Im getting charge for a water bill due to a pipe break

Im getting charge for a water bill due to a pipe break that the city of plano h brought to out attention. This will make the 3 pipe/plumbing issue weve had in the the pass year or so, and I get it mistakes happen but to not have a legitimate number to call to handle this now Im receiving letters to vacate the house necause of no payment when im trying to get someone on the phone to help resolve this issue.

This company has ridiculous fees, not fully advertised when signing up with them. Been with them for 3 yrs and every month is a surprise.

Charge 50 bucks for app and no application was ever done.

I applied back in May I was giving incorrect information about what documents to submit. I called the leasing agent her manager as well as the customer service number poor communication with both nobody hardly return my email calls and I believe Im block on a number it want call from my phone but will ring off another.Im on a time limited and I have paid 2 time. Also after applying for the house 3 weeks later they told me the house was no longer available with the company. Im So disappointed in the help the response time and information the company and leasing agent gives

Application are not reviewed correctly

I have applied for invitation homes and have been denied for 2 times stating that my documents have been modified, and my documents were originally downloaded directly from the website...I feel scammed by this site...Do not apply I don't recommend anyone to lease a property from them.

Charges

We are noticing charges on our bill with no idea why. We have called numerous times with no follow up. Please call us . We now have a violation fee with out any reason why. 35 last time it was 100.

Horrible

The experience was awful to say the least. DO NOT RENT, WHEN WE MOVED IN THERE WAS ROACHES, THE AC DID NOT WORK, HOUSE WAS FILTHY AND NOT PREPARED PROPERLY, 3 WEEKS LATER THE WHOLE HOUSE HAD A MAJOR LEAK. The house had several MAJOR leaks, plumbing issues and a MAJOR TERRIFYING TERMITE INFESTATION HAT OCCURRED FOR MONTHS WHICH CAUSED me AND MY FAMILY MAJOR EMOTIONAL DISTRESS, ANXIETY, DEPRESSION, AND TRAMUA. Now I have a bill in my name that is incorrect because they messed up the statement( they owe me a refund ), they wont answer the phone and I have to dispute it with the collection company.

Lawn & house uncared for

Moved into home site unseen but needed a home quickly across country for work. Lawn was unkept. House was repainted inside 1/2 way up the walls. Now I have to pay to get lawn reseeded & fertilized because of HOA & if I don't Invitation Homes is going to charge me for it. The day I moved in they sent someone over to cut the grass because they saw how badly the lawn was kept by the previous homeowner, but this is somehow my problem??? Unacceptable!

Worst Experience!! Do not rent from them!!

Renting from this company has been one of the worst decisions I have ever made. Our roof is falling apart, dozens of shingles fall off with every storm , and they haven't fixed it. They just keep sending different vendors out to give a quote. We've been dealing with this since January and it's now May. We are terrified the roof is going to start leaking and ruin our stuff. We do not feel safe in our home and no one will respond to our concerns. They do NOT care about their tenants. They do not care if your home is safe. All they care about is money. They will add on ridiculous amounts of fees so rent is much higher than advertised. Basically you are renting from a giant corporate slum lord. Do not rent from this company! I wish I had believed all the reviews. Worst decision ever.

They will steal your deposit!!!!!

Invitation Homes is a company you do not want to rent from. It takes them forever to fix things and they will still your deposit. My deposit was 2400 dollars and they only gave me 400 dollars back. The house was in very good condition when I moved out. They make up fees so they can keep your deposit. And when you call them they do not respond or answer. Im currently in the process of suing them . Below is a video of the home when I moved out

Unethical, bad maintenance, everything has a fee, every month's rent has a new surprise

