Very poor quality, poor fit & finish.

Workmanship is lacking everywhere and Lennar representatives are quick to point out that it will not be addressed. Very sad to say that Lennar's quality is non-existent and they don't care. After buying a small $700,000 home, is when they tell you to accept the poor quality. Do yourself a favor and don't buy from Lennar, especially at Sterling Ranch in Colorado.

BUYER BEWARE! RESEARCH LENNAR BEFORE YOU BUY

BUYER BEWARE ON LENNAR HOMES I have never posted a single review and do not have any social media, but I felt like I should warn any potential home buyers about a company called Lennar Homes. My adventure started when I had to move my elderly parents in with me due to illness. My current home is a modest 1800 sq ft 3x2 and certainly not large enough for four adults and two dogs, so I was excited to learn about NexGen housing offered by Lennar. I live in Phoenix, AZ. In late March of 2023, we found a community still building called Dobbins Village in Laveen, AZ. I wasnt a huge fan of the salesman, Joseph, but tolerated his arrogance and hubretic approach to sales. I should have seen that red flag but was blinded by my living situation. After all the sales BS, being spoken to like a five year old, and being told NO more time than yes we can for a unit costing more than 630k, we found a home, put down a 20k deposit, and proceeded with the purchase. We were coupled with a Lennar lender, Christian. This dude was AWESOME. He more than balanced out The Joey effect and I thought with Joey in the rear view mirror we were gold. The house was being built and we would close on 7/26/23. I unexpectedly lost my job of 7 yrs on 6/15/23. For anyone reading this in late 2023 or beyond, you should know the economy was in free fall, so losing my job was not only a surprise, but quite painful. Regardless, I notified my Lennar team as most folks will not lend to the unemployed, an obvious summation, but one that would be pointed out to me several times as I was job loss shamed trying to work out a deal with my deposit. Joey, of course, was less than empathetic and actually could care less other than the fact that he will miss a commission. I was later passed to the Lennar Area Sales Manager, Joanne. This woman is a piece of work. I thought Joey was bad, he was a saint compared to Joanne. This post is already too lengthy, but after one more round of job loss shaming, now being spoken to like a 3 year old, and being buried in contractual blather, I just wanted to work something out with my deposit. Needless to say, Joanne was less than helpful, completely void of any humanitarian effort to help me cope with a job loss and this process, and even went so far as to suggest she could possibly help extend my purchase to find a job and complete the deal if I was willing to commit another 5k to Lennar. Again, in 2023, jobs are not falling off trees to qualify for 630k + home purchases. Realizing I was going to make less progress with Joanne The Great, than with King Joey, I hit the web and reached out to Lennar HQ in Florida. I E-mailed, called, left several VM to both the co-CEO, Jonathan Jaffe, and Ian Frazer, The Sr Manager Financial Reporting. Based on Lennars corporate org chart, and having dealt with their local AZ employees, I was dubious that I would hear anything from a company that would employ the likes of Joey and Joanne. After a week of trying to make contact, I think I have to wave the white flag and kiss my 20k goodbye. Why? Because it is all business and profit for Lennar. You are not a customer, you are not family, you are not welcome..you are dollar signs. I am a regular guy who believes no deal is a good deal unless everyone is happy. I am not only unhappy, I am lighter in the wallet from this experience. If you choose to purchase a home through Lennar, BUYER BEWARE..

This was the worst experience I have ever encountered!!! We have purchased at least 4 new homes and NEVER have been through such a messed up closing and disappointing home purchase. First, the rate was not locked in as agreed, so we ended up paying over 2 points more, bought down rate. Second, it was the holiday weekend when they prepared the closing, and they would not budge, even though we requested early enough to change. Third, the manager was rude, the agent practically cussed my husband out, and they acted like nothing happened when we went to closing. Cody, the loan officer was rude, and non-communicative, I had to go through every line to make sure they were not charging us too much, some fees could change, and Cody (loan officer) couldn't explain some of the verbiage on the contract, and he kept changing the amount we had to bring to closing. We went to the house every day to make sure things were going as promised, we always had to check on what was going on, I suggest with LENNAR or any builder do this. Make sure you get things completed before your warranty expires. They take a long time to perform the actions needed by the homeowner. They run through closings like it's a revolving door. I have heard the worst horror stories from many neighbors in our community. Fourth, our bathroom and bedroom were molded from water under the sink and messed up the carpet in the bedroom. We had to make sure this was fixed properly, they wanted to do something that may come back to haunt us later, my husband firmly requested they fix the problem in a different more efficient way (pics attached). I heard from one of the vendors there is a class action lawsuit against them. No surprise this happened and more will come. One of the BEST communicators was a young man by the name of DILLION, he was ALWAYS accessible, checking on customer complaints to see if items were completed. I appreciate you, Dillion.

