Corrective action

I would like to make an appointment to correct discrepancies found in my house during the walk thru phase 1. Following discrepancies noted: 1) Loose molding on side of fridge. 2) A/C pavers foundation loose. 3) Stain on wall by upper stairway. 4) Garage door making noise during opening and closing.

Dangerous Company To Do Business With

If you consider buying from KB Homes, be sure to have a real estate attorney look over everything. Do not trust their sales people! This company has put us through the wringer, charged us with fees for not going with their lender even though we never signed a loan agreement with them. When I first signed up, I told them that I was using my own lender (I work for a credit union) and they said it couldn't hurt to entertain theirs (KB HS Home Loans). They have you sign a contract to pay for any rate locks but the amount was left blank. They gave us a loan agreement and the origination fees blew away the huge builder credit they dangle in front of you. We rejected it and never signed. Then, the night before closing (which was cancelled that same night by them over lack of attic ventilation) our credit union is told to wire an extra $4,445 for a rate lock, citing the document we signed with a blank amount. They couldn't provide a signed loan agreement because they didn't have one. No bank will wire based on a no-amount agreement and a side note with a dollar figure, by the way. It took some serious protesting to have that removed and they did it "as a favor" to us. We are on our 5th closing now with no date set. I had purchased appliances and furniture after our final loan approval a few days before closing and now they tell me that if I have to trigger another final approval over this, since my purchases caused the issue, they would not return my earnest money if it falls through. Oh, and the reason I'm under such scrutiny over the loan is because I lost my home buyer for my current address since we couldn't move out in time for them (because of KB's date moves). They will make everything your fault and then stick it to you for it.

I don't even know where to start. Biggest problem right now they gave us our house with no grass front yard or backyard. Knowing we have four dogs. Communication with them is awful. As a new home owner I am so beyond frustrated. To this day I still have no grass. They do not seem to care about their people. I am so flustered that we are even having to deal with so many problems. I regret working with kb homes.

BELOW STANDARD WORK , NO SUPERVISION, KB DOES NOT WANT TO DISCUSS THE PROBLEM, NO CONCERN FOR THE HOME OWNERS THAT HAVE BEEN EFFECTIVE BY THEIR POOR WORK.FIN

Black spots on my ceiling. Looks like mold coming through from attic.

We have reached out to you regarding the mold in the kitchen area. Someone was sent out to test for a leak but no mold testing has been performed. It seems as if we are being put off. I would appreciate if you would send out the appropriate person asap to do the necessary mold testing before the problem becomes worse.

Water heater only had a one-year warranty through KBKB shouldn’t put in something that doesn’t work

Water heater went out, is not covered by KB for the price of the home KB should I put in a quality product or warranty for longer? Never was even offered a home warranty at all.

Nothing was resolved from first complaint. Prior to 6mo follow up, noticed other major issues. No one responds. Not even the president. Guy across street got his entire house redone. Me, nothing.

Construction manager failed to follow through; unable to use my dishwasher from day one, cabinet doors open the wrong way, marble vendor never came to fix issues with master bathroom sink and all bathroom drain plugs, etc

Garanty

The concrete from my house leading to the garage has lowered in height. Its basically uneven and has dropped as seen by the picture.

Sales team misinformation

We have been told that the community house will be build in community and would be covered under HOA but that was not true.The sales person misguided us in the process and was very rude.

I bought the home only 2 weeks ago and so far lousy and/or no service.

defective drainage, door handle falling apart, I constantly fix them myself, promise a coupon for one gallon of paint in case I need it later, no coupon ever received. Windows wand falling apart. I have to change every one. Place a latch at the garage door which is in the wrong position and cannot be use. Refuse to correct it. Why put a latch if they do not want the owner to use it. All these after only 2 weeks, I hate to think what will fall apart during the first year.

OnlDiscrimination on lot acquisition

My wife lost her Sister, recently we had to go out of town, for the family and Funeral. We indicated we were grieving needed to do the Loan Application once we, came home. Now were unable to get our application submitted, Jared the loan officer has been contacted several times by Sahara, the realtor, only when we expressed we wanted a new Loan officer did Jared contact us, He was not Customer Friendly, using Harsh words, and oneliner's, Now he refuses to assist us in any manner, by no correspondence, nor the realtor Ms Sahara. Ms Sahara stated several times she would contact Jared, Jared did call us once wanting to do the Application over the Phone it wasn.t a good time my wife was heaving and sweating, I ask him to call us the following day he never did my wife has contradicted Covid

