First Service Residential does not service their paying clients, but themselves! I was charged a $25 late fee knowing nothing about it, as well as what they called a $15 monitoring fee. Who has ever heard of such BS? I immediately paid the assessment which was deemed to be late, but Marta Niwinski's customer service skills were lacking greatly and after paying $2696.88 assessment for our new roof, she refused to waive the fee which I was not even aware of! I would not trust this company with anything! Our grass looks like weeds, the trees are dead or overgrown, the dog run is piled one foot deep with old mulch, and our building is filthy! I for one will not vote for them to manage our community next time around! I wish I could give them a 0!

Great Service

I meet Suzy at Tierra Verde Delray Beach FL. She is an assistance to the property manager. She is wonderful. Everything I have every asked for she has delivered and been amazing. I have also seen her assisting many others around the property. She is just full of energy and helps all the time. Please thank her for us and all the help she has provided us in the past year or so.

Management Powertrip

I live in an adult community in Roseville, CA, where the manager of FSR has hired all her friends. These young, inexperienced girls (NOT mature women) treat the homeowners like naughty children and have the older male board members wrapped around their fingers - It's disgusting!

Sent me to collections for wrongful charges

FSR are the worse association I have dealt with. Charged me for services that were incorrect on my invoices. After calling 3 months straight and speaking to over 11 customer service reps, they decided to send me recently to collections. Some law office is now threatening to sue me for money owed. I am asking to call me and they never do. I dont know if there is free legel help out there to assist with this matter.

They should be accountable for their actions or inactions.

A First Service Residential employee has entered my unit without my permission and they claimed they had to fix one sprinkler. Why not two or all? I dont play with them. Ive never had any issues with that particular one. What made that single one different from others? Having inspections before and passing all of them now requires one sprinkler to be fixed. Are these people certified engineers to conduct inspections or are they First Residential Service employees? I know one of them was. And why isnt a notice left saying they were present to do what they were doing? Why every time the water is turned off and the expected time to be turned on at the very expected time another email comes saying there is a delay. Why wait so long to send an email? Not everyone works 9-5. Just like we have fines FSR should have one too. They need to be accountable for their actions. What about the time an email came out saying there was an issue with automatic payments not going through with no solution? I immediately paid it only to have another payment taken out. So now I have made two condo *** fee payments made. They dont care if I had insufficient funds due their poor mgmt. Lets talk about the lock put on the exit door on Cypress and 6th . Thank God there was no fire I suppose we couldve used the water leaking into my unit. They cant send an email or text but can text 6 times about a dog park. I had my insurance company fax my condo insurance and an employee at FSR employee say she never received it. Again I contacted my agent to send it again for the 3rd time. My insurance agent was surprised because she faxed it the years before and was confused and wanted to verify the number several times and successfully to what she thought sent. I reached out again to mgmt. via email claiming it was sent. This FRS employee says, So this is what is! A FSR employee came beating on my door aggressively. It woke me from my sleep. I was frozen with fear. The beating on my door did not cease nor did I hear any words other than the pounding on the door. I grabbed my phone to see if anyone was supposed to be at my unit. Nothing. Then this person unlocked my door but couldnt get in due to my security lock but kept moving the handle up and down up and down. I finally had the courage to yell out who is this. He said he was maintenance and there was a leak. I didnt believe him he gave me his DL and I called FRS MGMT. I asked him why he didnt email, call or text. He said he had every right to enter my unit without permission without contacting me during an emergency. I think I had every right to shoot him if he walked in my unit. There was a leak coming down into my unit for the second time. They had to get a professional to check for moisture. An appointment was made to check both units. FSR employee never had anyone come into my unit to check for moisture. This professional may have checked upstairs but not mine. The understanding was to check both units. Completely wasted my time. They should be held accountable for their actions or inactions. There were hard footsteps coming from the top floor I went to mgmt. regarding this issue. They coached me on how to address them. Why do I have to take matters into my own hand if FSR there. Are we pinning residents against each other? Isnt FSR supposed to be the buffer? Coaching? I need you to tell them to stop dancing in the middle of the night when I am sleeping. And the Board okd a Holiday bonus last year? We just are getting back into the swing of things and FSR want a bonus of $150 from each unit?