Buyer beware!

What Lennar used to be is no more. They are riding the wave of a good reputation while solidifying a new bad rep. Customer care really doesn't care about the customer. They make you feel as if your request is a bother for them. 21 of the 27 months in our new house, we were without our master shower. 6 months displaced from master BDR. Fought for 2 years and much pushback to get countertops replaced. 209 trades in and out of our house in 27 months with 50 or so no show no call no clue no care. Lied to multiple times by customer care manager and also was lied about to the roc by said mgr. After 200 days of trades in our 23-month, roc was called and found 16 directives to fix. Still, the 15 of 16 were fixed and at least 12 look worse than before. Still meets industry standards because the standards can't get much lower. The 16 item after all the poor workmanship we declined to fix. That being our floor tile. Over 10 tiles defective. Not left with replacement tile upon receiving keys. Customer care reps went from worksite to find a match with zero success. (over 20 attempts). No one mentioned mfg wise that had 12k pieces just for lennar. Multiple inspections by mfg company said grout haze present, damaged tile. Grout haze tried to fix but baked in after 2 plus years but never inspected until recently and then on a wet floor which did not show haze due to being wet. Roc told by customer care mgr that we and inspector agreed that the tile was a match, which did not happen because i recorded the inspection and conversation. Lennar upper mgmt seems to *** the practice. Meanwhile, we are out over $15,000 for super luxury platinum upgraded tile that looks like it was a landfill salvage. Plus $8k of out-of-pocket costs never reimbursed. Point being. Record every conversation, don't trust Lennar, do not even deal v with them if possible. Buyer beware, or you will be writing a review instead of reading.

Nightmare New Homes by Lennar

My disabled veteran husband, rescue dogs and I have been living in a constant construction zone for OVER A YEAR due to the negligence, shoddy workmanship, and lack of communication from Lennar Homes. A slab leak and the resulting + ongoing damage caused by repairs have disrupted our personal and professional lives irreparably. If you are looking for quality construction or a builder that cares even a tiny bit about a buyer after closing, look elsewhere.

Complaint

So, me and my family moved to a Lennar home a week ago and ever since we moved we just have been getting issue after issue, 1st, we have problems with the electricity of the house, we have literally whole walls without electricity, we have been completely unable to install and get internet on my home because of this issue, some outlets are not able to run any electricity, so they are not able to be used, 2nd, dishwasher is not properly working, it just turns on, but does not wash dishes, 3rd, in the first day that we moved on of the handles just fell off a door, 4th, screen fell off a window on the second floor, 5th, customer service is awful, I called Lennar just to ask a question and they were actually not wanting to answer me or anything I was asking for, they just directed me to the website, which is not very user friendly to be honest, I have been having a horrible experience, buying, moving and transferring services.

This is not customer service.

Lennar representatives are one of the rudest and most condescending individuals you will find anywhere. Their job is to dispute everything you say and argue with you and then make you feel stupid, though you are right. Try to stay away from Lennar.

Since I moved into this house, it has been nothing but trouble.

I have had everything wrong in my house since Ive moved in. They have been into repaint the ceiling several times. I had to hire a painter to do the rest of my house because it was so bad. I have had a back up in my shower. A cracked toilet tank. Theres a huge gap between my tile in the shower and in the bathroom against the wall. I have a cracked tile in the bathroom and the grout started cracking after 3 months. I have turned and bowed walls .I have water that runs on both sides of my house and behind it as I got the swale. If I had known that I would have never bought here. I had cabinet issues that took eight months to fix. Ive had flooring issues. They have been in here three times to fix it. I need a new floor as they did not put down the underlayment for the barrier, and it is buckling. I have high radon, so now I had to put in another fan at my expense. I broke my foot and tore my ankle on their flawed attic stairs, as they were up 9 1/2 feet very heavy to pull down, and it came down on top of me.

Never buy from Lennar!