This company will install a $39 thermostat and a $59 smartlock on their property, then charge you $25 per month: "Smart Home Fee." That's right: you are now leasing a lock and a thermostat. You're going to buy a new air filter for the HVAC every month. It's shipped to your residence. $10 per month. You install it yourself. It's not HEPA or even folded filter paper. You couldn't use it to make coffee. Your water and sewer will be billed back to you by a 3rd party, who will add $10 monthly to your rent for that service. If they "have to" contact you for any reason, expect that phone call to cost $35. Did you pay from the wrong account? But it's still early, so call them and tell them to cancel that transaction. Oh, they can't. It has to get returned first. Then you can pay again. Oh, but you know there's a fee for that - because they hit the wrong account, so you have a returned check. And it won't get returned until they attempt it, after the due date. So now it's late. That costs 10%. Just kidding, it used to. It costs 20% now because Florida has no consumer protection laws whatsoever. Found the late fees and ready to pay? Well, that account bounced last time, so you'll need to pay from some other method. And they can take credit or debit cards, no problem, just - say it with me now - "FOR AN ADDITIONAL FEE." Is something broken? No problem - they'll send maintenance right out... Two weeks from Tuesday. Oh, it's a leak? Well, it's your leak, and you'll have to pay to repair it, so they're not in a hurry. They'll be there between 8 and noon or noon and 5. You need to be there. Why couldn't you? Do you have a job? Weird. Anyway, if you want to cancel that maintenance appointment or don't answer the door fast enough - $75 missed appointment fee. Hopefully, they don't have to call you about it - or the contact fee goes on top. I could add more, but you get the point. This company is ruthless, their maintenance people are whoever charges the least, and their employees will find a way to make you regret being polite.

Unhappy tenant

Good morning, I have been renting from Invitation Homes for 4 1/2 years and live in California at 12397 Feather Dr Eastvale 91752 . A couple of months ago we called in a broken window in our back yard . Its a dual paned window and when we came home from work it was broken from the outside and it also broke the inside window when the window fell inward . It was the day of a huge windstorm which happens often in our city . There was a piece of a branch from the orange tree in the back yard . We assumed that the tree branch flew into the window from the wind . Our dogs were inside the house due to the extreme wind so they couldnt have done it . We called it in to maintenance and it was taken care of by your outside repair company . About a month ( or more ) later I received an email saying that we were responsible for the repair . I emailed back immediately asking how it was determined and asked for a review . I have since emailed back at LEAST 6 times to each the person that sent the email as well as to your Pasadena ,Ca office and have not received any response. I am really upset that no one from Invitation has bothered to at least respond . When I tried to pay my February rent the charges were added in to the rent . I tried to modify the payment amount until the issue was resolved but your payment portal doesnt allow any modifications . So, I paid in full my rent as well as the charges for the window . I have since sent multiple emails asking for a review and answer and nothing ! I am extremely upset about the lack of response. I am also upset about the portal not allowing any modifications. Invitation Homes has all the power ! I have also found it next to impossible to reach a real person to discuss any issues regarding this as well as previous issues. It is almost as if your company is incognito and it makes me wonder why ? I will be submitting a review regarding this customer service, or lack of . I want someone from Invitation to know that you have an unhappy tenant and if you check my history you will see that I have always paid my rent on the first of the month . Keep in mind that this house is almost 20 years old and ALL windows at the back of the house where the sun hits most of the day have broken seals on them . So, if Im going to be required to pay for the repair I would like all of the windows at the back of the house checked so this doesnt happen again and I wont be charged for future windows. I feel that is fair if youre going to charge someone for repairs without notification. The correct way to handle would have been to reach out to the tenant within a week of the repair to explain the reason for the charges . Then, if the tenant has questions and asks for a review how about a response ? This is terrible customer service. I wanted someone besides the Pasadena , Ca office to be aware since they seem to get to pick and choose which emails and phone calls that they respond to . Terry Purvis

Continuing maintenance problem, unreliable contractors

I've left a review before of the low standards invitation homes holds for the contractors they hire. A year ago we had plumbing issues and needed the whole house re-piped. The plumbers left nearly 40 holes throughout the entire house and it took 3 months for the drywall repair to be completed. The current issue is a recurring roof leak. We have had it repaired 4 times now by the same company every time, and it continues to leak in the same spot. They "fixed" it a few weeks ago and haven't even come back yet to repair the interior drywall and paint damage from the rain, which is a good thing because it started raining again last night and water is dripping down the same previously affected wall and through the open hole in the ceiling. The work order was submitted at the beginning of November and it took until mid February for the work to be done, and it still wasn't done correctly. The contractor constantly cancels the morning of, after either my husband or I have rearranged our schedules and taken time off work.

