Window repair

I called Maracay because there were water spots in between the window pain windows. I am the second owner of the home, and they gave me the manufacture's name and number. I contacted, Cascade Windows, and they came out and replaced 2 windows at no cost and said I have a 9-year warranty on the seals of the windows from original COE. Awesomeservice easy

Not happy with the work after 4 years.

I have cracks in the garage everywhere and in the cement in the front entry way into my house and cracks going around the cement edge where ever the house meets the cement. I am concerned and they are telling me that it is just hairline cracks not to worry. A couple maybe but they are everywhere and they are ignoring me. Also shotty work on the drywall. In garage the "tape" is coming off all the way down and in my kitchen

Bad start to a home build

Craig Tucker has zero concern for customer service. His team told my wife and I we would get a section of tile as a standard before we moved forward with the home. Turns out this is a $1200 charge. Craig Tucker admitted to me his team made a mistake but wont give us a credit for this section of tile. I have text messages from his team stating I would get tile in this area as a standard. Craig does not care and believes the home owner should pay for his teams mistakes

I bought a home with about 1841 sq/ft and the city has it listed at about 1751

I bought a home that was supposed to have 1841 sq/ft, but Maracay listed it with the city as 1751 sq/ft. I tried to correct it with Maracay, but all they do is ignore me. Their customer service is really bad. I talked to the person who sold me the house about a month ago, and he said and I quote "ha" and then said we sold you home the 1841 sq/ft and walked away. The city said someone, like the builder, had changed it to the lower amount, so that is what it is? I just lost over about 100 sq/ft. I called a million times, btut they never return a phone call. Great customer service you think?

Breach of Contract

I was interested in a home to purchase within CA, but I found the prices were just a bit too high. I was pre-approved in CA also for a loan. You do know that there is a credit check with a pre-approval. Well, I went to AZ to purchase a home, but I had one problem. My loan was not approved out of the state of CA. I then went to another place for pre-approval. And received another ding on my credit report. I went to Maracay homes to purchase a brand new home. The person who I was dealing with, Frank, of Maracay homes when he asked me if I had been pre-approved yet. I said yes, and he mentioned his company's finance, and I said I was not interested due to I already have two dings on my credit and I don't need or want another. He then said ok what would you like to do now. I said I would like to buy this home that I pointed out and gave a security deposit of 2500 right then. We moved forward, and to my understanding, the home was to be mine after the contract was signed. Well, five days later after playing around. Like them trying to find another buyer of the home I just put a deposit down. I received a phone call from Frank. He said You are to use our pre-approval program or else you can not buy this home. I said we discussed this problem with my credit report and having all these dings on my credit already, and most of all you did NOT tell me this before I put my deposit in of 2500 days ago. He gave me the run around BS and said take it or leave it. Wow Just like that ha. I said we agreed no more dings. Nice people ha?

JUST GARBAGE

We have had a world of REAL issues. Structural issues. They refuse to fix them. Maracay has made no effort t actually FIX anything. All band aides. They are actually trying to run us out of money in legal fees so we cant sue them..... they are wrong. Justice should be earned, not bought. They think they build "dreams'... They take money, build half *** *** and walk away. Greed is rearing it's ugly head here in AZ. These builders get away with murder. WATCH EASTMARK , in Mesa AZ.... in the near future.... its falling apart. SO many owners are pissed. Lawyers are sniffing around. Its NOT good. Poor and weak lateral structural issues, and truss failure should not happen in a brand new home.

Dishonest!

We purchased our home in Plaza Del Rio -The Reserves in Peoria in 2016. We sold our home Nov 2017, why.... because immediately after the houses were built construction began on a MASSIVE apartment complex! This complex is a complete eye sore, will bring heavy traffic & im sure the property values have dipped. Before you purchase in a new development make sure you get in writing from the builder if they are or not aware of what’s getting built around your property. After we left 4 houses whose backyards are against the complex were listed for sale. Shady shady shady.

