Builder not completing the pending items from the contract

I have bought a Highland home at 436 Sounding Street, Little Elm, Tx-76227. There were couple of pending items which were in the contract but the builder said that it will be done after the closing but I have been following up since past 45 days but Ryan Roten or Tim Adams are not able to address them till now. These items are still not addressed - 1) incorrect mirror in the master bath 2) 2ceiling fans missing in bedroom 2 and study 3) Missing pendant lights which were added during builder meeting and $1000 was added to the total cost. 4) Missing scones in media room which were part of the approved electrical layout. I had sent multiple emails and messages but nothing got addressed till now. Thanks Debomita

Not worth the money. Employees incompetent.

Bad handling in all aspects. Paperwork by sales team, shoddy construction, employees bad attitude. Company culture uncaring and poorly managed.

Highland Costruction Trailer

This is complaint from the neighbors that live on Blenheim Park in Ventana Subdivision, Bulverde, Tx. It is our understanding that our street was Phase One. I believe they are into Phase three or four. Why is the Highland Construction trailer still on our street? Contractor pickup trucks line the street on both sides causing a dangerous situation with traffic. Our community mailbox is at this location and is blocked most of the time. The trailer, barricades, pallets and a large storage container are very unsightly to our neighborhood. The storage container blocks the sidewalk and causes the children to walk in the street. We all live in Highland Homes. We want the neighborhood to be a model for Highland Homes. We ask that they move all the items discussed to where the construction is going on. Thanks

Dishonest Sales Reps, bad practices

My husband and I built a Highland Home in 2017, and it was a wonderful buying experience. We loved our home and had very few issues while there. We sold it in 2021 to take advantage of the hot market, and when we decided to get another home, of course Highland Homes was at the top of our list. We decided to build in the Mantua Point Master Plan Community in Van Alstyne, given the expected growth that is to come to that area. We originally selected a lot and floor plan and was going to build from the ground-up, but it would not be ready until October, at the earliest. We give the $5K deposit the same day we visit because, according to the Sale Rep Associate (Mallory Darden), If you want this lot, I would get it now because we are selling like crazy and I have other appointments today who are looking at this one. Tuesday, Feb 8th, my husband sends me the link to a house on Moore Ln. that is our same floorplan but is expected to be completed in April. He thinks we should take this one instead of waiting until October for the house we originally chose (especially given that we knew there would be several more price increases before then). We contact Mallory and she says that it is, in fact, available along with another house on McDougall St. She kindly FaceTimes us and gives us a virtual tour of the houses and tells us that she has someone coming to look at these homes later in the day, so if you want one of the houses, let me know ASAP. She sent us the Design Center options for each of these houses, and we make our decision to go with the Moore Ln. home. On Wednesday morning, I drive to Mantua Point to walk through the Moore Ln. house and talk with Mallory about changes we would like to request. I ask her about writing a contract for the house at that time, but she says that contracts are only signed at the beginning of the month (which I took to mean so we can hit you with another price increase). She writes down all our questions then prints out the Change Order to show me the options that have been selected for the home thus far. However, the Change Order says the house is $25K more than what is listed on the website! When I point this out to her, she seems confused and assures me that the price of the home is what was shown on the website and believes that the price on the Change Order was incorrect. On at least two occasions, she said, Youre good, dont worry. She said she would get me the answers to my list of questions and a corrected Change Order by the end of the day. No response for the rest of the day on Wednesday. On Thursday, we look online and *BOOM* the price of the house has now increased $25K (to the price on the Change Order from Wednesday). My husband texts both Mallory and Jennifer Heiden (the main Sales Rep) asking about this; no response. I emailed a little later in the day asking for an update; no response. Friday comes around; no response. Now we totally understand the housing market right now and we know these Sales Reps are SWAMPED, but its customer service 101 to keep the customer informed. Had we gotten an email that said, Hey guys, we havent forgotten about you hang tight, we are working on the specifics, it would have helped ease our anxiety and frustration. But nothing like this came. I told my husband, I feel like were harassing them to GIVE them money. Saturday morning, our realtor goes out to Mantua Point and sits with Jennifer to get some clarification. Jennifer tells her that the house is now $10K *MORE* than the price that was increased on Thursday (a whopping $35K jump in just 3 days). After ghosting us for 3 days, Jennifer sends the Contract/Change Order at 2PM then sends another email at 3:04PM saying that all requested changes need to be made by 5PM and the contract needs to be signed by the end of day. This flabbergasted us! It seems these ladies have a practice of rushing people to make decisions and pay money but is unresponsive when its time for them to do their part. Jennifer calls my husband after he tries to come by the model to speak with her (he adds me to the call), and we can instantly tell she is irritated with us. We attempted to get clarification about the price increases and misleading information, but she acted as though they have been clear and transparent the entire time. She then insinuated that we could not afford the house (saying, I understand if its out of your price range) but we assured her that wasnt the issue. As Im expressing my concern with their lack of communication, Jennifer essentially disregards my statements and says, Honestly, I dont think were the right builders for you. This sent us over the edge! Admittedly, my husband said some things that I dare not repeat and knows he could have handled himself better. However, the frustration that had been building up over the past couple of days became too much to bear. It was almost as though she did not want us in this neighborhood and was making this process more difficult to weed us out. We also thought it was suspicious that when we were ready to move forward with a contract at that price listed on the website, we were told that contracts were only signed at the beginning of the month, but when the house increases $35K, youre miraculously able to draw up a contract in the middle of the month. NOTE: The McDougall house that we were also considering STILL shows the same price tag from that faithful Tuesday morning. So, if the $35K price increase was across the board, why isnt that house also higher? Overall, this experience with Highland Homes has been very disappointing. The lack of communication, seemingly sketchy business practices, and unfounded insinuations about our financial status make us feel like there was some underlying discrimination towards us. We were ready to move forward with a contract but was avoided and ignored until the price increased astronomically. Then we were gaslighted when concerns were expressed and were made to feel like we were not wanted/our business was not valued. We truly hope that this can be addressed with Highland Homes as we truly are fans of your work.

