Poor Build Quality - DSLD Greenspace is a Joke

The Developer of Alexandria Ridge and DSLD have pulled a quick one on the residents. The trickery began with the beautiful plan presented at the DSLD sales home. While building our home, my wife and I asked about the weeds surrounding the lake, documented on the Master Plan as "Greenspace". DSLD told us 4 times they would check into getting the tall grass mowed over approximately a 5 month period while our house was being completed. It never happened , so I took matters into my own hands and weed wacked the tall weeds blocking the view of the Greenspace and Lake. I was verbally attacked by the developer who cursed me lower than a dog for 3 minutes straight. The attack was so bad that I filed a complaint with the St. Tammany Police Department. I almost filed a restraining order against the Developer but chose not to which I regret as more verbal attacks are to come in th near future. I personally called the DSLD owner and voiced my concerns to him about the tall weeds and that the Developer had verbally attacked me. The DSLD owner was very professional, calmed me down, and sent a DSLD Representative to come talk to me about the Developer. I have to say that DSLD listened to my concerns but, nothing ever happened with the tall grass. Unfortunately, DSLD has tricked us or the Left hand is not talking to the Right hand. I would like to believe it's the second but, it seems as we met our neighbors from the previous phases, the tall grass complaint had been presented to DSLD prior to us entering the subdivision. In my opinion, DSLD is scared of our developer which is obvious since nothing gets done. Is this DSLD responsibility to mow the Greenspace? No. But, the vision that DSLD sold my wife and I just isn't here. What a shame!!! My roof started leaking 1.5 years after we moved in our NEW house. Once again I called DSLD and a Rep visited the situation. Immediately the DSLD Rep informed me that our roof was not under warranty due to Hurricane Ida. This is probably a state thing and not DSLD but, Wow if you could walk in my attic and see all the nails meant to secure the roof sheathing to the rafters but missed. These are called shiners and a hundred or two hundred would be acceptable only my attic probably has about 1,200 shiner nails. My 3 leaks are at shiner nails. I have a roofer coming to repair and as they do the repairs I will be documenting the existing roof tear off. I'm most positive that my vent penetrations were not prepped correctly allowing water to get below the shingles, through the tar paper, and leaking out at 3 shiner nails. For 20 years I have been a designer for engineering and Architectural firms, and now I build million dollar facilities. The quality control for DSLD is non existent. Yea, sure, they come through for a painters punch list but any mechanical forget it. Just last week I had to add a starter kit to my air conditioner due to a 20 amp overload. The meter read 95.3 amps but the air conditioner specs "listed on the side of the unit" calls for 75 amps or less. 400.00 for the starter kit + 7,500.00 for the roof repair. What's next??? This is my second DSLD house and the first house was ridiculed with similar problems.

I purchased my brand new home from DSLD in 2019. After about 3 years my dad noticed that above my garage there is a crack in the mortar that is running horizontally and vertically in 2 separate locations. Recently I contacted the warranty department to see if someone can assist me with this issue. I was told via email to send pics which I did then I was told that it is a cosmetic issue and typical homeowner cosmetic maintenance. Since when has cracks in mortar become cosmetic? Cosmetic is touch up paint and caulking NOT the mortar which is holding my bricks together. After some back and forth I convinced the " warranty manager" Andy to come put his eyes on it and see the severity of the issue. He stated that he would set up an appointment with the office which he did not. After a few days I had to call the office so they can contact him and get this set up. On 7/14/23 he came to my house with his truck still running with clearly no intentions to look at it and he said that I have to fix it myself. He didn't use a ladder to even attempt to see the cracks and he had a horrible attitude. If he used a ladder he could clearly see that the cracks are brittle and in one area that is 3-4" long you can see the house wrap that is BEHIND THE BRICKS. Clearly this means that my home is at risk of water damage and termites because of poor and rushed workmanship. We have 10+ homes being built in my neighborhood currently. It wouldn't take any time to get the bricklayers to correct this issue of a paying customer. One would think that if you spend more than a quarter million on a brand new home that it would be stable for years to come. I don't know anyone who has had their home for 40+ years and had to deal with mortar issues much less a home that is less than 5 years old. This is the definition of poor workmanship and poor customer service. He said that it isn't part of the structure. When you buy house insurance, they ask you what does the structure consist of. (bricks, vinyl, etc.) If I had to do it all over again I would never buy another house through DSLD!

