Smoke detectors are going off continuously

What more do I need to say? I reported this problem since Friday and no one has responded. No one ever answers the phone, and the email response is abysmal.

Saleswoman lie to Us and send us to be pre-qualify with a personal friend (even that I have a bankruptcy case, so now nobody wants to qualified me and GL Homes is keep my earnest money.

In July 31 of 2021, I Andres Jarrin and My wife Maria Jacome, signed a contract to buy a house to be build by GL homes in Winding Ridge Community in Wesley Chapel Florida. At the time that we signed the contract, We tendered total deposits in the amount of $62,300.00 and additional payment in the amount of $4,242.00 in selections and or upgrades for a total paid to Seller in the amount of $66,632.00. Although We were very excited about the prospect of building our dream forever home with Seller, prior to contract execution, We expressed our concern for obtain financing due to our bankruptcy filling two years prior and loss of our business income resulting from the Covid-19 pandemic. The Sellers Sales Agent, Alexandra Poirier, made representations that materially induced the Purchasers into moving forward with contract execution. Ms Poirier represented to the Purchasers in front of several readily available witnesses, that in the event the Purchasers were unable to ultimately procure financing, It wont be a problem. That would be considered a hardship situation and the deposit money would be refunded to us. In direct reliance upon Ms Poirier statement, We proceed with entering into the Contract, tendering deposits and commencing the loan application process. We applied for a Mortgage Loan with GL Financing on August 3, 2021 within a matter of days they denied our application citing income insufficient for credit requested so the contract shall terminate and the Parties shall be relieved of all further rights and obligations. Immediately upon receipt of the denial of the pre-approval from GL Financial, We contacted Ms Poirier who then referred to Albert Muina, a senior loan officer with 1st Financial Inc., who was a personal friend of Ms Poirier. Notwithstanding my lack of creditworthiness of my credit report, Mr Muina furnished a written Pre-Approval for Us on August 30, 2021. The correspondences between Mr. Muina, Ms Poirier and Us evidence concerns about our creditworthiness. Upon receipt of the Pre-Approval by 1st Financial on August 30, 2021 we didnt receive any further communication or correspondence from Mr. Muina. In January 2023 We contacted Mr Muina after difficulty locating him, to follow up on what further documentation or process would be required as construction on the home was nearing to completion. Mr Muina asked for a new application because He lost his data on his computer. After submitting a new application, He denied Us for a Pre-approval, and He even refused to give Us a written denial. We try to obtain financing with several other lenders, including submitting a new application with GL Financing. All the lenders conclusively refused to extend a Pre-approval to Us on the basis of our prior bankruptcy filing and our lack of income. During all this time, We tried to get in contact with GL Homes and they were refusing our calls and emails. We had to go to their offices to talk with them and they just rejected our explanations, saying that GL Homes is not responsible for the sales agent's words or what she promised to us. For about 3 months, GL Homes knew about our situation and was avoiding us like nothing was happening. A week ago, we just received an email from GL Financing saying that they have special plans for customers with credit and bankruptcy problems. I felt this was to justify their lack of sympathy for our problems, it was a joke for us. This Home if sold to another person is now worth $300,000.00 more than our initial contract. This is not enough for them, They say that will keep my earnest money too. GL Homes, they don't care about your feelings. This people just try to get your money, and as soon as you sign the contract they will make you regret if you make one mistake, because they have The Best contract called bullet-proofs, or customer-proofs. Which means the buyer always loses no matter what. My recommendation is, don't sign the contract on the spot because of desperation. Take it to your lawyer and double check before you sign with the devil. Our next step will be taking this case to the news, so more people will be aware.

Lack of customer communication

The finish date on our new home has gotten pushed out 3-4 months additional after already waiting initially 16 months and most importantly we were never notified. We found out from our lender who called the company to get details for our loan. We now have to scramble to obtain another rental thats available for the extra time. Most disappointing is not being able to get information from anyone at the company. Left messages then finally got to speak to person that said yes further delays but assured us July was latest. My concern is they will push the closing till September which is legally the maximum they have. We are elderly and would never have purchased a GL home if we knew how poorly they treat customers.

Disingenuous builder

I purchased a home 17 months ago. Although the contract says GL Homes has 24 months to complete the home, my sales rep led me to believe it would be 12 months, probably less. GL encouraged me in December 2021 to sell a property to fund my new home, asking for the closing statement as soon as the sale closed, leading me to believe I would be in my home within 6 months from the date the slab was poured. I still have no close date. My home sat with no progress for at least 3 months. Finishes are not correct and when brought to their attention (mismatched cabinets) l am told I think it looks nice by the design rep. Buyers are left with unfinished homes while GL begins and completes spec homes.

Purchase process uncovers allot of hidden costs

After paying a high lot cost and a premium above market cost per sq ft we then find out that you get crap for 900k+ until you start choosing your cabinets, flooring, sinks etc. they over charge for everything and its ridiculous. Its nice you can do allot with electrical items but when it comes to something as simple as adding a lazy Susan in the corner of the kitchen.. no can do. They have very simple designers and dont want to deliver an upper end product. Nothing more than an overpriced track home in a nice new development. Too bad they dont think outside their box. Clue-phone some retired people want a bit more luxury than a standard refrigerator or regular range. We can afford a Wolf range and column refrigerator/ freezer.. oh and when asked about a wine refrigerator I guess gl homes doesnt allow drinking. Get this. They even expect you to pay more than twice the cost for a *** rectangle bathroom sink versus an oval one. Crazy to say the least!!!

