The company that you sent out sent a guy that had no idea what was wrong with it so they sent another man out and He told his company that the oven didn't work due to owner breakage after checking out what was wrong I found the clock they said had a broken control shaft wasn't broken the *** was missing and the clock didn't work! Then they wanted me to sign up for a second year of coverage and had no intention of taking care of the problem I would never suggest that anyone depend on Old Republic to do anything but take their money and string them along and pretend to act as though they care because all they do is take your money and prentend to be a legitimate company!

NO WASH MACHINE FOR ALMOST 2 MONTHS ALREADY

Lack of living up to home warranty contract

My A/C broke on June 30, 2021 and ORHP was contacted and a service provider did come out. However, since then, ORHP has been giving excuses after excuses as to why the part has not been delivered to the service provider for instillation.

Not getting the service I paid for with Old Republic Home Protection

We first placed a phone call Old Republic Home Protection (ORHP) on June 30, 2021, at 5:46 p.m. CST to request need repairs to our central air conditioning unit. Cool-Dudes A/C Refrigeration came out on July 1, 2021 and diagnosed the A/C fan motor was the issue, and they requested authorization for the work and approval to order the part. Cool-Dudes A/C Refrigeration receive authorization from ORHP to do the repairs. However, ORHP chose to order the part directly from the manufacture of the A/C unit rather than pay the asking price from the local warehouse parts and supply company. On July 9, 2021, I receive an email from ORHP that the part has been ordered and was to be shipped from the factory. However, as of this writing on July 19th, the service tech has not received the part, and half of my home has been hot, muggy, and unbearable for since June 30, 2021, almost three weeks. All the while, ORHP has been giving me the old fashion delayed run-a-round regarding the part. I have tried working with your service representative, Jill Garcia, on the west coast. After two message, I have received a garbled message from her about ordering the part. However, according to what I understand from her message, I am not anywhere close to getting my A/C repaired nor the part shipped from the factory in a timely manner.
