Marketing

We had been to one of your community in Rosenberg which is under development on Sunday Afternoon , we were interested in booking and were excited about the new homes and its Development infact we did like the Community , its plan and lay out and we even decided on parcel of land for our future home. everything went well with the representative of your comapmy we were told that she would get back to us on tuesday on the land that we had decided. Till sunday afternoon then all was good say community, location price , parcel and land we parted with your rep. quite happy and estatic about the new home. Come Monday and i get an email saying that they are gonna go up on the price on Tuesday and we need to Decide and Act fast to lock in the price. WOW now i am suppose to make a decision as fast as tuesday for an amount involving 4ooK for which i will be paying the mortatage for the rest of my life. Such Pressure Tatics and cheap gimmicks has just left a sour taste and have made me wonder am i dealing with honest and ethical people in this industry. I shall have to consider my decision of going with your company and shall have to look around for my new home with some one else in some other community . Please consider your Marketing Gimmicks and Selling tatics they seems to be too cheap and sinister Rajesh

NIce house, lousy finishes

The sales staff is cool. Not very knowledgeable about home construction but pleasant to work with. Many issues at the 5 day prior to closing walk through. Very little fixed by closing. Many of the repairs they denied where finally fixed after a Arizona Registrar of Contractors inspection. Warranty team keeps informing us, "That is how we do it". Level 2 drywall finish for a smooth wall with flat paint finish is ridiculous! Level 2 is what the ASTM states is acceptable for a garage or a warehouse. Been 2 years now and numerous touch ups and the house still looks like crap.

Faulty Circuit breakers

Im a Khov home owner. Finding out more and more defects with a brand new home . Just today electricians came by to fix a faulty circuit breaker associated with the fridge. Over heating resulted in the breaking sometimes tripping . To the touch the breaker was extremely hot and wiring was chard clear signs of burning. Ultimately it was the easement of electrical professionals that determined the breaker was faulty and a potential fire hazard could have occurred. Luckily we caught the issue and had replaced. Technicians said that issues like this rarely occur but builders like Khov need to build with quality in mind.

Plumbing

I am without hot water for 2 days and the Office doesn't open until Monday. I have a wife and son that needs to clean up. I myself needs to clean as well and no number to directly to call.242

Dishonest

I been told that we have structure problem but cant be claim because warranty expired but known for it warranty was for 10yrs, I called them again explained the situation but the person came out to inspect told another story that problem with cosmetic which is not cover with warranty, I am waiting for supervisor to call resolved the issue but has been a week past by I havent heard back from them

Complaint

Hello, RE: 6948 Fledgling CT, North Ridgeville, Ohio 44039 Attached you shall find the list of things needed to complete my final grade. Please be advised that everyone else around us has their final grade completed and approved. I have contacted headquarters to help things move forward if you're not responsible anymore. If you are not responsible then you should tell us and send us in the right direction so that we can get our yard final grade approved by the city. Our basement trim and carpet still needs to be fixed and replaced because of flooding, Our Kitchen Base cabinets are a 1/2 off and not level and we didnt see that until we had our backsplash installed. Please be advised that our home had to have the basement cut up to repair the plumbing which was not installed correctly. Steve Butwinski told me that K-Hov dont put boxes in for rough plumbing because of Radon Gas. Please be advised that if there was a Radon Gas issue then K-Hov should install a Radon mitigation system. We are very upset and we want our home completed so that we can live without and issues.

Unethical

Khovanian Homes started off great. My family and I are building whats supposed to be our dream home. We were made several promises which have come up empty. We were told we could have the fence we selected and our front and back yard would be completely sodded, both of which were lies. We paid an additional 13,500 for the lot we chose so we could have a fence which didnt obstruct our view. Now were being told that it cant happen and we our excuse my French *** out of luck. When asked if we could back out of contract and have our money back NO! That means we would be out $30,000 we already have invested. We have been polite and asked for them just to hold up to their word, but they refuse. This company is completely unethical! Please make sure you read all the fine print and dont take anyone for their word. Because with this company it doesnt mean anything!

Problem after Problem, since closing 4 months ago.

Where do I begin? First it was the nightmare of trying to close my loan, after I moved across the country. It took 4 months to close, 4 different close dates and still needed to submit "proof" after I closed. Terrible experience. Since I have moved in, I have had countless problems. The first being the main sewer line backing up into my house due to negligence of the builders using the drains as their trash cans. My brand new house, flooded with dirty sewer water, 48 hours after I closed. I was scolded for calling an emergency plumber when the "contracted" plumber would not return phone calls. Then, it was my dishwasher shell was cracked down the side and leaking onto my floors and ruining the baseboards and more than likely getting under my flooring, which was never checked nor fixed. A new dishwasher was finally sent to my house, which was also broken. My microwave stopped working in the 3rd month of owning the house. Currently, I am dealing with a flooded master bathroom, that is filled with mold. I am having to take time off work to allow the 6 different companies into my house to fix the builders problem, all of which should have been never a problem to begin with. I cannot get any communication from the "field rep" all I get is finger pointing. I am beyond frustrated with this company and would never recommend this to another person. My entire experience with this company has been a complete nightmare! I cannot wait to sell this house and never look back. Selling, with mold, is a problem though!

Baymont Farms is not the best of Khovnanian

We have issues with LVP cupping in house and it is like an Abbott & Costello Routine trying to get someone to take responsibility. As this development is all subcontracted, I would recommend avoiding this community. If you are up for the challenge, I would recommend you Video and Record as much as possible and maintain a relationship with a good attorney!