Poor workmanship and work not complete

KB Homes has not completed the work that needed to be done on my home and has still not completed the issues. I closed on my home last month on the 29th and 90% of the issues have not been resolved due to either laziness or blatant disregard for other people money and time. - Back door is so out of square it takes a 200 lbs person to open it. (They attempted to replace the track to resolve the issue but it remains as the door is not square in the wall and needs to be cut out and replaced) - Mud and rusty nails all over the roof - A drawer missing from the counter ( I was told they have the parts for the drawer just have not had the time. This was supposed to be resolved before move in. Still has not been completed) - Still missing appliances ( KB homes was given several options to resolve this issue. Lied and said they are back ordered. Used COVID as an excuse. Order the units ahead of time. Get me the units I have already given money for or give the money back) - Back yard was not graded and left concreate chunks scattered all over the back yard - Lines of paint on almost every hard wood floor in the house. ( This was noted before closing and was told it would be resolved that day) - Upstairs counter was installed but left the sink laying on the floor and the old counter thrown in my guest room with drywall chunks scattered all over the place. New sink has still not been installed. - Garage door panels replaced and still not painted The fact this is how this company does business is beyond me. The lack of attention to detail and continuous spewing of excuses is sickening. Hire more people to get the job done and do not contact me unless it is with an ACTUAL resolution and not telling me to wait and see.

KB Loans is a joke

I want to start off by saying that our sales rep was great, even with all the bs we had to deal with. However, the loan experience was horrible! After dealing with rising interest rates and being told there was nothing they could do to help, we backed out and moved on to something else. A WEEK later we were told that the loan officer was not supposed to tell us that there was nothing they could do because they were working on buying down our interest rate, unfortunately we had already spent some of the money needed for closing due to unforeseen events and us working on paying down one of our vehicles. KB said they would work with us, great, we decided not to go ahead with the cancellation and see what they could do for us. We were told to wait a week so they could get approval from management. Turns out the same loan officer who pretty much slammed the door in our face, mixed numbers up and the amount they would need to give us doubled! Youd think after messing up once, you would double, or triple check your numbers being submittingapparently this loan officer was incompetent or just overwhelmingly busy, either way, after being in limbo for about 6 weeks, we finally decided enough was enough. KB took the excitement and fun out of building a new home. Not to mention the times we went to see the progress of our home, we continually found *** all over the insulation and on the dry wall (that shouldve been the final straw there). Needless to say we will never look at another KB home again. Do yourself a favor and save yourself the headache and look elsewhere.

Leaking from AC same problem, same spOt

I have been complaining of the same problem, this was resolved in June last year. Its occurring again. something has to be done.

Poor New Build Quality

We closed on our home in Jacksonville, FL on November 19th. We were extremely on top of our build process and visited the home almost daily. There were numerous issues throughout the entire thing, poor framing, wrong design elements, etc. Fast forward to closing, we had extensive issues with our home. We made our issues well known to our site managers and they took note. We kept trying to push our date stating that KB was not finished with our home. We did not even get electricity until 2 days before closing so our inspection had to be done afterwards. See, KB home has a sales quota to meet by the end of November. It doesnt matter where their homes are at and what cost it is to the buyer, they were going to close before that fiscal year. We have numerous paint and drywall issues, broken cabinets and crown molding, screen not put into our kitchen window, French doors poorly painted, home not cleaned, paint on door and light fixtures, caulking on cabinets and counter tops, unleveled tile in our master bath, poor landscaping with gaps and unevenness in our grass, nails found in our carpet, 80% of our carpet is pulling up (we can just roll the whole thing up if we wanted), scratched up linoleum, nail holes in our drywall, indents in our drywall seams, our upstairs banister shakes. Some stuff was lightly addressed, but get an excuse that warrenty can take over and fix things. Fast forward to three months in this home, we still have a large number of major problems. Due to poor quality of work, we see even more nails in our drywall, our grass continues to be so unleveled with gaps and I have nearly rolled my ankle twice, when it rains or my neighbor waters their lawn the water pools onto our side of our lawn which is killing our grass. We have also had issues of construction workers trampling our grass, throwing materials, etc and that has also killed our poorly laid grass. Another issue is when vendors were hired to pour cement for our neighbors driveway, we have cement splashed all over our cars (one which was brand new). Why were other vendors courteous enough to ask us to move our cars when they were painting or bringing in materials? So there goes damage to our cars. Why does our entire carpet have to be pulling up or we feel hard spots underneath our feet in parts of our home? Why when painter were hired to come in and do touch ups did they have to spray texture and paint all along our flooring so now we have white spots everywhere? Why did these same painters break our cabinets again? Could they not have just done their job right the first time? Why do we have to have individuals in and out of our home causing my real estate husband to lose out on potential clients or for me to have to postpone important appointments? There should not be this extensive amounts of problems in our home. We do not need multiple people coming in and taking notes about our issues over and over again without result. I am tired of sending emails and being constantly ignored. I am tired of Dan Schultz making up excuses about his poor construction or quality of work. The director of construction, Darron Gowens, is courteous when we are able to talk to him, but will ghost you the next minute. We also now find out that he is essentially scoffing at our issues and publicly claiming that he refuses to build us a new home by doing the repairs that are needed. We should have never been forced to close on an unfinished house. We should not have to be dealing with major issues. This was our first home buying experience and it has been horrendous.
