Shoddy Construction
My roof began leaking. After having it examined by a licensed contractor and an insurance adjuster, they both agreed the roofing materials were improperly placed and pieced together. The concrete roofing tiles are not nailed to the furring strips. The felt paper under the tiles was pieced together instead of one continuous roll. The metal flashing was also bent during construction. The rainwater is now pooling under my roof tiles, and has begun leaking into my living room, which is causing further damage to my ceiling. Since the problems with the roof are not caused by weather or a storm, my home owners insurance will not cover the damage caused by this shoddy construction.

Stay Away
We had our home built in 2006 in Buckeye, AZ. Almost immediately we were disappointed by the cheap garbage material used, and as time went on as things broke down the extent of fraud is ridiculous. Supposed to be a high end build, OMG---Absolutely no insulation in any walls, attic access spaces blocked ( workman unable to access for repairs), cheap windows (broken unable to repair), no name brand toilets ( unable to repair). I know that they filed for bankruptcy very quickly after our build, but no builder should be allowed to commit this level of fraud. Rebuilding/remodeling a 10 year old home is unacceptable. Stay Away for Engle and Trulia.

Deposit Review
Same as above. The lender actually processed all my paperwork and told me because of my great credit all I needed was 10% down and I could get any home then flip for $40k average profit, when it came to closing I didn't qualify and they stole $160k worth of deposit.

Inspection
When my home in Boca Raton Florida was built in 1989, code for the front door dictated that the door open out. My door opens in. Not sure how this passed inspection and I can find no opther home in the development that has a door that opens in. We are in Brentwood Estates. I would like to replace this door to make it hurricane protected. I would like the builder to pay for, or have this repair done. If you require additional information please advise. We are the second owners of this house. Other than that, we love the house and the construction

Engle Homes in Phoenix
Do you want to know why many of you got screwed by Engle Homes, especially in the Phoenix area. Well one of the realtors/salespeople was a long term *** named Charlotte. Now you know. She was a master of *** and taking one's money and shows what kind of people Engle Homes employees. She has taken all of your money and ran and living the good life while you bask in your losses. If the rest of Engle Homes is this way then they most certainly will go out of business for hiring people like this. Home buying is a different game today.

Engle Homes no z flashing around the windows
We purchased our Engle home brand new in 1997. Over the years we have had some rotting around the windows and have had it taken care of. Recently we began having water leaking in through the windows and have discovered that when Engle Homes built the home they did not use any z flashing around the window. Now that we are remodeling we are finding lots of water stains and damages from the rain. I think Engle Homes should take care of this problem as it is going to be very costly for us to have each and every window taken care of.

Overcharged and lied too by Engle homes
In a condominium purchase with Engle homes, in Wellington Fl. in 2006 I paid 400,000 for an upscale property that I was told that there was a 80/20 rule that we could sell on a resale or rent to anyone below the age of age 55, not true. Also the bank in conjuction with Engle approved a loan on this property saying that it in fact was valued at this price. Whithin 6 months of my purchase the developer had lowered the prices 150,000 thousand dollars, loosing all of my equity. In short I was forced to sell this unit a year ago for 130,000 dollars. Engle Homes noo all they said..
I am about to pay hundreds of dollars to have a major drain pipe replaced, because the illegal immigrant who installed the shelves in my pantry used 2.5 inch nails and punctured the drain from the second level to the main floor. The original drain installation failed to provide for access to the "T" that is usually put in place to provide easy access to the area for maintanance, so not I have two holes in my dry wall. That will undoubtedly cost a few more scheckles. All I get is disconnected phones... The CEO is probably in the White House advising the administration about how to bring the housing market back.

Engle Homes' required mortgage company advised me to commit fraud then refused to return my deposit.
I made a $10,000 deposit on a house and as a condition agreed to use an Engle Homes approved mortgage broker to finance my loan. If their mortgage company was unable to qualify me for a loan they would return my deposit in full. The deadline for the refund approached and I still was not qualified but I was assure by the broker that it was just going to take a bit more time. I was told "don't worry... the deadline doesn't matter. We will get you qualified". After the deadline passed this broker, unable to get me qualified, passed me to another broker who he said, "had access to more products" and would be able to get me qualified for the loan. Seven months, two mortgage companies and three brokers later, they still could not qualify me all the while being told that I would be. Finally, Engle Homes' last broker simply changed my loan from documented to stated, without my permission, and significantly overstated(fabricated) my income saying, "we need this number to qualify". I was being asked by an Engle Home approved mortgage broker to commit fraud in order to buy an Engle Home. Engle Homes' required mortgage company dragged the qualifying process out 7 months and finally advised me to commit fraud and when I wouldn't do so Engle Homes then refused to return my deposit.

Engle Homes-bad builders.
I'm very pissed!!!! Please.... Don't buy any house from Engle Homes... Costumer servises sucks!!!! They are building in South Florida,Cooper City- called " Estada at Monterra". They are over 3 years building this community, and they build 45 homes out of 149. They made promises to the costumers, like discounts , and other things, but nothing have been done yet!!! The prices of the homes are "insane" compare to others in the market. There is no way no negociate with them. Last year they fired all their manager and staff, it's hard talking to them. Please repply if you are one of the buyers. Thank you..

Roof issues
It seems like you would not have to pay to have a new roof installed after only 3 years. I question why you would say that. All roofs come with a warranty. Why didn't you contact the roofing company directly? Was it just easier just to blame your contractor Engle Homes? I am very pleased with my Engle Home and I really hate seeing negative words in writing. They build a great home! I think that home building is not an excate science and it requires having to depend on all the various sub-contractors to stand behind their work. If you are so angry with the roofing contractor why not blast hate e-mails towards them and not Engle Homes?

Substandard construction
It would take a book to describe what is wrong with our hourse. Engle has had to spend tons ofmoney to fix what should have been done right in the first place. Cosmetically it is a mess. Quality wise...don't know if this house will last until it is paid for. But, above all, I do not appreciate the high pressure tactics that Engle used in the sale of our home, unexusable even in the tight market in which we purchased. I realize prices are market driven, but I am convinced that Engle gouged us on the cost of the lot and the cost of the house. Market factors aside, how can they justify selling a house for 400,000 then turning around when the going gets rought and selling the same house, same amenities for 250,000. Market factors aside.....cost of building the house did not change that much in a short period of time (june 2006 to Oct 2007)...especially when the labor used was barely skilled immigrant labor. To compare the quality of the home we purchased you would have to go to a Mexican border town and see their structures....the inhabitants in these towns are the same who were building our houses...which would be OK if supervision ensured that the job was done right. That is not the case. I don't want to sound like I'm immigrant bashing....but come on....the quality of work being done by semi-skilled labor does not justify the price that Engle (and others I'm sure) were charging. Although Engle is in bankruptcy protection right now...someone was getting mighty rich. Shame on you Engle! By the way, my home is in the Villages of Rancho El Dorado in the thriving metropolis of abandoned homes and *** covered lots in Maricopa, AZl