Horrible House. Too many issues.

I would like to share my exp with this builder. Purchased our first home hoping a new construction home wouldnt have the issues an older home would but boy were we wrong. After a year and a half we had our first issue. DSLD did not install a flange around our shower drain. This allowed all the water from our shower to go around the drain pipe and pool under the shower. We had a bad mold smell. We called DSLD and they sent a rep out to take moisture readings in the bathroom and master bedroom. He said it was 22% and this is normal. Fast forward a few months and the shower cracked on the floor. It was a fiberglass mobile home style one piece shower they installed. I called an independent repair company to inspect and quote a repair. He told me a flange wasnt installed and there is a lot of water damage. Long story short. I had to contact an attorney and inform DSLD of my legal action before they offered a check of $2,300. What it would cost them to demo and replace the shower. Not trusting DSLD I hired a contractor to do the job right. $6,000 in water damage was repaired, no waterproofing behind the shower surround (my contractor waterproofed it while doing construction) and he put the correct flange around the floor drain. (By the way when I showed DSLD the flange photos they said they dont follow Louisiana building codes they follow federal codes). My contractor laughed and said EVERY plumber in any state knows a flange is required to divert water into the drain. $10,800 later my shower now works and the mold smell has gone after the water cleanup was complete. Next issue was our garage and back doors not lining up and opening on their own. DSLD sent a rep out to do a repair. This involved beating the catch with a hammer. Truly blown away by their workmanship. Again. I had to go buy new catches, red roll and realign my doors myself. Due to the moisture that builds in the bathrooms I wanted to install larger CFM fans. Due to DSLD putting the cheapest $30 fans available I can not upgrade them without cutting into the ceiling and installing a new unit vs replacing with a larger bathroom fan. What should be $100 job is now about $600. I had the breaker trip for my kitchen outlets on multiple occasions. After the third time DSLD sent a rep out they finally replaced just the breaker. It happened again so I hired a reputable local electrical contractor. He found 4 breakers in our Breaker Panel with wires hanging and not properly screwed in. He said he is surprised our house hasnt burned down. He went through both breakers and properly secured all my connections. We have used our guest bathroom maybe 10 times in the 3 years we have loved here. The trim that holds the tub to the wall is pulling away and you can see a line all around the tub. My other option for the bathroom moisture is to install a sliding opening Bathroom Window. Nope again. DSLD put a fixed custom size window in. I had 3 contractors come out and none of them wanted to touch it. They said the only way to put a sliding window in to cut into the frame, reinforce it and install a standard size window instead of DSLD one off size that no one carries. While looking at the bathroom fan to upgrade it I noticed small bulges in several places in the ceiling. One bulge is cracking so upon looking they are screw that are poking through the ceiling and now damaging the paint. I went into my laundryroom the other day to start laundry and saw an 8x2 piece of paint on the floor. I looked up and saw white tape along the edge of the wall and ceiling that is falling off. I cant believe paint would fail in 3 years in a room used once a week. I have several spots in my floor that are peeling. They are little slivers about 2-3 long and as thin as a toothpick. We have no kids and only wear slippers inside. We truly hoped for $201,000 we would be getting a home with no major hiccups or repairs to this extent needed. I understand things happen but this house has been a nightmare. Due to the way the warranty dept handles these Im told- What do you want me to do about it. Great attitude instead of lets look into this and see what we can do for your $201,000 you spent with us. The year warranty is laughable as I get a longer warranty with a used car. I will never buy from DSLD again after my experience. I hope anyone who sees this review will help them in making an informed decision of what they are buying.

Poor management response

Very responsive and on top of things during the buying process. Horrible service after the sale. They left our front yard a mess! The project managers boss didnt even contact me after I called in the complaint. Instead he sent the source of the problem back over to communicate with me. The same guy who took my kindness for weakness and completely ignored my concerns. He was the last person I wanted to deal with at this point. Very unprofessional!

