Application

I applied for an apartment, Danielle mentioned she needed more information before proceeding with my application. At a point, I decided to research the area and learn it it is not a safe. I emailed her before 24 to 48 hours and asked her not to proceed as I am no longer interested. I asked her to issuee me a refund, which she agreed and now I am hearing that I am not entitled to a refund for my application. They are a punch of liars.

Sorority lives next door

Frat/Sorority moved in a 1 bedroom apartment at the beginning of the year. According to the manager it was supposed to be just one person moving in. Informed them 3 people moved in. First it was a couple and one of their friends. Then the couple would fight every single night. Girl broke her lease and moved out. Guy moved more of his buddies in. They used the parking lot to race and have revving contests. Then the girl came back and kicked all the boys out and moved in a bunch of girls and dogs. Three girls live there with three dogs. And depending on the weekend there's anywhere from 1 to 4 more girls that stay. You do the math 4 - 8 girls and three dogs in a one bedroom apartment, you bet it stinks. Sometimes it stinks so bad that the neighbors that live on the other side of me can smell it. Management has received several complaints about them, police have been called several times but nothing has been done to remove to them even though they have broken several lease rules. And now they are harassing other tenants yet complaints to the manager go nowhere.

Ripping people off

STAY FAR FAR AWAY! At the best there incompetent at the worst there dishonest. Signed a 6-month lease at the time of the lease signing i told the Manger I would not be staying longer than 6 months. she then said " you have to give us 60 days notice. I reiterate that I would not be staying. You would think at that time I would have gotten the form to sign that needed to be signed. Instead a year after I moved out I get a letter from a collection agency. don't make the mistakes I did and rent at Elon properties. I had perfect credit and now because of a bad decision it took a hit. Not once did any one try and contact me about a problem. STAY FAR FAR AWAY!

Human resources

Bad communication and no one on site enough.

I applied at their Hilliard ohio location and after months of trying to get a hold of someone. Since they are only open like 3 days a week, I met a a new manager. Long story short after being denied I reached out to find out the reason as I was not told anything just sent a simple sorry we have denied your application. Its been two weeks and I have yet to her anything back. I needed a place badly and could afford it with ease but somehow, I was denied. I honestly think my race was the reason but who knows. After reading the reviews it was a blessing I wasn't accepted.

Slumlords

FYI they are filtering reviews and pictures that says enough. Whole building been complaining about doors being left open all night for almost a year since elon management took over. For safety reasons and the Animals. Chantel in leasing office laughs and thinks it's a joke. Guess what when rules not enforced and people see there's no penalty it gets worst. Now they are feeding stray animals on purpose leaving the door open and food in hallways. I promise you will regret dealing with Chantel and elon management. I'm at work and just received this picture. If you want to live clean and comfortable this not it. I've been uncomfortable since they took over 8 months ago. Now they don't answer or return calls. I guess they'll keep playing till there's no tenants. This place is almost half empty for a reason and was just full. Don't give them a penny. I've heard they even making deals to get people to stay/move in. Run and I mean fast. Beware they lie to get you in then ignore you. Please check property before exchanging money.

Can you stop an eviction my home my son is disabled?

West of Eastland filed an eviction on a $360.00 note. Her name is Albis. I called 28th May for a balance from last month which should have been low I received assistance previous months before. But it was 630.⁰0 her secretary said. A number than I had in my log. I'm on a fixed income as well and I had some other personal issues going on.I know it's my responsibility to get rent in on time . But there is a late fee. No 3day. They filed eviction on 360.00 turned to be my BALANCE MOVING FORWARD. They don't like due to my receiving assistance because my son is disabled. Now they won't accept payment from IMpact due to the eviction. Her reasoning is she said on the yesterday was and I quote"You didn't answer the phone ".

Always telling lies.

I was told I could pay my rent with a credit card. Now they want 11.95 to use my credit card. I'm on social security disability and very low income. The girl in the office said it wouldn't apply to me but now they are changing their answer. I could see 2 or 3 dollars to cover credit cards charges. Not 11.95!

Bait and Switch Tactics

Why does Elon Management advertise their apartments at a low monthly rent of $550 then nickel and dime you to death on all sorts of small fees; application fee $40; move-in fee $350; services account setup fee $55;Gas/Electric Processing Fee etc. etc. If they can think of a fee they will charge it. After 9 months of timely payments I was one day late and there was an eviction notice on the door. They would not work with me, though I could have made a full payment 2 days later.

I can't even give 1 star.

They refuse to do regular maintenance due to "COVID" !!! But they'll try like *** to get in your apartment for an "occupancy check" the day after rent is due if you forgot to pay. Leak and Black MOLD in the bathroom that I reported in July of 2021. Maintenance left a note in November 2021 saying they found no leak and turned the hot water on again. I turned off the hot water so it wouldn't leak more and by the time they finally came the dampness had dried and once again the Black Mold was ignored. It's not worth the stress. You shouldn't have to fight with management to do their job. Especially with hazards to your health.