Trusses and Windows

All prospective buyers of Maracay homes! Be sure to have the previous owners replace the windows and reinforce all trusses. Maracay Homes hires subcontractors when the trusses are being installed. All trusses are Sub-Standard to the requirements of the law! My windows are either losing the panes or fogging up. Also the seals are loose in between. One more thing; the drywall separates in the ceiling. Could be the trusses shifting. Also; if there are doors flat against the outside without a roof above the builder forgets to put a metal flashing above it to prevent rain from coming inside. Sonoran Hills in Scottsdale

Turd builder

Had them build a house for us. total disaster! 10 years later still waiting for the first page of a five page list on legal pad paper of f'ed up work to be repaired. could not afford to sue them at that time,but now I am working with legal advice to pursue legal options .BUYER BEWARE! FOR SOME REASON THEIR STILL IN BUSSINESS! Run like the wind from this builder! had a home built in the quote "worst years of home quality" by a phoenix home buyer awareness publication. Blanford homes was the builder, GUESS WHAT, I HAD ZERO WARRANTY COMPLAINTS! YES ZERO! LIVED THER 13 YEARS! Wished I never sold it. SECOND OWNER IS ENJOYING THE SAME EXPERIENCE!

"10 year Door to Door Warranty" BS

After just 5 years we have roof tiles failing and chunks falling off. discovered chunks of concrete laying on the driveway, looked up to see the concrete that holds the tile and fills in gaps has failed. I used their preferred method of warranty claims, their website and was called back withing a few hours by a sweet talker. Maracays great customer service says to bad, not covered under our 10 year door to door warrant. Not a structural issue they claim. It will be nice when rain or creatures decide to enter this area and destroy the STRUCTURE. This follows their pathetic performance regarding the paint peeling off my house in less than 2 years, not like we have really rough weather here in AZ. They are a horrible company to deal with. I'd never, ever even think about buying another one of their homes, and I am very proud to inform others to stay away. They must like bad publicity. I find it hard to believe that they would not be willing to spend a relatively small amount of money to repair an obvious defect. I suppose negative publicity is just as good as positive publicity.

Craig Tucker - Sales Manager

I'm having the same issue. We were expected to make all of our design decisions in a small amount of time. We picked a floor tile based on a singe tile. (There was no way for them to show us a picture or a sample of what the floor would look like). We searched everywhere to get an idea of what the flooring would look like. Finally we got the make/model of the tile & googled it. It's hideous! I figured since the flooring is not installed yet, I'd make a quick switch. Craig Tucker said he could make the change for me, but won't. It's against policy. We have tile throughout the house (Every Room)! If I could back out of this deal right now, I would!

Don't buy a Maracay Home!!!

We bought a model home approx 4 years ago to use as our vacation home until we retire. Our fault for not inspecting more thoroughly. They drop in top of the line upgrades that are damaged, missing parts and totally inoperable. We went to use our outdoor kitchen...guess what? Missing parts for the grill and cooktop. Called in GE service repair. The small refrigerator will cost 2,000 dollars to replace!!!! The grill, never hooked up. It was simply just dropped in the opening. Needs a gas line running to it that we have to install, missing parts and a transformer. How much to repair? 4,000 dollars. They dropped in a tub in master bath that is cracked and has no base to it ....another expense. BUYER BEWARE...DO NOT BUY FROM MARACAY!!! They lack integrity and service!

Maracay Homes - Lacks Integrity

Our experience buying a home from Maracay has been disappointing to say the least. The pillars on out front porch, which were a very expensive upgrade, did not meet code. When we had the warranty workers out here they told us they brought it to the attention of the superintendent during construction and were told them to cover it up. The warranty service rep tried to convince us to not get it fixed as it would cause more damage. Convincing us to live with all their mistakes was a regular practice of their employees. They also tried to place blame on the trade workers they had hired to build our home. Never taking responsibility for the work of their hired subs. To mention just a few more of the countless issues we've had are... An unstable and sloping second floor which resulted in re-engineering and construction a year after move in, large nails sticking out of the floor in the second story, air conditioner duct that fell and caused ceiling to warp, painters told to paint before stucco was completely dried and a leaking roof that needs to be completed replace (only 2 years after purchase) due to poor craftsmanship. All of these mistakes have lead to weeks of construction and trade workers in and out of our home for the first year of ownership. Disrupting my families lives. If buying a home from a company that lacks knowledge and integrity, blames others fro their mistakes, covers up their mistakes and tries to convince you to live with the mistakes passing them off as no big deal, Maracay is the builder for you. If not there are too many options out there.