Check the under ground drain

Back drain of highland homes does not work I have 1 year of living with mud in my house the warranty department installed drainage underground in the middle of the garden and obviously ruined the other half of the garden that originally worked well the complaint was filed from day 1 that we live here and they continue to blame the dog when we have been homeowners for 8 years always with dogs and we had never had that problem until we bought Highland homes, advice before buying a house with them goes around house them and check the drain well before buying

I can see some good rating by some people, but I am so sure that those writers are Highland Homes staff and associates. I know that the company knows how to deceive people, so I want intending buyers not to be deceived by those fake write up, I want you to ask...

Highland homes are dubious, their contract is ambigous, they won't include what they promised to put in your home when they complete the home. They took advantage of us because my wife and I were first home buyers, so didn't include the following in our house,- even...

Highland Homes is one of the worst builders I have ever seen. They use inferior and cheap materials which only last for a short while. They are not trust worthy at all, they lie and deceive home buyers. They build houses withouth so many basic amenities while they expect buyers to pay additional money to get those amenities. Highland Homes promised to do front and rear yard sod for us, but they only did front sod and did not do the back yard sod. We were forced to do it as our back yard kept on flooding. we have a copy of the agreement, which we showed them but they said the agreement was not aplicable to us, and yet they made us signed it. The most annoying aspect of it is that Highland homes are even expensive, so buyers do not enjoy what they pay for. My wife and I regretted buying their home, and we are ready to fix and sell the house, which we bought 2 years ago. This is because we face so many broblems since the materials which Hignland Homes used in building the house are inferior. When we call them for any problem they say "that does not cover our warranty".We are not the only ones facing this problems as our neighbors, who also bougth from Highland homes are making same complain.I am writing this so as not to let people (especially first home buyers) fall victim of builders like Highland Homes. Meanwhile, we are consedering taking a legal action against the Highland Homes as we have some documents and pictures to back up our evidence.

Slow Warranty Process

Still waiting on warranty to call back and they will always try and convince you that it is not a builder issue. Don't buy in Clements Ranch and if you do, beware in using there Loan Department. Have been complaining about the driveway since we have moved in and corner pops on foundation and they still have not resolved the issue.

