Loud, obnoxious tenants

Im the homeowner at 6599 Sungate Dr. South in Bartlett, TN. According to our local property assessors webpage, Haven Brook homes is the owner of 6597 Sungate Dr. S. in Bartlett, TN. Ive tried relentlessly to call any phone numbers associated with Haven Brook homes and each time the calls go straight to dial tone. My home is a patio home and shares a common wall with your property. Over the past several years Ive had to knock on the door to inform your tenants of the noise coming from their rental. Every time its an excuse of moving furniture or something idiotic as that. No, they allow their poorly supervised children to jump on furniture which is placed next to my common wall. At this point, your tenants are so annoyed with me they never speak, act dodgy and run into the house if Im outside, or will sit in the car and wait for me to go inside. Im not looking to befriend your oddball tenants, but I do want the incessant noise to stop. Obviously I can (and will) file noise complaints with our local police department, but once I do I will do it each and every time I hear so much as a bump on that wall. Oddly enough, about a year ago when I had water coming into my bathroom from your rental I was able to call the phone number listed on your website and speak with an agent and get that situation resolved quickly.

Having a very bad leak

I called several numbers of havenbrook homes none of the numbers will let me through I called for the leak that's in my bathroom and the water pressure is very low I need to put in the order for what's going on here

False Eviction

This company filed an eviction in my name and I am no longer lived in any of the homes for over two years. This is very wrong and I will see to it that I take this to court for the companies wrongful actions. How dare this company do this to my name

I rented a home for 2 1/2 yrs and was a living *** w management taken to court stolen property mismanagement lost my section 8 n 500 dollars and my check has been messed up cause of your company n collection ! Its about time i was saying all alone poor poor company !

Won’t refund security deposit when they said they would

Moved out at end of lease due to them not fixing anything. Said there was no damage all rent paid on time and we would be issued a full refund. Been over 6 months and now they say they are no longer responsible for the property so we have to talk to new managers.

The city is making us leave! HavenBrook never licensed the property for the year!

STAY AWAY FROM HAVENBROOK HOMES My name is Korrie Holzer. My family and I have lived in Columbia Heights, renting from HavenBrook Homes for three years. Yesterday afternoon, we were served notice to vacate paperwork from the local fire department. Per the city, HavenBrook has lost it's rental licensing in our city and we have been given 45 days to vacate the property. We have a legal lease with Havenbrook through May and plan to purchase a home then, but not before that time frame. I am currently out of work, my husband has Covid. We are freaking out. No one will call us back from HavenBrook. Every Columbia Heights resident renting with them will be homeless in 45 days because they didn't do their job. STAY AWAY FROM HAVENBROOK HOMES.

My husband and I had received this email letter that reads:Its a new year and we want to help you get a Fresh Start. We want to help keep you in your home and help you get out from under your outstanding account balance from 2021. Youre invited to participate in our new Fresh Start balance forgiveness program. Heres what you need to know about Fresh Start: · HavenBrook Homes will forgive 80% of your 2021 outstanding balance if you pay your rent on time for February, March, and April of 2022. · HavenBrook Homes will help you apply for any applicable federal and state rental assistance funds. · The remaining 20% of your 2021 outstanding balance will be divided into three monthly payments which will be due in May, June, and July 2022. This is in addition to your monthly rent payment. Once all payments have been made, you will have eliminated your account balance and have the option to renew your lease when the time comes. To apply for the Fresh Start Program or to learn more, please call (314)-300-**** or email MO@***.com. Please take advantage of this program. My husband and I filled out for the government rental assistance program and was approved for them to pay the balance we owe, now havenbrook wants my husband and I to pay that balance which is going to be payed or already have been paidMy husband and I pay 2000 a month in rent already and now they want us to pay a past balance that the government is paying to them,so they want double the money, thats not right My husband call the county government where we applied for the rental assistance, and they said Havenbrook is not suppose to do this They also said to seek counsel and sue

A bunch of crooks, my husband and I was approve for the government rental assistance, they helped with paying our rent and havenbrook wants us to still pay what the government already paid them We called the county government and told them whats going on,they said what there doing is wrong and there not suppose to do this, and told us to seek counsel and sue because there not suppose to do this These people are money hungry and Im glad my husband and I are moving a week from now We pay 2000 in rent to these people and they want us to pay what the government already helped us pay which is maybe 9000 dollars or more.

Plumbing problems at their property

Timely manner, this company gives a tenant the run around about contacting them or us when we have maintenance issues. I contacted this company at least five times before anything got done. When I called the corporate office leaving messages, that is when the ball got rolling, it should not have to come to that point to get things done here. As a tenant we pay our rent on time or before time, so why not try resolving these issues in A TIMELY MANNER. Thank you !

DO NOT RENT: HORRIBLE MANAGEMENT

I have been a resident of HavenBrook homes for 5 years. The initial issue as I entered the home is that the gas heater was installed incorrectly and the gas company would not turn on my gas due to it being a hazard. I contacted the company and they actually wanted me to spend multiple nights in February with no heat. After a much communication and continuous calls they dispatched emergency maintenance. Fast forward a year or two, minor maintenance around the home was needed to include basic wear and tear repairs. I was informed by the company that they do not maintenance wear and tear repairs within the property. Fast forward to this year 2021. I had a massive water leak beneath the crawl space within the home. After calling the maintenance company it took approximately one week for anyone to come and tend to the issue. The result was a massive water bill of $15,000 dollars yes thousand...not a typo....One month later, we were faced with the same issue only this time in front of the home which added an additional $3,000 to the water bill. I had to fight with the property manager and eventually submit a formal complaint in order to receive invoices for the water bill adjustment. AND NOW THE FINALLE...There are rodents within the home and it has taken them 2 weeks to even address the issue. I mean real life rodents that are crawling through our home at night as we sleep. We have contacted the property manager many times with no response to emails, no answered or returned phone calls. At this point, we are looking for a lawyer. DO NOT....I REPEAT DO NOT RENT FROM THIS COMPANY. They do not care about their properties or their tenants. No one seems to know who the manager or the owner is to get any assistance with this. They are slum lords and their entire setup is created to help them remain slum lords. They are theives and they will take your money without any care or concern for your family and your living conditions. DO NOT RENT FROM THIS COMPANY. Anyone interested in joining this class action lawsuit, please contact me.

They unlawfully keep rental deposits

After paying rent on time for 1 year, Havenbrook Homes decided to thank me for being such a wonderful tenant by failing to return my full deposit claiming damages. I rented in Florida and Florida law states that Landlords cannot collect for carpet cleaning, general cleaning of the house and driveway/patio, as those expenses are in the nature of ordinary wear and tear which are the responsibility of the landlord, Burley vs. Mateo. This company breaks the law by giving you a list of move-out requirements about 30 to 60 days upon your lease expiring which include having the carpets professionally cleaned with receipt left on counter, as well as windows cleaned and yard freshly cut on top of other things that are NOT stated in the lease. We left the house in a condition such that no one would have to clean anything upon moving in but they decided to charge me $300 for carpet cleaning, $400 to repaint walls that we never painted over and that were cleaned and only needed touch up paint from where we mudded in small holes where we hung paintings and curtains, and $250 to clean the spotless house, ALL of which were bogus claims and that THEY are responsible for, as per the law. If they ever did this to you, they owe you money back and you shouldnt let them get away with thievery, because thats exactly what it is. Here are a few pics of how clean I left this place.