Trash inside island

We moved in March 2021 and have had a problem with our newly built home since day one. First there was a large hole in one of the cabinets. I guess they thought we wouldnt notice because it was above the microwave. My island was used as a trash can and then the builder put the countertop on without removing the trash. I only found this out b/c the dishwasher leaked due to not being installed properly and water leaked all over my hardwood floors. Mold started growing inside of the island and the entire thing had to be demolished. Hence the countertop had to be removed and there the trash was revealed. It makes me wonder what is inside my walls. Let me remind you This was a new construction build.

KHOV NEVER contacted me. I sent an extra letter via the email address which Pissed Consumers provided- the email bumped back, it appears KHOV blocking emails from consumers. I sent a personal letter to Ara Hovnanian, he signed as received, and there is NO response.

I purchased a new built town home in Casa Del Mar community in Boynton, Florida. The property is built by K. Hovnanian Homes, KHOV. The building is built in 2020. From the start KHOV forbade to hire a professional inspection before the closing. This should be a red flag right there. After the closing I hired a professional inspector and the inspection report had 57 pages long findings. The KHOV's attitude towards to fixing what is under their warranty was despicable, they were trying to reject everything what they could saying that it is " normal and built according to the standards". Half of the findings they had marked as cosmetic and bluntly closed the finding in KHOV warranty system. The other half are still in the process. Furthermore, when I moved in , the biggest construction issue transpired. The property has no sound insulation in the interior/ exterior walls whatsoever. The noise is coming from my neighbor-units transmits extremely easily and it is directly related to the problem emanates from the lack of insulation in the common walls or possible crack in the masonry walls. The house is in very close proximity to the railway. The entire house is shacking when a train is passing by to the degree that subjects are falling from the table. I dont think I am just being unreasonable when I expect sound insulation built in the property which is so close to the railway and marketed as luxurious property. I believe due to daily shacking the walls got cracks and the sound travels even more. The situation became unacceptable and it affects not only me but my neighbors. There is no privacy and no human freedom in our own homes. The issue pertains not only to loud TV/ music noise (even though my neighbor running music at level 3) but I hear when my neighbors talk and even hear when they sneeze!! Furthermore, I can hear when my over-one-unit- neighbor plays music. I repeat, not my next-door neighbor but the 2 units down. It is difficult to believe that the building is built according to standards. I talked and sent email to KHOV regional manager. He is taking a position that everything is built according to the standards and pass inspections. But in reality the quality of the wall, entrance door and attic ( some of the owners had black mold within the first year of built due to attic issues) are very poorly built. Not a word of apologies or express of concerns about the home owner complaints from the regional management. What a shame . I would like to believe that this behavior is not representative KHOV public goals and company policy towards customers. Nevertheless, I am suffering from abnormal noise issue every day and it does affect my life. KHOV's HQ should step in and fix the sound insulation issue immediately . The attached below are some pictures of brand new entrance door, attic and bathroom door.

Gourmet Kitchen is NOT offered for 1st phase Meadow View II - Mountain House, California homes

Hi KHovnanian Team, As a last resort I am writing this email on the assumption that KHovnanian as a Builder would give their best to satisfy their customers needs as opposed to just closing on the home as per their target timelines to achieve the end targets they are trying to achieve as a company. I am hoping that this company "KHovnanian" is built on the trust of maintaining Satisfying customers as opposed to meet their targets. I am a property owner at Meadowview II - Homesite 43 (Frame Stage Complete) - at Mountain House, California. I signed my contract in May 2020 (during middle of Covid-19 at its peak) and one of 1st 15 buyers who are expected to close their homes possibly in Oct 2020. I have requested for Gourmet Kitchen option since May 2020 and I was always kept on the hope that the management is trying to get it materialized and was just informed only yesterday 09/02/2020, that this option would NOT be provided to the 1st 15 buyers and is actually going to be available only for the next set of buyers who have only starting signing for the homes after the market has really picked up and after May 2020. Considering I am one of those potential buyers who have trusted KHovnanian would do whatever it takes to keep their customers happy, I was expecting Gourmet Kitchen (I have even agreed to take it with the price tag of $7600 which has been offered to the next set of buyers) to be made available for me even if it needs my home closing date delayed by a month or two, however it was surprising to hear back that NOT providing this option to one of the 1st buyers who had requested this option in the 1st place, it seems KHovnanian builders are communicating to me that you would only get what is shown in the model house and they cannot address the same as they have to meet their target for closing the homes by Oct 2020. I agree there are lots of clauses supporting the builder, but I am not writing this email to look into the legal obligations from both ends, however I am hoping KHovnanian considers their customers are the ones who have built this company in so many of these years with TRUST and NOT the targets they have met in these years. Considering a buyer is ready to pay for the option he requested from Day 1 of his contract and the option is available for possible buyers who are closing after Oct 2020, I am just unable to envision my home without this option being provided. Why can't KHovnanian consider the concerns of the customer like me and delay the closing if need be and address the Gourmet Kitchen option for my property? All it takes is consider your customer as a CUSTOMER as opposed to considering him as your target closing number to be reached. Imagine a happy customer can go a long way in terms of providing the feedback and supporting KHovnanian as a Builder. Note: I have already recommended one of my friend to this builder and he has already signed on the Homesite #51 in the same phase and Imagine being me unhappy, I probably would never even utter the builders name for my next set of recommendations in future. I sincerely hope KHovnanian can go beyond their targets and try to address a customer as a CUSTOMER and support in getting my concern resolved. Awaiting a positive reply with loads of HOPE!!!