Junk and dishonest

We bought 15 months ago. Referred by our agent. Toilets are junk. AC won’t work this spring. I referred a friend that bought one also and was supposed to get a referral fee. They backed out. Use another builder. Corporate is horrible.

Highland uses cheap construction materials and cheap laborers,

My home is hit even a year old, having A/C problems, the toilets are cheap, have replaced two so far, they break, poorly installed, kitchen sink is backing up, dish washer have been replaced still not working, contacted Highland many times and they only send contractors to placed a bandage over the issue.

HORRIBLE Builder

This builder does not build quality homes. Corners are cut from all areas. After letting people know on the net what they did to us, once again they ignored the complaints and block or remove the comments. This was our second buy but never again. You cant stop every post Highland Homes. What you did was wrong and you all know it! These are real issues and real complains from a real homeowner that trusted you. 1: We Bought a model home. Was told we had a 1 year warranty. Home was 3 years old at the time. 2: at closing with them knowing we had movers moving us from Dallas to Round Rock same day. At closing I was forced to sign a paper saying no warranty! If I did not sign I would not get the keys and our family would have been homeless!! 3: home had several cosmetic issues prior to closing that no home warranty would cover! Those issues never got fixed! All ignored. 4: Since moving in found many corners cut and I mean many. From cheap fencing materials used fyi fence falling down to wiring in wrong areas ceilings not painted. Breakers popping, hot spots in foundation and EVERYTHING IGNORED! NEVER WILL WE OR OUR FAMILY BUY ANOTHER HOME FROM THIS BUILDER.

They buy business by buying realtors

Highland Homes does not care about a good quality home or customer service as they just BUY their realtors by paying them ridiculously high commissions (well over 3% ) take them on trips, buy cars for them, etc... Realtors steer their clients to them to fatten their pocketbook and Highland cares more about the realtor than their customers. Check the HUD statement for closing you will see for yourself. Their homes are not good quality and their idea of fixing an issue is not what I would consider fixing. I almost fell into this but luckily did not and changed realtors too to find one who felt my happiness was more important than his pocketbook.

Bad Homebuyer Service

We purchased a Highland Home in Viridian one year ago. We love our home. Our builder, Ben Bunker, was/is wonderful - nicest guy you could hope to meet and work with. Highland Homes...not so much. They have their own mortgage company that they entice you to use by giving you lots of financial incentives to do so...they increase the price of the house and then "give you" a title policy to use their mortgage company. It was a nightmare! The loan rep was completely inattentive and incompetent. Our loan was easily approved; because she did everything but work and was so unorganized, it took her boss to finish things up the last day. Caused lots of unnecessary stress and angst. We bought a large lot with the intention of adding on a couple of rooms and expanding the outdoor living / kitchen. It seems that Highland has a report we need that they refuse to release - no logical explanation provided...just no. So, we will have to spend $1500.00 and delay our project 2 - 3 weeks because Highland either has something to hide or they lack reasonable customer care and service. Take a look around if you are in the Viridian market. Viridian is a nice place to live, but there are lots of home builders out here. Maybe one of the others has a clue how it should treat its homebuyers...clearly Highland Homes does not.

Customer service is a joke

The builder has confirmed the kitchen faucet is a bad design and needs to be replaced with a touch faucet. But the project manager will not replace it.

Terrible

Highland Homes will not stand behind their warranties. Do not buy their homes. They always come up with excuses or want to blame the home owner. Trust me. I wish I never bought a home from them. It’s ridiculous. I have had more issues with a four year old home and never had issues with the other 2 builders I had on new homes before and spent 2/3 less money. You will be sorry. I live in cypress Tx and they are a joke. There isn’t enough time or words on all the issues I’ve had. Buyer be ware

Earnest Momey

Put contract on a house in Valley Ranch with Highland homes, with the contingency of closing by the end of July. My wife and I were stressing out cause we didn’t think they could make the date, and some of their emails to my realtor suggested they didn’t think so either. So we pulled contract, now they are keeping our earnest money. Don’t let these people fool you, they were great until you weren’t buying their home anymore and then they turned into scavengers.