Warranty

The home is nice and was built on time. The warranty and care after closing is trash. We're waiting on 30 day items to be fixed and we're almost at the 12 month walk through. The warranty isn't covering my terrible looking warping front door or my mis matched counter tops. We also just had a cold night with temps down to 12 degrees. We dripped faucets, opened cabinets, insulated exterior faucets, put a heater in the garage and still have frozen pipes. We called dsld and they said it was normal and we should have been waking up to run everything every 45 mins. Ridiculously bad service and overall quality.

Damaged Tub

Dsdl said my damaged tub is out of warranty I spoke with ABG and because I didn't purchase the tubs the credit goes to the purchaser and Malayne Travis at DSDL was very rude today, I did state I didn't want to involve lawyers, not that I had 1 but she took it and ran wit it then stated she wasn't obligated to speak with me, I'm just trying to get my tubs repaired.

Repairs pending

Pending items from my first walk through done in March and it is August. Throughout my building experiencing I tried to be as patient as possible due to the shortages. This includes having to pay over $4000 in rate extension fees and rent because my build was behind schedule, and I sold my home based on an incorrect timeline. I paid my inspectors to come back out to check the builder after I noticed some suspect things in the house and after talking to my neighbors with various issues. I discovered there were several things that were not done correctly and mistakes that were not repaired correctly or at all from my walk through and inspections (ie nicked electrical wires, roofing issues, all of my blue tape items, etc). Since I bought this home in March I have: -Paid my inspectors ~$1000 plus to come out several times to check my roof, and electrical wires, etc. after I learned that they did not fix my inspection report items even after it was brought to their attention. - 2 crushed septic lines in two different locations causing my yard and a long strip of my driveway to have to be dug up. I was told that the debris would be cleaned up, but my yard is still filled with rocks and bare patches. I was unable to use my toilet for ~4 days because it was not considered an emergency and had to wait for the next business day and then a few days for them to find the issue and fix it. - landscaping issues: I told the superintendent on my first walk through that I had 3 dead plates, a dead tree, and a 2nd tree that started dying a few months later. The superintendent also replanted my first tree in front of my house. Instead of digging the hole deep enough he decided to cover it up with extra mulch to hide the exposed base popping through the surface. The tree was leaning out of the ground for months. It was only repaired when I complained to the replacement superintendent that I was getting notices from the HOA after it was literally falling over for months. -I took the time to carefully explain and list all of the landscaping issues at least 3 times via text that I flagged in my first walk through and the patch up work that needed to be done after the septic issue repair. I took off work only to have to take more PTO and make up more time because the landscaping company was not informed of all of my issues despite my efforts and only came equipped to make half the repairs. They also replaced a dead tree with a tree that was blown over by a storm and was half dead before it was planted. This is still pending as I have yet to receive follow up from the landscapers after repeated calls. -the concrete on my front porch had gaps near the brick and didn't appear to be done properly so I have a skim coat that looks awful. -the concrete on my back porch has 3 cracks that run the entire length of the back porch, nicks where it looks like heavy tools or bricks were tossed all over the concrete which makes the quality look extremely poor. I was offered the option to live with that mistake or to have them perform a skim coat that would just look just as bad as the front porch. -i can see the sheet rock in all of my ceilings all over my house in which DSLD told me were visible because it wasn't concealed properly. -My entry ways, several quarter round pieces, and baseboards had to be replaced due to severe chips, severe cracks, and over caulking that was running all over the wood and cracks. My closet entry way was cut too short and filled with an inch of caulk instead of being replaced. My fireplace is dripping with caulk that was overloaded and not wet sanded properly. One of my entry ways was also replaced by the superintendent with the wrong unmatching piece of wood and had to be replaced a second time. - I want new painters! I have had 5 paint appointments. They never properly fixed my first walk through paint items. My realtor and I literally recognized all of our blue tape items that were left untouched after we came back to check. -Before my next painting appointment, I detailed the amount of work that was still incomplete in my home. The original superintendent was dishonest about what he repaired causing an appointment to be scheduled without enough crew, as one painter cannot paint a 4 bedroom 2 bath 2314 sq home (ceilings, rooms, garage, and closets,etc) alone. I was texted by the owner that they were not aware and would need to reschedule. I was also texted that they were having issues getting enough staff that were experienced in painting. -The next appointment 3 painters showed up and I walked all 3 painters through the home and described each issue needing repair (paint, sanding, additional mud, holes needing to be filled, etc.) to each of them. They still did not sand, mud, and repair everything again. I was also told by a painter that he did not know how to fix certain things leaving more undone. I also have more paint and caulk on my carpet, hardwood, and tile. -I had to