This company is the worse and never seen this out any mortgage company a business can still be a scam!! This is a scam company!!

I have and I will say this with all sincerity. I have never seen a company like this ever. They find ways to get more money out of you. If you get paid on the 15th of the month that's $50 late fee even when you pay your mortgage on time every month. Plus they will send mail constantly to your house. Plus they will send someone to your your house every month to get another extra $20 just to say we want to know if you live there??? I pay you every month so they are adding $70 extra dollars on you without you even knowing. And if that's not the worst thing if they see you paying that on time they will allocate your money wrong to make you look like you not paying into escrow right and then try to raise your mortgage rates because of it !! They will not pay your insurance company because they want you to pay higher rates so they will try and stall not paying your low rate insurance so you can go higher on your mortgage!! This is illegal stealing I mean then they tell you this is policy that we have to come to your house for an extra $20 if you pay on the 15th or later plus $50 plus harrassing mail from post office stating you late to take your home!! OMG I have never seen a company this bad in my life!!

Mortgage letters

I am supposed to be in a forebearance program with them when I got a foreclosure notice... I tried calling them and their phone system would either dump me or put me into their Spanish language phone menu. I also can't contact them online... Dud something happen to them recently ?

People need to know

Loan care is a joke of a company, don't waste your time with the website, a bigger joke, customer service people are absolute idiots, trying to get thru on the website or phone is ridiculous, buying crack cocaine would've been better than using this place.

Communication

Every time you call you get a different answer from different people and it's never the right answer. Also, they "forgot" to pay my property tax until I called them because I got a bill from the county.

?My loan unfortunately was sold to them Feb 9 of this year. My hazard insurance was purchased when I bought my home March 7, 2022, and expired March 7, 2023. My agent drafted up a new policy in Jan to be ready to roll into by the time March 7, 2023 rolled around. Loancare PAID MY hazard insurance premium Feb 17, 2023 and even sent me an email confirming this. I received a letter from LoanCare on April 3, 2023 stating that they were purchasing lender based insurance because I had no record of hazard insurance on my property. (Yet, THEY PAID THE PREMIUM FOR THE UPDATED POLICY ON FEB 17!!!) I sent them a copy of the new and old policies (Old: March 7, 2022 - March 7, 2023 and New: March 7, 2023 - March 7, 2024). I then received a letter from them thanking me fror updating my policy, but stating I was being charged lender based insurance for a gap in my hazard insurance from March 1, 2023 - March 7, 2023. ??? I sent them the declaration pages again. No where on any of them is March 1 listed!!! I finally got connected with a live agent. He stated that when my loan got transferred over the prior policy erroneously had March 1, 2022 as the origin date. I asked him if he could somehow show me where that was, especially since I closed on the house on March 7, 2022. He had no answer for me. He sent me an email stating my policy was updated and all attempts to obtain lender based homeowners insurance would be cancelled. Tonight I got an email from loancare that they are denying my homeowners insurance until I can provide updated documents within the period in question. What is the period in question??? Absolute *** I have never had anything like this with any other company period. I feel like it is on purpose, they are pushing an agenda on me and others to make money...they need to be investigated.,,

THIEVES

They took our insurance money for Hurricane damages and wont pay us. They came out and inspected the repairs (which we had to pay out of pocket) and found the repairs were completed 100%. They still havent given us our insurance money, which we paid for!! They keep delaying and fabricating excuses for their withholding of our money. DO NOT DO BUSINESS WITH THIS COMPANY!!

Homeowners insurance price gouging

Loan care accept any price the homeowners insurance tell them. without the homeowners written agreement. My homeowners insurance went from $212 to $700 a month without any claims being filed or no damage to the house. Loan Care accepted that price and told me I had to pay it. Loan Care don't even give you proper notice they just go ahead do it and send you a letter.

Loan Care Customer Unfortunately

Terrible Mortgage Servicer, Over charge Escrow Payment, Poor Customer Service, intentional manipulation in order for customers to default on loan.

Why would a mortgage company make it so *** hard make a payment? Constantly locked out using correct credentials, send me around in circles. Phone-bot is no better. They SUCK.

Never once in 3 years have I been able to just log in and make a payment. You're going to go in circles no matter what route you use. You can't reach anyone by phone. The "call back" option gets you a call days later. I'll refinance as soon as possible. I don't need this frustration to give them MY money!!!R

This company is a Sham.

Original review Dec 12, 2022
Lakeview / LoanCare purchased my VA mortgage. The transition from one company to LoanCare was as difficult as possible, and I had no say in who my new mortgage service provider is. They made the effective date of the transfer the day my mortgage payment was due but didn't grant access to their system until two weeks after the payment date. They literally started sending late payment notices before I even had access to their system to make my first payment. Customer Service was not helpful at all, and I could not get past the automatic menu until after I had already received the first late payment notice. When I was finally able to get through to customer service, they said that late fees are not assessed during the transition period. But they still reported the "late payment" to the credit bureaus. Within 60 days after assuming my mortgage, LoanCare sent another notice stating that I have an "escrow shortage" from my previous mortgage holder and raised my mortgage payment by $257 per month. I called my previous mortgage holder and there was no historical escrow shortage. Customer service said this time that my homeowner's insurance and my property taxes have gone up. My homeowner's insurance stayed the same from last year. My personal property taxes increased by $700. The rest of the "escrow shortage" LoanCare's mandatory escrow buffer.