Trusted , Tricked, No Home, No Deposit

Highland Homes of Davenport Florida took advantage of a Senior Citizen and two Disabled People? My Mother Minnie L. Hayes past away March 15, 2016. Born June 23, 1918, she was 96 and well when the following events started happened. My Mother, brother, an other disabled brother and disabled son lived together for over twenty years. Even though I didn't live with them, all five us work together to give this disabled part of my family a happy and comfortable life. About 11 years ago Mom had a stroke after getting lost and frightened in the California fires. She was afraid to go out side, go to the store or drive her car. I was soon to retire, so I planned to move all of us to Florida. This plan worked great til the market crashed and I was unable to by them a home but that did not stop us. We rented a home on Declaration Drive, in Kissimmee. At first it was great but the landlord would not fix and/or repair broke old appliances, replace carpet, fix windows and ....ect. My brother kept it clean but it was run downed. There was enough money between all of us to purchase a new home. So I went looking. On April 20, 2017, I found Highland Homes in Haines City and signed contract to purchase their Shenandoah 11 home in Highland Meadows Phase 2A for $206,594.00. They advertised they would deliver the American Dream by creating a satisfying home buying experience but all we got was a nightmare. I believed in Ken Losch and Rebekah Green the sales people could help us achieve this. After talking to there corporate office, credit and background checks they insured me everything would be ok and my family will have a fine home. I explained my family situation and they continued to insured me everything would be ok. But I need a $7061.00 deposit to start applications. Which was no problem because I saved money for about 12 years for this day. They even agreed to pay 6% of the closing cost. I gave them this money in good faith that my family would be living in a new spacious home. I followed there financing instructions. Whatever information they wanted I got it. There was nothing undone. Our file was submitted to Cameron Beckham at Quicken Loans on April 15, 2015 for HUD financing. Our application was accepted for financing and verifying and information requests had to be answered. The applications and information requests were completed. Then all of sudden they required more information and addendum after addendum. It became very confusing with the on-line requests and the many e-mails but I believe they were surprised I could keep up with their requests..i.e. financial record, medical records, VA Records and anything else they wanted . Even though there was no more information or verifications needed we still and did not close. We just waited and waited for an answer form Quicken Loans. It was coming to the end of October and our lease on the rental property had ended and we had to move. by November 5, 2015 from Declaration Drive. Not sure what to do, I went to Rebbecca a Highland Homes and explained my situation. She requested a rental agreement for early move in of the property we were buying, Since it was move in ready and we would be closing in a few weeks. The agreement was to pay $900.00 a month til closing. We did for 6 months for a total of $5400.00 But there was no closing. December 18, 2015, 7 months after we applied and just before they promised Highland Homes and my family we were ready to close, they claimed they could not do the loan. I was told to keep the faith the Quicken Loans has done this before but we still had a solid file for financing and they had a financial company that would do the loan.. Home Solution Lenders was wonderful! They were kind and very understanding of what was happening to my family because of Quicken Loans. After a little more paperwork for their company we were scheduled to close March 16, 2015 the day after my Mother past away. I knew buying a new home was no more. So I requested our deposit back so I could bury my Mother and find new residents for the rest of the family. They refused to return the deposit. Told us we had to be out in 30 days. I had very little money after all this so had to borrow money from family members and friends. I pleaded with Highland Homes several times to return my deposit. I even went to their cooperate office to state my situation but they became rule and threatened me with there lawyers through Rebecca Green our sales person. They said I failed to obtain a loan. with in 45 days of purchase? I told her that was not right we did everything your company wanted us to do. I went to a couple of lawyers but they wouldn't take the case. They both said it wasn't worth it to them. We left the home clean but I think because my Mother died in the home, they would have a hard time selling it. Maybe this is why they would not return the deposit? I don't know. I was not ever given and explanation why thy wouldn't return the deposit. Just that if I keep bothering them I will hear from their lawyers. How could they treat a Senior Citizen and the Disabled this way? They took $5400.00 for rent and $7061.00 for deposit. I lost $12,461.00. I only request the deposit back. I even though I fell I should get most of the money back I only ask for 1/2 and they still refused. I kept my paperwork and can verify everything I have said above.