Poor salesman GL homes Boynton Beach. Dressed nice but was rude and unprofessional. Wouldn’t buy from him.

Told us to show ourselves the units. Spent about 5 -10 minutes with us. Poor salesman. Unprofessional and stuffy.

Problem with general manager contractor

Good morning I have purchased a pre-owned home in Valencia del Sol it is a corner lot and there's nothing wrong with the home on the North east side of the property they put a sidewalk in and dug up the lawn and haven't repaired it. I spoke to the general manager James and he just blew me off. Then I saw the guy in the blue Jeep which claims he is the manager of this development and I very nicely spoke to him about it and he said it wasn't his problem. But really it is because his people dug up the lawn to put the sidewalk in. He basically came unglued on me and started yelling and screaming at me like a maniac. They're still building across the street from me and there was a gentleman that had bought the house and was looking at it and he was very rude and considerate of him. This guy told him he can't even look at the home until it's completed. I don't know the guy's name but he drives a blue Jeep he is very rude and inconsiderate of the home buyers and the residents I know if I was that guy I would have went straight up and canceled my contract. If this individual worked for me he would have been fired a long time ago you may be a good manager but not a very good person people. Please respond to this. I still haven’t received a check for all toilets plugged up

Its been 3 months since I paid for toilets ($1400) to be unplugged. I contacted gl warranty, they cant find anyone To come out to fix blockage of all toilets. They told me to find another company to fix the problem. I was to be reimbursed for all services preformed!!!!!!! So, where is my reimbursement check?

Disappointed in your “lottery”selection process

I expressed an interest in your Valencia Walk community in February 2022 and put my name on your waiting list, followed all instructions for your April 22,2022 lottery and with only 96 lots available, you entertained a list of 216 prospective buyers. To say this was over-booking is an understatement and an insult, You are clearly taking advantage of people who took an interest in your community. Your lottery started at 9am and dragged on for hours and hours - I was held captive for the duration only to know that I would be extremely disappointed and disgusted with your process. I have purchased several new homes and have NEVER had such a horrible and devasting experience. Most builders welcome you on a first come basis and are rewarded for their early interest in a property. I sold a property in Sunny Isles Beach with the anticipation of moving into Valencia Walk. Now it looks like that desire has been squashed by your unfair selection process which is clearly exploiting the consumer. Can you rectify this horrible process?

The guy who answered your office phone in Sunrise, Florida was a nasty, condescending and rude punk, jerk.

I called your Sunrise, Florida Corporate Office and a guy, who sounded like he was talking from his bathroom (from the echo and acoustics on his end). asked what I was calling about and I told him I wanted to talk to the Sales & Marketing Department. He wanted more information so I told him I had concerns about the plans GL Homes has in gobbling up the remaining farm land that left in west Boca Raton. Youve already built on the Agricultural Preserve. (what a joke of a name with what you e done to it!) ) as Ive seen through the years of youre taking the farmlands out on Lyons Road north of Clintmore Road and now, all your planned building in West Boca will overload our already crowded streets, schools and impact our natural resources and open lands. Its truly disgusting what GL does.all for the Almighty dollar. I presented the question What does GL Homes do for the community it takes over? Does it build new schools, new hospitals, new parks and this nasty guy said We build homes that help the community, which is something that is above your head. I said its all about the dollar and more homes, more traffic, more people and more cars to an already congested west Boca is NOT helping the community. Ive lived here almost 30 years and we are already bursting at the seams.something GL Homes obviously doesnt care about. Again, its all about the Almighty dollar to you and your family. When I Googled your Company, you are like only 37th out of the top 100 and I guess thats one of the reasons you fee the need to overbuild and overcrowd every Community you go into. I hope some of the Commissioners in Boca Raton have a conscience and do whats right for our Communities out here and not let you go through with your disastrous rape of our open lands (whats left of them!).

New Home Construction

I purchased a new construction home from LG Family Homes in September 2018 and have found the quality of workmanship to be seriously delinquent. Unfortunately, most of this was not discovered until having lived in the home for the first few weeks. Throughout the home there are cracked or chipped floor tiles. Most of the electrical switches and outlets are crooked. One was not even attached properly to the wall and was only attached to the cover plate. The builder provided touch up paint which turned out to be the same color, but not the same finish, so now it looks like I have oil spots all over every wall. Almost every window and all of the baseboards had to be re-caulked and I've found places in the knockdown on the walls with large gashes. Master Bath: there are slight waves in the shower floor which are already causing the tiles to crack. We removed a couple of wall tiles to build a niche and found that cement board had not been mudded properly. When I did my first cleaning, I found several chipped and misaligned tiles and horrible grouting. There are corners where the floor tile does not meet the wall so they just added more grout. We removed the vanity lights to replace them and found they had not aligned the electrical boxes above the center of the sink and instead etched out the drywall to bury the electrical to hang the lights. There is paint spray all over the vanity and water damage under the sinks. Guest bath: the BathTub is full of scratches and knicks. Electrical Box not centered with Guest Bathroom Light Fixture. There is grout on ceiling and walls surrounding the tiles. There is paint spray all over the vanity and water damage under the sink as well as scratches on the vanity. Kitchen: There is paint spray all over the sides of the cabinets and water damage under the sink as well as sever significant scratches. The left hand side of stove is damaged and the dishwasher has dings/nicks. I've contacted the contractor about a few of these items but he says that since they passed the city inspection, they are just cosmetic and therefore my issue.