Inattentive and inaccessible

Be prepared to have the property manager hide from residents, chronically lock the office doors, never return phone calls, do nothing when a car is parked in your spot, over-police every nominal task (like requiring a $1000 deposit to move out a simple stove, but waiving the requirement if they are getting a free employee fridge out of it). Much, much more regulation with no flexibility unlike other downtown buildings. I live at the Prado and that manager has made this experience utterly horrible.

Manages our gated community, Rude manager, poor quality of service

We moved into our gated community five years ago. The pool and spas are constantly broken or waiting for parts. The new pool service left sand and debris in the bottom of the pool for days. When I asked the first service manager for our facility to have it cleaned, she told me to clean it myself. The HOA is cheap, and they have allowed this company to do anything it pleases if it doesn't increase costs. We've now had Legionnaires in our pool twice with people being hospitalized. The equipment to heat and purify the pool water has been stolen. No one takes responsibility. Everyone is selling their homes. Do not buy or anywhere they run.

To help others thinking about hiring this company

The "home office" refuses to even reply to complaints about the managers they place in your building. They will not give out phone numbers of anyone above the manager so if you get stuck with a terrible manager as our building has, you are just stuck with them. First Residential is responsible for their hiring and can (and will be in my case) responsible for the managers actions. We have a very abusive manager who screams at owners. He also reports what people do in the privacy of their own home such as pot smoking. Which is legal now. He seems to be using the maintenance men and outside vendors to 'tattle' on what they see in the owners apartments. Instead of invading the privacy of the owners he should be overseeing the work done around the building, but he does not. He stays hidden in his office daily. First Service Corp does not seem to care he threatens the elderly and has so far ignored (not replied to) over 5 complaints that I am aware of. They rely on their BBB rating but have owned a business in the past I know most people do not want to go through the long process of filing a complaint with the BBB. As long as First Res. Pays their BBB dues on time, they will remain in good standing with them. I suggest everyone on here with legitimate complaints file with the BBB.

This First Service Residential is abusive and totally dishonest. Ed Scott thielbar is negligent, corrupt and a con man. He makes lies right and left. He can't solve problems so he makes false police reports to cover his *** Our building is on the *** of collapse because of neglect. First Service is abusive to seniors and takes pleasure harassing the owners. Very bad horrible people. Stay away from this trash

The attorney on their side gave me the Financial Statements for 2019 and 2020. Entries not accounted for $350,000 insurance proceeds, $160,000 special assessment never collected, under reporting monthly dues by $10,000 per year. Maintenance of over $30,000 on a pool...

I was advised of a flood downstairs, the next day I allowed a worker in my unit, with no authorization he tore the sink side of my kitchen out and discarded the evidence. My autopay was altered to fraudulently remove $5,000.00 from my credit union, blaming my drain trap that was ripped out and discarded. While they rebuilt my kitchen they destroyed at my expense they hounded me for my unit card. I relented and gave them one. I had CC statements in my room. My credit union reversed the charged, I made a police report FS laid low. Consequently, $44,560.00 was cleaned out of all my credit union account by someone with my account number. Upon complete of cleaning my account out the $5,000.00 was added back to my account, next I was extorted by a lien on my condo I have over $100,000.00 in equity. They back dated $800.00 in fees and started the lien process. I never received due process or NOTICE that I was held responsible. Ten months later I was sent falsified insurance policy, confirmation for $33,185.00 payment with a policy number on a claim never filed because we had no insurance coverage. Nightmare, They have collected $13,000.00 in one year all from fraud, theft, and extortion.
