Structural Issues and Leaky Shower Desaster

We contracted to build, house was completed in Oct 2018, we are still the owners and have issues that were discussed in the first year and dismissed as none issues. My background is in electrical construction and other construction and i work for a large electrical subcontractor, what I am about to explain comes from someone who know what they are looking at and caught most of their mistake before they did. 4.5 years in all those issues have turned out to be real, sagging floor cause master shower water proofing to fail, there is a 1/4' for more sage in the middle of the home all the way across the width of the house (possible sinking footer). we now have mold, a shower to rip out and foundation repair to do before we can reinstall a shower. During building, they mis-poured footers for the garage (they were notified before framing started, they dismissed it then had to double wall the garage, so it was on the block not sitting on brick vaniear), did terrible finish work, installed the front door off center to the top porch door (refused to fix) and had to repair two major water leaks on exterior walls that allowed water in the home. I had to threaten to walk to get some of this stuff fixed. Sub-Division Sunset Summits SC 29301. Now these dishonest folks will not call me back. Guess i will have to repair and then sue to get them to cover it. If you are in upstate SC, avoid this company at all cost. They are building crap and selling at a premium. This is a lipstick on a pig situation. They are building in multiple areas around town. No telling what is going to fall apart next. One more note, DRB warranty process has been a hassle from day one and DRB/Dan Ryan Builders is the same company, just in case they think folks are fooled by the name change. I have included a few picture of the shower leak where the floor sages, also the close next to the show will not close due to the level of sag.

Warranty

The corresponding work was not completed on the handover time, and the house was delayed for several days before the house was ready. After the transfer, the maintenance work that needed to be done was never responded

Incomplete Work (New Construction)

StayTuscorora Creek Community Member. My husband and I were told that our foundation would be painted by July and to date, nothing has been done. We constantly keep being blown off about our front porch railings being installed and the cabinets that were scheduled to be replaced in our home in Jan. 2022 has not been rescheduled to date. After construction workers broke our front window, a new window was put in but the paint job around the front main window of our home was rushed and thrown on very sloppy. Unprofessional work! I have reached out numerous times in regards to these matters but once again, nothing is being scheduled to be completed. Stall tactics and avoiding contractual responsibility is all we have received from this company.

Plumbing and electrical issues !

Hello ! I've tried reaching out to you several times concerning a plumbing and electrical issue . I moved in my home 2 days ago and the electrical outlets don't work, and the fuse box keep popping when I plug something into the outlet . This morning my house flooded , the tubs and shower bagged up with sewage and species . The plumber came out and discovered the issue, which was not caused by the people on my home . The neighbors also notified us that this same thing happened to them . The floors are still soaked with water and its species and urine on the carpet . I asked the sales agent Tonya to reach out to you guys as soon as possible to get someone out . My flower bed is flooded with species (bowel) and the cloth towels that were found on the drains caused by one of your workers. My family and I shouldn't have to stay in this unsanitary home . No one has taken this serious . The carpet and floors are ruined and my property was also damaged due to the urine and water flooded the floors . If this issue is not handle, I will be reaching out to the local news station to make other buyers aware of what's going on within your company . This is a very horrible experience buying a home from you guys . We still have broken windows, we still haven't received all keys to the property . The solution to this problem should be carpet and floors that flooded e removed, cleaners need to come out to clean out shower and tub , and the species and towels need to be picked up and cleaned out of my yard . Also, my damaged property should be replaced . I am attaching pictures !

Not a reliable Builder and poor customer service!

As a homeowner that home was built by Century Communities, I am very concerned about Dan Ryan Builders building new homes in our established community that has beautiful quality homes built by Century Communities. Dan Ryan Builders shows a history of shoddy craftsmanship and using inferior materials in their building process. They are in the midst of litigation with several unhappy homeowners in 2022, and we want to make sure that they don't bring down the value of our homes by bringing these circumstances to our Westminster Community.

Dissatisfaction

Dan Ryan Builders uses low quality workers to finish a poorly designed house. The managers give lip service to its customers but do not resolve issues with regards to workmanship.

Purchased a Dan Ryan home.

On what should have been a very positive experience has turned into a nightmare. 3 project managers. The 2nd guy was the worst and quit just prior to my settlement date. Numerous issues with workmanship. Still waiting 2 plus months later and they have not come back to finish items. Not going to list them all, but you should get the idea... 1. There was wall damage which that patched, but did not sand or paint to date. 2. Incomplete corner bead in garage. 3. Failed inspection and had to blow in insulation. They removed small drywall section in garage but used masking take instead of drywall tape and did not mud it. 4. Shutter in front hung crooked. 5. Missing trim under one window. 6. Bathroom tub not framed properly and left an inch gap between the tub edge and wall where water could collect and need wiped up after use. No real developments. Same as always; They send handymen to fix what the contractors screwed up.

Problem is, the handymen make a half-assed repair or they make it worse than it was. Communicated with Pittsburgh Div president who never had much to say. I received many empty promises of someone going to come over next week. I have to say that I did have a different project manager for my house.

The current one, 3 project managers later, lied to my face as did the first one.

I don't expect to ever get this stuff taken care of unless I do it myself. And that's where we are.

Sloppy work. Time and time again, I am reminded of the sad product delivered by DRB. The image here is typical of the careless work done by this way overrated excuse for a home builder. Sad but true.