literally be the middleman of communication between the painters and the boss via text which is not my idea of professionalism. -A painter also used my master bathroom toilet without my permission, did not wash their hands as there was no soap out, and proceeded to touch everything in my home while painting with unsanitary practices. I found this out by discovering he left his waste in my toilet after they left because he did not flush the toilet after he used it without my permission. After this appointment two superintendents, the GM, and the boss of the painters showed up to inspect the work. I was told certain things should have been able to be repaired. I was told that the owner would be present on my next appointment to ensure that the work was done correctly. I tried to schedule the next appointment shortly after. I pushed my meetings and work deadlines back because the owner could not make it when I could. The next appointment the owner was not present even though I rearranged my work and appointment around her availability. I found out that day that not only was she not coming but that she did not schedule enough workers for the job AGAIN so they called their boss and left. I was told by DSLD that they would not bring in additional painters because the painters they brought in 5 times were "experienced professional painters". I am still left with walls and areas dripping with caulk and other missed repairs and lost all of my PTO on improper scheduling. - the mudroom board had to be replaced due to a hook being broken during the build. It appears that instead of taking the time to carefully remove the hook, it was twisted out of the wall scraping the mudroom that was finally fixed at the end of July - The videos of my first walk through items marked literally mostly still match what is left 6 months later. I want DSLD to pay for a different painter! I thoroughly researched a company that has experienced workers that can handle the repairs required. I have wasted enough time, money, and PTO and I am ready to effectively get to the point and the work resolved so I can fully unpack. This is my second home with DSLD. I chose to invest in a more expensive home due to a company that appeared to have high standards for their work. I feel like my home was thrown together quickly, not thoroughly checked, improper work was given a free pass. I have missed project deadlines, burned through PTO, and worked extra hours to make up for building mistakes and scheduling. I do not find it acceptable to pay 337k only to have to perform my only quality control and live with mistakes that should not have been made and not have been scraped by. I work in production, and I understand mistakes happen. However, it is not acceptable to make a mistake and not fix it thoroughly. I truly believe that if I had not been thorough and taken on the second job of managing my house I would be in worse shape. My remaining issues that need to be addressed and corrected: - My landscaping from March needs to be thoroughly completed. This means that live plants and trees should be planted. Please do not plant a 3rd half dead tree and bushes. Please bring living plants to my home. I watched an extremely large ditch behind my home that no one was going to live on be sodded before my outdoor walk-through items were fixed. Please treat me and the 337k I paid DSLD with the same urgency. - Please clean the gravel from my front yard from the septic lines that were damaged during construction. -I have contacted a painter who has an experienced staff that is equipped to handle the repairs. I do not want the old painters as they are working through employment issues and further training their staff. Mis-scheduled appointments and skipped repairs are not my idea of professional business. Staffed painters telling me they don't know how to fix my repairs are not helpful. I have a painting crew who is willing to clean up what should have been sorted 5 DSLD painting appointments ago. it doesn't make sense for me to pay another painting crew to paint what I paid DSLD 337k to do. - a generic copied and pasted response of " we have reached out to correct the homeowner's problems and done what we can" is not an acceptable answer. If you are fixing mistakes you have caused, that does not count as a favor to the buyer. -my one and only requirement to make me happy is that if you make a mistake fix it thoroughly. - I am a customer and I should not be expected to do my own quality control, proper scheduling, and ensure my house is assembled properly. Please take this responsibility off my hands so I can get back to putting my focus into my personal job. -I have waited and been patient for 6 months. My house needs to be completed this month. The videos and pictures of my first walk through items marked should not still match what is left 6 months later. -I do not appreciate the unprofessional emails where I appeared to rudely be blamed and questioned for pending items on my house that I pointed out to 2 superintendents and the GM months prior. Please do not send me another email with that level of unprofessionalism. It is not helpful. -Reminder the DSLD that built my last home was better than this. Reminder do not want to hear that you have made every attempt to accommodate me when the things I am requesting to be repaired are the things that weren't correctly done by dsld in the first place. Fixing your mistake doesn't count as a u doing me a favor. Please let me know when my last items are going to be repaired correctly and if I should reach out to a different outlet. When people used to ask who my builder was for my old home it was because of the quality. Now my guests aske who built my home because they want to avoid having the issues I have had. Please fix this immediately. Glad to upload pictures and videos of my house and examples of what I am seeing. Hopefully, this will detail my frustration for everyone's awareness.

