Earnest money

September 18th, 2018 we relocated from Detroit to the Big O state of Texas for family. Very exciting times for us 2 days before my step sons graduation for his Marine Boot Camp in Beaufort South Carolina. On Sep 30th 2018 we looked at a model at grand homes in Mansfield . They showed us a corner lot said we had to put a deposit down because programs were changing October 1st. I explain to Josh Waggoner that I was currently unemployed he said we can just use the previous income from my previous employer in Michigan not to worry that legally we cannot hold your deposit, so we started the process. Being in the auto industry for 20 years I took his word for it shame on me. October 1st I started my new job.I lost my job January 2019. I explain this to Grand Homes as they continue and said no worries continue doing what needs to be done and we need 2nd deposit. Still informing them that I have no job they said dont worry the finance department does wonders will continue the process. They broke ground and started building in late February 2019. March 12th I started my new job with day to day week to week updates to Grand Homes Unfortunately due to hardship I was not making the income I was making. They listed the house on May 21, 2019 house was sold on May 30th 2019 nine days later for $693,899 on Zillow. Our price for the home was $632,415. Their profit on the home between our price and what they charged the new client was $61,484 and they kept my earnest money which is pure greed given our current circumstances to any customer. Looking at all the reviews they do this to a lot of families. But because of lack of income and credit Buzzy Broyles gave me a one-year extension for us to start the process all over again due to financial hardship in May 20, 2019 so we didnt lose the earnest money. Hoping things would change however due to covid-19 pandemic we hit another snag and I lost my job. He said he would get back with me however I never heard back from him they sold the home right away so there was no loss which in turn they should do the right thing and return our earnest money.

To protect consumers

Be warned! Poor construction and structural issues. Builder is not willing to fix them. We now have to pay over $80k to get this right so it is safe to live in. PLEASE DO YOUR HOMEWORK B4 purchasing a GRAND HOME.

How much is the warranty of front door ? Please let me know ? The glass on my front door is cracked ?

Horrible builder

When I think of Grand Homes . I think of a company that cuts every corner that than can . They do t stand there work . I have nothing absolutely nothing to say about them . The older my house gets . The more I find out about how *** grand Homes are . I wont even capitalize grand in grand homes .

HORRIBLE

I closed in December 2020. First problem arose 2 days after moving in, dishwasher not connected to the water. Did Grand fix this issue, nope. Two weeks later, a roof leak. Grand did have their roofer out to stop the leak and replace a cracked boot (oh but wait the roof, boots, vent and stacks were all inspected). Was the water damage ever fixed, nope. So many more issues that exist, but my home passed inspection is their only defense.

Do not buy a grand home.

They never fix things that are broken and really produce a bad product. We have flooring coming up, we have things that were promised to be touched up. I even had a warranty guy say they were coming back to fix things and that was a month ago. Stay away from this company. They do not fix warranty items like they say they will.

Very Pleased Customer

I built a home with Grand at Wellsprings Estates. I'm extremely pleased. My house is gorgeous. Jennifer did an amazing job on the sales side, and the building team were awesome.

I built a house with Grand Homes ( GH) in McCreary Creek, Parker Tx.

During construction we were not shown the plans. Even today we don't have the plans and other details of our house built for almost $825K. SqFt was +6000. We have struggled thru leaks and repairs. Our pool light was not working and when I approached them they said it was working when commissioned. I had to prove them that the wiring was damaged due to to irrigation system that was installed by GH after wards. There is no sidewalk in this expensive community. Almost no lights on the road, no cat eyes or paint on the roads to identify the curves.

Disappointed

I have purchased my home from Grand Home, they never provided me with the master bathroom sink. I am having plumbing issues, which is costing me $900 just to have the shower valve replaced. Down through year's I have had several issues with this property. Their customer service is horrible, and unfriendly . I will not recommend this builder to anyone.

Stay away from this builder

Builder will do a lot of mistakes, and they will not correct it, and they will make us to close the house. After we close the house, the warranty department will come, and they don't know anything, for any build issue they will tell its cosmetic, and they will not fix the issues. In my case, the Windows service guy came and ordered new windows, and he left without fixing and when I contacted warranty department they will tell like the issue is fixed, and they will not fix and issues. If you want to buy a grand home, before you close your house, make sure they fix everything Grand homes is not confident about there build quality.

We recommend Grand Homes Sales Staff was awesome Phillip Moses was great at answering our concerns Cindy McGuire in sales was great Jason Pratt in construction was very helpful in resolving issues Buzzy is great from corporate office Ken The Ridge at Indian Creek

Foundation

I purchased the home in 2015. Home was built in 2009. After I called the Warranty department, they sent an inspection last. She took pictures and told me that since I called in before the Warranty expired, they would cover it. She sent me an email stating that the house was foreclosed for 2 months and the Warranty does not cover foreclosed homes. They want to find some reason not to pay

Water leak, FURIOUS

There was a WATER LEAK prior to choosing this home at 708 Minecreek Ct Mansfield TX. Which we were told would be fixed , Nothing has been fixed. We have been here several months without a resolution. WE ARE VETERANS AND DESERVE WHAT WE PAY FOR.

Grand Homes is far from grand

We are the second owners of a home that we bought in December of 2013. We immediately noticed some foundation movement so we contacted an engineering firm that the soils had not been compacted properly so we contacted Grand for assistance. They came out and their "expert" say it was normal settling and offered no help at all. We have now found out five other Grand Homes on our street have foundation issues and our nextdoor neighbor got Grand to pay for the repairs. These are Nortex foundations and Grand knows that is a problem from past litigation as I understand it but they do nothing. STAY AWAY from this builder. They do not stand behind their work and the work is generally subpar with inferior products.