Maracay Homes Traveler House Construction Review from Goodyear, Arizona

The flooring both tile and carpet is such poor quality that 6 months after move we are having to replace the carpet, a 3,600.00 upgrade. Maracay determined this carpet was not defective but only suffered normal wear and tear. The kitchen counter we were told Would have an overhang did not and we were told they would not fix it because it would cost too much money. This is in a 565,000. home, a true disappointment. Poor finishes at a high price.

Poor quality

Paint...paint...paint. Original paint started peeling off after a couple months after new purchase. Told to wait about a year and it will be retouched. Re-painted in spots only and within a couple months more paint just peeling off. Had to fight with Maracay to come paint the house. They eventually and reluctantly sent out a painter who didn't even know color or have paint. Eventual repaint with extremely poor paint and even then barely covering bad spots. House is now 4 years old and paint looks like *** with bare gray stucco showing through all over the house. We have already talked 3 families out of Maracay. Two bought Richmond homes and the other went with Hovnanian. The Maracay homes look the part, but dig down and you get cheap.

MARACAY Homes- DO NOT BUY

DO NOT BUY MARACAY IF YOU'RE A VETERAN! DO NOT BUY MARACAY IF YOU'RE A VETERAN! It's crazy to see all this information now. We were so sure that we had picked the perfect builder- I regretfully must admit how wrong we were. This has been a nightmare from the beginning. Our salesperson decides to leave the company the day after we sign our contract. We went weeks without a word from anyone in their corporate office. Once we were contacted (by email nonetheless- instead of a courtesy phone call telling us who our new sales rep will be) we were told to meet a salesperson (we'll call him #2) from another community who had no interest in meeting with us, was rude, short and was not in the least bit familiar with the floor plans or options of the community we were buying in. In fact- he ended up messing up the build to our home. When we first met with our initial salesperson (the one that should have known about the options and floor plans) we said we wanted face frame cabinets in the kitchen and we wanted to add a sink to the laundry room. It wasn't until weeks later when we were finally in front of the #2 salesperson and WE brought it up to his attention that you can't have both options- it has to be one or the other because of the wall they share!!! Why are WE as the buyers more aware of this than the people selling it? We decided to have the sink moved to the garage. We signed all the paperwork, have documented emails back and forth about it, etc. Guess what? When they poured the concrete and framed the home, we walked through and noticed there was an extra drain in the laundry room. And NO drain in the garage. We brought this to the site foreman's attention and sure enough... The sink was in the laundry room and not the garage. They have poured the concrete and completely built our home the wrong way. It would have been nice if they addressed this right away and said, sorry, we messed up, "how can we fix this?" Instead, finger pointing and name blaming ensued. We were even questioned in the situation as if we were at fault for changing things, when in fact we were the ones that pointed it out and like i said- documented emails place the blame solely on salesperson #2. We even asked to work with another salesperson from that point- we were never given anyone else, so we had to suffer through the process with someone that we thought was incompetent. And on the next addendum, they even tried to charge us for it. Unbelievable. The lack of communication between sales, design center and construction is so evident in the process that you wonder how they could be under one company. We would get emailed addendum from sales of items we already signed off on in the design center, and vice-verse. We often wondered how construction can build a home with almost no updated info from the design center. It was a constant battle to stay on top of paperwork to make sure they were communicating the right info. We had lost total and complete confidence. We were just waiting for the next mistake to arise. And if it weren't for our due diligence of staying on top of it, there were surely a few more items that would've been missed if we did not point it out. We brought up the fact that we are veterans. This is a major investment and we would just like our home done the right way moving forward and asked for ONE simple concession at NO cost to Maracay, in order to make up for the sink mishap, bad customer service, horrible sense of communication and just an all around poor process and poor experience. We gave every effort for Maracay to make up for this poor experience, and unfortunately they decided to forego any effort in doing so. We have never been more disappointed in our young family's life. We even threatened to walk away from the home- and the response was, "well, you gotta do what ya gotta do". Wow, right?... this was Maracay's effort to right their wrong and they chose to throw that out. We are in the process of letting the VA Phoenix Regional Office take up our case. From what we have learned, they cannot keep deposits from VA borrowers. Now we are faced with not having a home in the community we chose, because they just don't care to make it right. So it's beyond the point of unhappiness now- it's a matter of principal and it's a matter of using the best tool we have in letting the world know about Maracay and it's disorganized company and about the customers that suffer from it. This is only the beginning Maracay- this will be re-posted on every social media site there is, every week, for the next year.