To whom it may concern. My wife and I put more than $100,000 on a down payment towards a half million-dollar home built by Lennar (Plantation Lakes, DE) and we couldnt be more disappointed with the quality and aftercare that we have received! Since we moved in on December 21st, 2022, everything has been a fight with customer care just to have repairs from shoddy workmanship repaired. Currently we are in a fight with customer care to have a sink hole repaired and windows that leak so bad the blinds blow back and forth (Even on non-windy days). We have been told by the customer care representative several times that we should buy storm windows and the sink hole is not considered settlement. According to the WORKMANSHIP PROTECTION FOR 1 YEAR for windows states: 1210 Single Family Warranty DEFICIENCY WORKMANSHIP STANDARDS AND EXCLUSIONS (1 YEAR) Performance Standard: Storm doors, windows and screens, when installed, which do not operate or fit properly to provide the protection for which they are intended are considered deficiencies. Responsibility: Builder shall take corrective action necessary to comply with the Standard. Builders responsibility is limited to a one-time repair during the Warranty Term. Exclusions: Missing screens, rips or gouges in the screen mesh are not covered by this Warranty. These windows since installed do not fit properly nor provide the protection for which they are intended! My wife and I have complained constantly about the windows immediately upon moving in and the sink hole less than one month in. We have lived on the shore for 21 years where it is much windier than being on the golf course (Windows were installed by Pella), and we never had leaks of this nature! Our home model takes an 8ft slider, the builder installed a 6ft slider then had to replace it, ALL kitchen cabinets had to be moved downward and all the missing backsplashes had to be placed, and the list goes on. With this kind of incompetence is it that farfetched to think that either they didnt install the windows properly or caulk it properly? My wife and I arent looking for anything more than what we paid for! Lennar promised us a quality home and after care, this is not what we have received! Lennar Corporate should speak with or send out a survey to all new homeowners on Plantation Lakes North Shore in Delaware and you will quickly realize that there are serious problems from sales, construction and after care! These employees that you have put in charge of upholding the Lennar brand name would not be good brand ambassadors for any company! Thank you in advance for your attention to these matters.

Lack of honesty and transparency.

Lennar contract do not say anywhere that they would keep the deposit if the buyers financing fell through. Their contract DO NOT states that they would give you a "future purchase credit". They are taking people deposits, their system is RIGED, their upper level staff is in love with their dishonest job, I cannot understand how people sell their soul to the devil for money. I do understand that the ones that have the authority to take this company down to do right and legal, are in bed with "Lennar" .Lennar controls the legal system, the states and county's departments across the nation, and any agency that would stop them from continue doing wrong. Their NHC tells buyers that they would pay to their legal advisors instead to do their right thing. These lawyers need to be reported to the bar too. They train and pay very little to their "monkeys" to be dishonest and concealing information.

Horrible Experience

So when we were building the house, we had to fight with them to make our closing date even though we walked -through two weeks before and did punch list when we showed up on day of closing, they had done nothing of any of the punch items so we had to get corporate involved now here we are About seven months later and our shower tile in the master bathroom is falling off the wall. We were told by Lennar Home Warranty that they were only going to match and replace a few tiles in the shower and not replace the whole shower tile. Now they are coming back saying that they cannot match the tile in the master so theyre going to have to replace all of the tile . With a new type and color. The problem is we have the same matching tile in our hall bath so for retail value we want everything to match in both bathrooms like we originally planned and what we originally paid for and our warranty person is telling us that its not going to happen. The shotty tile work is not my issue, Lennar not being able to find the exact tile even though its been less than a year is not my fault and so they should make it right if they have to replace the tile color, then they match it in the master and hall bathroom to make it fair. Plus our grass was put in June 2022 and it basically was dying but Lennar #Warranty and the landscape people continue to tell me to aerate The lawn fertilize and it will come back when in fact, the grass in the front and backyard need to be replaced and they are basically refusing to do that since my backyard has a slope and I have some erosion because again the grass is not really growing that well They are really not wanting to fix the swell or the erosion issue. Lennar was a mistake for us after all the houses that Ive built and BNN in my life this was the worst construction phase and warranty phase that I have ever experienced. HORRIBLE EXPERIENCERun dont buy Lennar!!

Discrimination and lack of transparency

I was interested in a home in Quartz Ranch Menifee and I went through the prequalification process. I was waiting for a specific lot location on the cul de sac. I was offered a similar lot in November but because of the landscape of the lot I decline but before declining I inquired to know about my position on the list for the next phase. This future phase contained the release of the lot I had been waiting for. I was told I will get the home at 99%. I waited patiently for over 4months for the release of that phase. To my greatest surprise, this lot was given to someone else with no clear explanation as to why I did have it based on my position on the list. I feel I was discriminated against and the lot given to someone else. Hiding the list to themselves gives room for sellers to decide to who they want to sell and this creates a horrible customer experience and tarnishes the image of the company.

