Misdirection

Went down after a bad experience from Sevierville Claytons. Told them up front, we have our own lenders. They said fine. 1 month later after the run around Randy tries to pitch us once again lmfao. These people are a freaking joke. Blame game on the new employees while tenured people sit back and wait for the money. Truth is they make money on your money whether youre approved or not. *** used not even car salesman, worse than that. Lied to our face about talking to our lender. What a mother *** joke. Be real. Fake ads dudes.

New home purchase and installed in 2022, Quality review.

While we didnt get the money the most expensive home we did purchase a 14x66 single wide home for just under $100,000 for our small beach lot. Used as a weekend getaway and not as our primary home, you dont really get a good sense of materials quality unless your living in one. That being said, the home is cheaply made using thin press board materials, thin walls, cheap cabinets, everything stapled, cheap plastic tubs and sinks, low end faucet and commode non brand names, doors that are cheaply made or hung too high off the floor line. Appliances are brand name and we have no problems with those. Central heat and air is brand name. No complaints with the sellers or how the setup was handled. A very good friendly staff to help in the buying process. We did buy the 5 year warranty that covers appliances and structural. My only complaint is that the quality workmanship in the assembly of these mobile homes is lacking. Could be a lot different in higher price models but when you spend nearly $100,000 you should get better quality, better craftsmanship for your money.

The worst company ever

PLEASE DO NOT PURCHASE A HOME FROM OAKWOOD HOMES IN POWELL,TN. IF YOU DO YOU WILL TRULLY WISH YOU HAVE GONE SOMEWHERE ELSE. The management team will lie to you every step of the way. The price they give you will not be the same at the end, they have alot of hidden fees. Customer service is horrible. The sales manager is a used car salesman. NO MATTER WHAT PLEASE GO SOMEWHERE ELSE.

Can't get my air conditioner

I can't get questions answered on delivery and installation of my central air. It's like asking into a vacuum.

It is very cold in here in the winter time and very hot in here in the summer regardless of the air conditioner unit that we bought or heating unit that we bought .our place that we paid all this money for its falling apart.. the people who you have to deal with at the office at Oakwood mobile homes in Tappahannock or Liars or scam artist they will lie to you they will cheat you.. there is many things going wrong with this home and it's only a year old now we can't find nobody to deal with this problem and we are stuck with this problem for many a year.. somebody needs to shut them down before the problem gets even bigger and out of control.. the people that work there need to be put in prison..

Run away as far as you can

Very nice to you until they have the money then it’s a 360 degree turn. Rudeness become their actions toward this customer. I told them after I seen this sticker below why have a fire place if you can’t use it when I was told it was a working fireplace. I got a response wow maybe you should find good in people first before you think bad of people. When we have a problem they seem as we are putting them out. They recommend professionals which are their relatives or friends. Some of them only do half the work. I was told the house would be set up a certain day. My house where we were living out of state was sold. House took about 2 weeks afterwards we lived in a hotel extra expense. Then the work that wasn’t done professionals we had to hire someone else and pay more money. These people from manager to sales people need to take a course in customer service classes. No respect for customers needs.

Bruce Milligan and the credit clean up fraud scam

My husband and i had been lookingbat oakwood homes for a couple years. We were sure thats the direction we wanted to go in...2 years later we are ready to start the home buying process and this aggressive saleman approached us. We told him which homes we wanted to see. Before he ever got the keys he asked have you been thru my credit clean up program. Of course we said no.we looked at the homes and decided which would best suit us and went back to talk to bruce..the salesman. The credi clean up he offered was $1100. So he did papaer work to send to some bank which called the next day saying we didnt have enough credit. So bruce called repeted whT THE banker said and suggested that i go online and apply for aeveral credit cards and to get approved id have to claim i made a lot more on my monthly income. Once someone tells me to commit fraud i only have 1 choice and thats to walk away. So next day we went to another company and bought a home with no problem with our credit. No paying out 1100 to hope we can get approved..btw i asked if we would be approved after we paid the 1100 he said no but our chances would be better. Bottom line the salesman has a side gig of scamming people out of their hard earned money. Id stay clear of bruce milligan and his credit clean up scam if i were you