Maintenance Issues

This is Bev Courts. I live at Cedar Gate Apts. In Lancaster Ohio. Ive been here aboet eeck10 Yrs. When I first moved in My Lawn was Mowed and weed eated Great. My Snow removal was Great. I'm writing to tell you since I moved in it has went to *** I had to ask the mowing Co. To Please Weed Eat certain areas of my yard. The guy told me "all I had to do was ask nice." I told him " I souldn't have to ask He should Know his job". I had to do this on 2 seperate ocassions. The second time He Said you keep it up and I just won't mow back here.( I live in the back by the Crick.) He went to Vicki and complained. Vicki called me and Apoligized. I told her if. The Maintanance Men Had a little Rid on snow Plow it went bad. I sold them a snowblower when I moved in, it went bad. Instead of spending the money to fix it, they got rid of it. Then they started shoveling it by hand. That lasted a few years. Now They do nothing. I am 67 yrs old and don't walk well. I have Medical issues and DO NOT APPRECIATE IT. Also I'm Glad you got rid of Carla She didn't Care about anything.Hopefully the New Guy will be alot better. Also a Few Years After Kieth left Our Maintance Man CRAIG got really LAZY. Property damage from negligence

Updated by user Sep 27, 2021
After contacting the local office then receiving a name and number for someone at corporate I talked to this guy who said he would review my pictures and info and call me back in 24 hours , well after 48 hours with no return call I called him back and his number was out of service and the local apartment complex won’t talk to me they are just trying to push the issue under the rug and make me take them to court

The maintenance staff at ketwood apts in Kettering Ohio left rebar sticking up out of the parking blocks up to 12 inches high that damaged my truck when I was visiting a friend there and I cant get them to pay for the damages or return my phone calls. Im glad it was only my truck and not a little kid getting impaled on one of the rebar spikes . Shame on this property management company .BEWARE ALL RESIDENTS AND VISITORS TO THESE PROPERTIES

Constant Harassment change of rent during year three times

To day after surgery I returned to my apartment and passed the Manager ( Sharon) standing outside. When I opened my car door she was pulled behind my car and admonished me for exceeding the 10 MPH speed while there are high speed bumps every several yards apart. To do this she had to get into her car and drive faster than I did . This is her retaliation against me for filing discrimination housing complaints which is a violation of local, state and federal laws. I would ask her to show one other tenet she admonished for exceeding the speed which she has no way to determine. Like the day it was 90 degrees and Humid so I took off my wet t-shirt to walk to the always overfilled dumpster and told by her to put a shirt on. Good there is no swimming pool here in Fla. Wonder where the written rule about that is??

Constant Violation of Federal Housing Regulations

Updated by user Apr 25, 2021
I have filed housing complaints with the Fl fair housing, The Fl. State Attorney complaint department t and the Federal Fair housing bureau as the complex also provides section n 8 housing.

To date I have not received a response from any of the Agencies. Past week...