We had a Lenner home built for us in may of 2020 was our move-in. When we did the walk threw on the home, We were told that they would come and do the walk throw at 30 days. No one ever called to schedule on: an then at a year walk threw. I talked to the project manager a few times. Finally she told me I needed to go online an schedule the walk threw: why wasnt we told this from day one: time They came to do it. I was about 20 months in. During the walk threw I asked about the grout. Cause it was looking chalky an had bubbles. I was insured that this was normal . An nothing to be consigned about. We dealt with the contractors not showing up so many times. And still things are not done: like I have cracks throughout the house that never been fixed that were talked about during the walk through. An now they are saying to much time has passed to be fixed when this was addressed. Also when they came to fix a broken tile; the guy told me that the grout was no good but was scared to write me a letter cause he was In fear of loosing his job for telling me the thrush. The grout is literally turning into dust, and in the shower mold is growing cause the showers were never sealed properly. I have chronic respiratory failure an mold isnt helping my breathing. Still cracks in the house that hasnt been fixed. Every appliance has broken. Which isnt lenners fault : but I do fill like Tbey put the cheapest possible appliances. Another thing. We were never told in the walk through at signing that we need to flush the tankless water heater, every year. And if we dont it throws out the warranty ; which guess what the water heater broke.$1800 to fix cause the parts were not covered, because it was never flushed. Had no idea flushing a water heater was a thing. Also was told it needs to have a plastic protector box around it cause its located outside. Which also threw out the warranty. The AC has broken down so many times cause the AC never had the correct capacitor. Which had to have them come out 4 times already in 2.5 years. Now the nails are picking threw the walls. You can literally see the top of the nails. An the sheet rock is failing off the nails, if I can post pictures I will: this is unacceptable. We waited 8 months for our dream home to be built . For us to have a stack of stuff that isnt getting fixed: we have a new born baby and a 2 year old, we wanted a safe forever home for our kids. An this is all I can think of at this moment. But I really wish something could be done . We paid $18k for the tile floors for them to look like crap. Also the bathrooms were all upgraded an the 2 kids baths are supposed to have framed mirrors like the master bathroom does. But they didnt get the mirrors an I was told they would look into it. Now no one knows anything about that. 11k for the bathroom upgrades to not have the full upgrade: and moldy dusty tile Please Lenner fix this . 480-578-**** Israel Flores an Kelley stevens

Protect Veterans!

VETERANS BEWARE!!! My husband is a 100% Disabled Veteran. We signed a contract to purchase a home with WCI (Lennar) in *****. When we initially wrote the offer, it included a contingency on the sale of our current home, but the sales agent told us that Lennar did not accept such contingencies and that the offer would have to be submitted without it. We did so reluctantly because we were in a red-hot market and had no doubt that we would easily sell our home and buy Lennar's. The builder required an $85,000 deposit, and we had to borrow against the value of our current home for a cookie-cutter home that would have been built in the exact same spot the exact same way regardless of who purchased it. We read the contracts several times and missed the writing about financing not being a valid reason for leaving the contract unless we were denied a loan within 30 days after signing the deal (no lender will give you anything better than conditional approval on a home sale where the closing date is over 90 days out). Even if we had caught it, it wouldn't have made a difference because we couldn't have anticipated such a swift shift in market conditions, and a conditional loan approval can quickly become a loan denial later in the process. Unfortunately, the market took a turn for the worst, and the homes in our area lost over $100,000 in value from June to December. Buyers dried up, and despite our best efforts and numerous price drops on our property, we could not sell. We were unable to close and despite appealing to the Executive Chairman of Lennar (*****), the company cold-heartedly kept our deposit a day before Christmas. The holidays were ruined and it will take years for our family to recover. Veterans, please avoid Lennar unless you are very comfortable with losing massive sums of money, the contract is designed to be completely one-sided favoring the builder, the VA will not help you, and the company does not care about you.