Worst rental company

Worst company ever!!! Had a problem with septic backing up into house my wife put in service call on Friday due to the fact we couldn't use the plumbing with out it flooding our basement. They told her earliest would be Monday which was 5 full days away. So I called they upgraded to an emergency which you would think they would be able to get a plumber out sooner then we'll wrong apparently a multimillion dollar company that charges 2000 a month rent can't find a plumber to fix a blocked pipe.i would not care that I had to have a plumber come out same day on my dime but this isn't the first time. Had appliances changed the installer cussed the entire time he was in the house with my wife turned breaker on to the dishwasher without it being wired up no wire nuts nothing just a hot wire under a machine thats metal and has water good combo. Had water heater replaced the installer put smaller one in and tore vinyl flooring it was reported but invitation homes denyed the fix so now we have a big chunk of floor missing. Entry doors rotted out they denyed the replacement of. Windows wont seal they denyed the repair. Have green laminated countertops swelling from water no repair or replacement. But give us 2000 a month and we want youbto subscribe to a filter change every three months. maybe it's the labor pool maybe lack of care for their tenants or just money hungry ceo or all the above but still this need to be resolved for all future renters this company will take but not give. I hope this reaches the highest level executives so they can see how their company treats their money makers! All I will get is some satisfaction that I saved others from this nightmare and oh don't forget the automated message where nothing will be resolved. Date of experience: January 19, 2023

Safety issue coded as landscaping and charged to my account

DO NOT RENT FROM THIS COMPANY unless you have absolutely no other choice! Every employee of Invitation Homes should hang their heads in shame and immediately find another employer. 99% of the employees lack all compassion and empathy and could honestly care less about the emergency situations you are experiencing at their residence. Invitation Homes does not keep up with their properties and unless you can prove that the issue is a true safety issue, do not expect to have the issue resolved, especially if they send an Invitation Home maintenance person. Update on an additional issue. Not only does this company overcharge in rent and trust me, you are not getting your money's worth for the home they are renting you, they will code safety issues under a different maintenance code and then assign a charge back fee to your account. I received a notification that a service charge of $423.47 was being added to my account for Landscape/Irrigation, Trees/Plants, Weed removal, Resident Responsibility Item repair. Ivy was present and growing over the window well of the property from THE DAY WE MOVED IN. I contacted them about this within the 30 day requirement, (they conveniently have no record of this), so months later when a wild animal fell into the window well, because the ivy growth prevented the grate from being placed over the opening, they finally assigned a landscaping company to come out and remove the ivy. I immediately called about the $423.47 charge and was told this issue was resident responsibility and there was nothing they could or would do about it. The property manager suggested I stand in the window well, from inside of the house, and trim the ivy back. This would seem reasonable if you were perhaps around 10-feet tall. My suggestion, if you have a safety issue, just ignore it or they will find a way to make you pay for it. I am seriously considering breaking my lease over this. Of course, they will always convince themselves it's about the money...that's how their customer service operates. They think you're unhappy over the money they are charging you, not over the fact that they truly DO NOT CARE ABOUT THEIR TENANTS! They know they will get another tenant shortly after you move out, and they can charge the new tenants an even higher monthly rate for their property. So, I guess it is about the money, for them, at least. The property manager also said she would email me all the details needed around this transaction and a payment plan option of four months to pay for the landscaping (safety issue) they performed. I have yet to see any such email.

No concern for pool

Concrete curbing has cracked off of the pool since last year. I immediately documented and requested it be fixed.

It never was fixed.

The pump issue progressively got worse to where it is today. Customer service has gone downhill with IH here in Arizona over the past 3...

April 2022 - submitted maintenance ticket for leaking pool pump. The ticket was ignored. July 5 Invitation finally sends someone out because the pool filter gauge popped entirely off due to pressure and flooding the backyard. Sent 2 vendors out, and rejected both estimates. Now past week 3 with no usable pool and the level of transparency from Invitation Maintenance is virtually non-existent. Maintenance keeps sending proposals back to vendor - looking for the cheapest bandaid fix possible. If the issue had been addressed initially this could have been easily fixed but because the local Invitation Maintenance has neglected our pool it has become much worse to where it is now unusable.