Shady business

We went thru the entire process, up to actually signing the papers. It was like pulling teeth to get our salesman help us. Our first meeting he told us that the prices they advertise are not accurate...we get that, you have to get people in the door, but to completely mislead people is wrong. We wanted help with a land/home package, and he was zero help. He told me he didn't "like" doing that and I should take a Sunday drive and see what's out there. I found the land, did all the leg work with the lender, and the land owner. We went back up to the actual Oakwood Homes center to talk about the loan, and get a price breakdown (we called him 2 days before we came to set up this meeting) At the meeting, our salesman, Clay, was either drunk or hungover as he was unshaven and falling asleep while his manager (who had no dealings with us previously) read some sloppy hand written notes. We had to drive from a different town with 3 kids for this meeting and it was basically a waste of time for us. Here's the thing tho...we really wanted this to work. We tried so hard. I equated our salesman to dragging a donkey thru the mud, but I still did it up until the day we went to pick out our lot. They had some homes set up out there that had been there 3 or more months waiting for their electrical setup; none of them had been lived in yet, but every house out the had shingles blown off the roofs. Every. Single. One. That was one red flag I couldn't miss. These poor people were going to have to already replace their roofs and they haven't even live a day in the house. No way! Just save your money, try to get a conventional/fha loan first...that's what we did and we were approved for ALOT more than we thought we would be. Now, we are about to close on a new brick home and couldn't be happier. Remember: THERE ARE OTHER OPTIONS!!! If it feels shady, it's because it IS shady.

WOW!!!

Warning!!! Do not do business with oakwood homes. After me and my wife signed there paperwork I can honestly say they quit caring. We were dealing with Abby and John and once the deal was done so were they. It's like pulling teeth once the new home hits your land to get them to do anything that was agreed upon. We started this whole process in April and they still haven't finished on there end. Anyone you talk to at Oakwood homes will blame on someone else. They brought our brand new steps out with COW CRAP on them. They didn't level them or put the step railing on. They were just dropped off for us to clean, level and to put the railings on ourselves. That was done by there finance manager Cody. All I'm telling you is if your going to purchase a New Mobile Home don't buy it from this place its nightmare and it's not over. Please share everybody if you will I want people to know about Oakwood Homes in OKC. I don't want anyone to have to go through what we are still going through.

Will we ever move?!?!

We have been in the processing of buying our modular home for several months. We found a contractor to clear our land that was cheaper than the one they used. When we were ready to start clearing our contractor was busy so they got theirs to do it. He was going to pile it so we could burn it. Well, got burn permit and found out we could only burn if dwellings were at least 500 feet away. Our piles are only 253 feet away and they are both about 2 stories tall! If we get a waiver signed by neighbors we could burn but one neighbor won't sign. Shouldn't the contractor have known the distance it needed to be? Then they wanted to know if they could bury it on our property...really??? We bought our ten acres with a plan in mind and a huge future sink hole in our field was not part of the plan! Then they mentioned pushing it to the back of the property...no...we have plans for our property darn it! Neighbor offered to let debris be dumped on his hunting land...if it was done exactly like he wants it. Contractor was found to remove debris but not hired right away...looking for cheaper prices and I caught them lying to me about hiring him. They don't realize I talk to all of them to check on their stories! I have been getting the run around with all this for a while now! Finally hired him but after talking with neighbor he realizes what a pain he will be to work with. So back to no one to move debris. Our house has been sitting on Oakwood lot for several weeks now. Upon walking around the outside my husband already noticed 2 things that weren't done per our request. The only bright spot in this wole ordeal has been the salesman. He has been very kind.

Oakwood staff sucks

I bought a beautiful home from Oakwood, but once you close on your home, the service to get your home into a running home is a living *** When we talked to the sales person, everything we asked for "Oh no problem," but when the house finally gets here, which we chose in February, but closed in April, then the house get here in May. During the arrival trip, we had to run to the county to get permits that were not mentioned at all, before the closing, but were now required in order for you to get your home. Once the home arrives, then we find out, that the gas water heater we asked for is now electric, and the skirting that we asked for was not included. Once we got the home connected to water, sewer, Oakwood people tell us that the inspector from Oakwood, cannot do his inspection until the electric is on. Then the electric company tells us they cannot connect us till the Oakwood inspector inspects the house. This is going on 3 weeks waiting to live in our home. They also do not provide a stair to get into your home so be prepared to get something temporary till you build steps to get into your home. We had also asked to level the area where the house goes, we are seniors and my husband does not have good vision, we did not want the house high off the ground so we asked for the land to be leveled, but of course they said it was included so now the front is 4ft above the ground. So this is a warning to others that are looking to buy with Oakwood Homes go somewhere else.

Bad experience with retailer and home

I purchased a "Delight" manufactured home from Oakwood Homes (subsidiary of Clayton Homes) in September, 2017. The home is a massive cluster *** of poor manufacturing process. My biggest complaint, however, is with the dealer, Oakwood Homes of Albuquerque. I was mislead in several major areas by the sales rep, mishandled by their "liaison", and generally have experienced little support for my concerns. One good experience has been with the repairman sent to correct many of the glaring cosmetic problems I reported. He is fantastic. But the overall quality of the home is very low, even though the sales rep touted it as being quality workmanship. I have sent my concerns in emails to the dealership, but have not received any satisfaction, other than the repairman who is working through the cosmetic problems. I have attempted to find the email address for the company so I can voice my many concerns with this home, but have run into blank walls. Very frustrating.