It has been 5 mos since we closed. There are items from the pre-closing walkthru that aren't fixed. If you enjoy being bullied, lied to & treated like you're an idiot then this is the builder for you!

5 pages of problems. Items that the subcontractors agreed to fix but DSLD wouldn't give the OK. There whole idea is if they put you off long enough you will just give up. The job super is a total jerk and doesn't have a clue most of the time. He has an answer for everything but it doesn't make sense. He just wantsRUNRUNr to slap 'em up, get paid and walk away. The production manager is just as bad. He has reasons and suggestions that only benefit the builder but not you as the consumer.

DSLD denies responsibility for erosion in my yard. I have lived in this new build exactly 1 year. They blame the developer, yet they sold me the property.

Completely horrible experience with DSLD. An exciting experience turned to major disappointment. They will do nothing to help their customers, karma does come around though.

Cracks in walls after 2 years.

The walls are cracking at the corners and at the crown moldings. Bricks are poorly laid. Low quality fit and finish.

Changes made and Buyer not Informed!!!

Previously having a DSLD home was looking to get another. Info was taken down and have been a sitting duck for a couple of months now just to find out DSLD will now just build Cookie Cutter homes for the same price. I feel as though if they had your info, they should fulfill what we've been waiting for. New people that come in after the ones that were in line, they could be informed before and can make a decision if they want this or not. Don't know who to call and find out if something could be done. This to me is called False Advertisement! After just a couple of days, a couple of people feel the same way as I do, so I hope the company can do the right thing! I still haven't even gotten a call about the change, I found out from a realtor about the changes. Very sad that they haven't reached out yet!!! Since u have to pick a star, they got one, but deserve NONE!!!

Disrectful

I called twice to kindly ask if their construction workers could please keep their music volume down during the day just a bit as I work a night shift in the plants, rather than having them simple just lower the music the following day they were themselves being extra loud screaming and yelling over the music with intent. When calling to speak to the customer care individual, rather than trying to help, they tried to inform me how they can play their music as loud as they want because it's day time.

Faulty AC SYSTEM

DSLD Homes knows that one of the sub-contractors they use for HVAC Bell's Heating and AC is not installing the HVAC system properly so there is leakage coming through the ceiling and you will have to replace the AC system in the 1st 5 years of being in the house to the tune of 5K and they basically say the warranty is done and it's no longer their problem! I will never purchase another home from DSLD!

The swamp next door!

We recently had a turnover meeting. We were informed that one of our streets was deemed a private road. They did not tell us why. They told us it was disclosed in our contract when purchasing our property. They have yet to provide us with the signed paper that shows us that it was there. We also asked that the retention pond be cleaned and mowed. It has yet to be done, however the management company charged us 450$ to get it mowed. They did not do a good job and at that time it was still DSLDs problem. It turns out the reason for the private roadway because the retention pond was not adequate enough for the county to accept it. Because it did not have positive outflow. Yet it is good enough for our community to have it and maintain it ourselves. We also noticed that two county maintained roads drain into our retention pond. Rebel and Suwanee Road. Something is not right with this.

Poor customer service

They build a somewhat decent house. They are not very good at communicating. If you want to get lied too. This is the company to come too.