Poor build quality

HOME BUYERS BEWARE!!! Do not ever buy a Lennar home. My wife and I bought our 1st home and have had nothing but issues with it. We have been in it for just over a year. They may look nice but Lennar hires outside trades that do shotty work and are masters of hiding f-ups. Lennar has been shown all the issues with my home and I have been very vocal about the quality of work. Things were found before 1 year and after trying to settle in the house and do some personal touches to make it our home, is when more of the shotty workmanship was discovered. See pictures attached (only able to post 20 pics) Homeowners buy a home with confidence that the home is built correctly. When time comes for you to add personal touches, your expecting measurements are correct and things installed correctly. Ive had walls repaired and trade textured a wall in my bathroom put paint and no primer so paint came off in sheets, caulking around sinks came off when cleaning sink with a sponge, windows frames were not straight and 1 window was half inch higher than the other 2 windows, floor molding not cut straight and going from 3 1/2" to 2 "1/2 in height and still installed, caulking in shower lifting, a/c unit was sealed incorrectly, tons of drywall defects, plumbing issues, doors sticking, front door had massive gap and had to install a security plate so the deadbolt had something to grab, foundation was not level causing pockets in the Vinyl flooring, entire upstairs creaked wherever you walk, massive gap in front door even with door seal in place. You could see light from inside the house at night with the door locked. Window sills not level and sloped, missing screws in light switch plates, drywall over cut on outlets and cover still installed, door frame to garage not flush against wall and pushed out, kitchen granite back splash not flush against wall, caulking just smeared everywhere, etc etc. The list goes on Whatever you do, if you have to buy a Lennar home, if you don't know what to look for, spend the money to have the home inspected before you move in. It really sucks having trades in and out of your home when things should have been done right the 1st time. If you need an inspection, message me and I'll gladly help or hire anyone. Just dont get taken advantage of. It is my opinion Lennar hopes that people don't find the issues. In all fairness, they have come and repaired things but doesn't always get done right. Do not let Lennar make you think or feel your a picky homeowner. You are buying a home and it needs to be built right. I had issues with Director of Customer Care Inland Division, Jeffery Buffington. *** poor customer service and makes you feel like and says your a picky homeowner. I am not niave to the fact there will be little things here and there and not expecting perfection. 1/8" or 1/16" is picky, 1/2" or more and all the issues in the pictures is not picky.

New House Foundation Failure

After buying our house, we noticed a small section of foundation hardwoods had separated. Over the next 1 1/2 years, the separations become larger & longer, eventually spanning the north/ south entire width of our house. By summer 2021, it was apparent that we had a problem! The separations of the hardwoods became very noticeable & followed the area where we had originally seen the "surface crack" before purchasing. Next, we had ants actively entering the house in the middle of our downstairs, underneath the middle wall. We contacted Lennar, who sent out two men with caulk in early August. Obviously, they were unable to address our problem! Due to our history of being dismissed by Lennar, we decided to hire a geophysical structural engineer, certified by the state of Georgia. In September 2021, it was confirmed that our concrete foundation did indeed crack from one side of our new house to the other side, & that crack is through the depth of the concrete! In addition, there are many other concerns & discoveries ... * The compaction of our property is of inadequate bearing capacity & does not meet city codes. Our hired engineer also concluded that the composition of our house pad is inadequate. Our house was built on fill dirt that was not properly prepared. * The slab is wavy & uneven near to the back door. * There is no rebar nor metal mesh in our foundation concrete. * Our engineer concluded that our house is lacking in necessary footings (inside & around perimeters) as required by the blueprints & codes. * The crack through our foundation is becoming up to 2 inches in width. * Our entire downstairs hardwoods will need to be removed & replaced, after our foundation is secured. Our furniture will need to be put in storage & we will need to move out to facilitate all repairs. We were not sold the house that was represented contractually. On Oct 25, 2021, Lennar customer care team members arrived at our house with their own engineer, plus 1 - 2 more men (4 - 5 Lennar people present) for discovery. On Dec 7, 2021, Lennar customer care team consisting of 3 Lennar men, plus their original engineer & a new engineer, did a second discovery. At no time has Lennar shared the names of the engineers nor their firms, that were present in our house. Lennar customer care team confirmed many of our concerns & promised us a solution as well as a copy of their engineers' findings, all within a few days on each of their visits. As of today, Feb 22, 2022, we have not heard another word regarding either report for those respective days, nor any plan to repair our house that remains under a foundation/ structural warranty. We were strongly assured that we would not be left in this situation, & that communication & a plan would be forthcoming. CRICKETS FROM LENNAR ... Our engineer's report was given to Lennar in both digital form & multiple hard copies on Oct 25, 2021. This report includes all findings, all additional concerns, pictures of support, & recommendations for repair. We have also secured all Holly Springs permits existing from the build of our house. This review does not include every concern but is a basic overview!