Original review Mar 25, 2021
March 25, 2021 , Message sent to apartment Manager, Consistent with Florida Tenant law, Requirements and Regulations regarding health concerns and Property Owners Liberality. I'm writing to again advise you of your inability to correct the hot and cold-water regulator on the bathroom shower after two separate requests and failures. , When Maintenance came to again tighten the old screws on the bathtub you choose to come along with a camera and had me leave my apartment which I found to be very intimidating and uncalled for. On Feb. first during a phone conversation with my sister management was again reminded about my bath water faucet not fixed and coming off while attempting to adjust or turn shower water off allowing scolding water to continue or cold . Yet It continues to be broken and on one occasion caused me to experience scolding hot water as it broke on the hot water area while I was attempting to shut it off again causing me to be scolded and fall backwards out of the bathtub. Recently when my kitchen sink developed a leak underneath the Maintenance person who fixed it advised me the complex had been changing these and the faucet in the bathroom tubs as both are old and require new ones, however you have not replaced them as the bathroom continues for months to continue to come off, The faucet on the kitchen sink already feels loose as it may leak again under the sink causing me again to throw away items I had stored there. The bathroom has four decorative style lights above the sink, when one brunt out and I inquired regarding a replacement bulb you responded indicating you would replace this one, however if any other were to burn out it would be my responsibility to replace it. I have never had any apartment management refuse to replace such burnt out bulbs. What will happen if the long florescent lights above the kitchen were to burn out, Im not sure what to expect at this time. The monthly rent price you indicated prior to move in was $680.00, However it was changed the day I moved in to include additional charges such as pest control, move in charge, Utility , service fee and others resulting in my rent to increase by an additional $32.00 per/month or $712.00 than changed at some point to to $723.95 or an additional $14.95 rather than the rate expected and quoted. After I exercised my right to make comment on the Apartment internet page providing for the option to do so You advised my sister you were very upset with me for doing that while there are 32 current comments on the same site warning potential renters how management discriminates. Interesting the month after I placed my comments my rent was arbitrarily increased form the $723.95 to $761.00 effective March one, under auto bank withdraw or an additional $38.00. When I asked the agency that makes my monthly auto withdraws why the increase, they were unable to tell me. In a phone conversation with my sister the manager stated the increase was because rates increase , However, when I provided another electronic message inquiring why I received no response to my question. I received no response to my inquiry. Page # One of One Im now told the additional fee you pay moving in is not reimbursed when moving out and you are charged far beyond that for what management determines needs to prepare for the next tenant. The complex does accept section 6 tenants. .Also, the nap within the carpet placed in the apartment after six months continues to foster fine particles of lint or other similar type of particle causing me a great deal of discomfort with inhalation of said fibers resulting in sneezing by myself and my Veterans service pet small cat. I attempted to vacuum at least one and some days two times in an effort to eliminate this condition hoping it would resolve itself, however after six months it continues to be a health problem for myself and my approved support animal manifested by constant airborne fibers. I have continued to keep my windows open as much as possible for this reason. I had asked in July after moving in to please fix the rain spout above my apartment and the response was it shall be repaired after the rainy season was over, At the time of the comment the sky was bright with not a cloud in the sky and the rain spout continues to remain unpaired. Due to my age and medical conditions along with the constant undue stress from the constant and ongoing arbitrary and capricious treatment .I do feel you for some reason have singled me out from other residents for reasons I'm not aware of, for instance, When I moved in I inquired about not having a plug for the kitchen sink and the bath tub, The response was the complex does not provide them and I need to purchase your own which I felt was very improper as I was paying rent. But did purchase my own. when asked if I could place mulch in the front of my apartment which was bare and an eye sore, I was told I could not, because the Management does that. After six months without mulch, I purchased some the same as other tenets had without difficulty. However the Manager has placed Mulch around her office . When asked about placing a screen door on my apartment as others have, I was advised the complex had discontinued providing them. The same applied to Placing an American flag with a thin blue line on the side of the door where one had clearly been place previously. , The manager asked what the flag represented and then advised me I was required to ask for permission to hang a flag when numerous other apartments within the complex and close to me had flags attached When asked if I could plant a few flowers, Again I was told that is prohibited yet many other tenets have plants planted and I had to have mine potted. While Management recently planted flowers at the management office. On one occasion I was walking to the Complex dumpster on an extremely hot day I had been sweating so removed my t shirt and was approached by the manager and reprimanded for being without a shirt. This is Fla. And most apartment complexes have swimming pools so I suspect that is not a requirement for their residents and I did not read anywhere in my contract that shirts must be worn, As I have also seen other resident men without a shirt on hot day occasionally and do not understand why I have been continuously singled out while others have not. ( I guess it is good there is no pool at this complex while another owned by the same company one block away does have a pool and I suspect people may not ware a shirt when swimming.) Im a 73 year old Viet Nam veteran and when I moved in I provided a letter with the V.A. letter head , address, name of the Psychologist PhD advising my need for a support animal. I was told I needed to sign a complex document first, Since I was not provided with a policy to sign and the Law only requires me to provide the letter from a professional with name, address, letter head and address as I did ,I adopted a one and one-half pound cat. Maintenance did come to fix a problem with my kitchen sink on March 23,, and mentioned I have a pet cat . Shortly after I received a phone call from the manager advising I was in violation of her policy and could not have a pet until I signed her policy letter. Page # Two of Two I explained the law does not require that and the reason is it would open the possibility for Land lords to than require individuals with support pets to state the medical reason for such request, or other restrictions not appropriate. I also indicated I had signed her 27 page document when I moved in allowing for payment of any damages made be a pet and abide by the complex pet requirements and even the law provides responsibility for pet damages or problems. So I would not be sighing her Arbitrary Policy. I was reminded if I did not I was in violation of her policy. In the same message I was Told since I would be leaving at the end of my year contract in July I need to come to her office immediately and sigh papers needed for leaving. I explained that I would not be doing that as the contract required a two month notice and since this was March I still had 60 days until I need to notify her. I did now request maintenance repair the sink as I had told them to let as was but it was not working out and my door to my apartment does not close completely unless it is slammed and worried about the noise with my neighbors. On march 23 and told maintenance was busy for that day and would let me know . I was also told I need to leave my apartment when maintenance comes as it is a studio apartment due to covid. I said I would, even tough I had both my shots several months ago. But I do find this policy to be interesting as her own office is smaller than my apartment and maintenance, Residence, and the public are allowed to enter her office throughout the day. Im told by other residences management charges different rates for the same apartments. ( I would like to suggest you access the Candlelight Apartment web site which provides your ability to review the comments made by current and prior tenants. Thirty three of them.. It will help you understand my constant stress from living here with PTSD, Chronic Depression , Anxiety Disorder,] And subject to panic attacks, which all seem to be constant living here.