Stay Away

Purchased a home from Dan Ryan Builders in Cross Junction Virginia two and one half years ago. Yesterday, due to the ground being undermined by rains, the ground shifted and kinked my main sewage line coming out of my house. Thought it was just a clog. Came to find out the main pipe next to the "clean out" vent, was severed. It took 5 hours and $700.00 charge from a plumber to show me what happened. Called Sam at the warranty department for Dan Ryan and was told flat out that it was settlement and it was out of warranty. Repair costs are estimated at $3500.+ Dan Ryan hires unqualified illegals to save on costs and increase profits. They routinely refuse to do warranty work as they the warranty department get to keep whatever moneys they save on warranty calls. Not hearsay, was told this by the Warranty Service Manager. As a veteran, hispanic and retired civil servant I am shocked that this buisness practices are not more closely watched by the Frederick county building inspectors in Virginia. Perhaps they are on the take too? Based on customer reviews i am not surprised. They are actually owned by a Japanese company not American!!!

Building Issues & Fixing Items

Hello, to ALL future buyers of Dan Ryan, DONT BUY!!! So many issues and I have only been in my home for 1 year!! Where do I start, well first lets start off by saying the builders and contractors have placed my washing connection holes on the wrong side of the wall... which for that went on for 2 weeks and I was unable to use my washing machine which not to mention I had to have delivered twice because of their mistake for, secondly I had MOLD in my garage from a leak that was coming from the kitchen for weeks, third my garage had been stuck for weeks, the handle in the inside came off and they was REFUSING to fix, now right after my 1 year warranty is up we went to open the garage and the whole left side feel off the hinges and the glass shattered and broke, then when calling them about it they wanted to preach about a warranty and that it is no longer covered, BUT excuse me I have had problems since day one about this garage door, and on the other hand lets not go into the all the other items that I have had problems with, just know to AVOID THIS BUILDER BY ALL MEANS!!!

DO YOUR RESEARCH - TERRIBLE HOMEBUILDER

Steer clear from this homebuilder if you are considering building. The quality, communication and service is pitiful. We have been in our home going on three years and it has been nothing but a nightmare trying to resolve issues. Do your research – there are plenty of other reviews out there and news broadcasts about this builder. Here are just some of the items we had to bring to DRB’s attention which is pretty alarming. 1 – Inadequate HVAC System that does not perform to the warranty code. Our contract says two systems are standard for our neighborhood. They only installed one. Rooms are freezing or saunas depending on the season. We brought this to the attention of DRB and all of a sudden the new homes have two systems with more output. Also, the HVAC calculations they provided us had errors. They aren’t willing to correct our home. They have tried to “fix” it, but you can’t fix something that isn’t right in the first place. We had two 3rd parties look at the HVAC and both said the home is drastically undersized. 2 - Kitchen configuration was wrong. A day before closing they installed the microwave and realized it wouldn’t open. In addition, the picture of the “gourmet kitchen” option we were shown didn’t match what they installed. In the end, they had to replace about 75% of the kitchen to make it work, but it wasn’t without a hassle. They wanted to compromise, but that wasn’t acceptable. We wanted what we paid for. It still isn’t correct to this day, but frankly, we were sick of dealing with them on this matter. 3 – Support pole placed in center of basement which made no sense especially if you planned on finishing the basement. Supervisor told us they had two sets of plans they were working off of by accident. They ended up removing the additional beam and pole. 4 – Hole in garage door. I asked the supervisor to fix. The fix was to put the service company sticker over it. 5 – We did have our basement finished after closing by our own subcontractors, thank goodness. Unfortunately, the ceiling panels were hung wrong by DRB. They were done just enough to meet code. A lot of them had to be ripped out and re-hung by subcontractor. 6 - The carpet was installed over large holes in the wood floor boards that never got patched. So, you would sink down in them if you stepped in that area. We eventually ripped out the carpet which was an upgrade, but total junk, to install laminate flooring. What we found underneath the carpet was a disgrace. They never cleaned or swept before laying the carpet. Tons of dirt, sawdust, pieces of wood, a razor blade… They just laid the carpet right over it. That is some great attention to detail. 7 – We had our duct system cleaned. They found soda cans, garbage and building materials throughout the ducts. 8 – The wiring for lights/fans in the bedrooms didn’t work. 9 – Concrete sidewalk and walkway started disintegrating after a year. When they repaired this – they damaged a section of the stone on our house. It took them 6 months to fix that. 10 – Carpet has needed stretched twice now. We paid for the upgraded pad as well and it is junk. It needs stretched again. 11 - Thirty feet of missing gutter apron caused rain water to get into home. This ultimately caused a leak and water damage on our ceiling. Who is doing their “3rd party inspections” ?? 12 – DRB installed siding on the front of our home where stone was supposed to be. 13 – Outside garage lanterns weren’t installed in the right location. 14 – Our home was built so close to the easement that the township would not let us get a deck permit. No deck meant a 12 foot drop from our morning room sliding door. DRB had to get a variance from the developer. 15 – We told the sales rep we wanted the same layout as the model which had a large 2nd floor laundry room. Once our home was framed it was just a small closet for laundry. She didn’t realize it was an upgrade to get the larger laundry room and told us what we saw in the model was standard. Sales rep also didn’t have all the granite samples for the kitchen. We would have picked different color granite had she had it with her. 16 – Crooked outside columns. 17 – Our lot was completely flat upon purchase and now each side of our property is a cliff to each neighbor’s house. In addition, the good topsoil was stripped off and sold while we were left with logs, stumps, twigs…

Poor Builders

Dan Ryan built Townhouses in Raleigh and stated they built per Raleigh Codes. There is no insulation between the walls from my house and my neighbors, therefore every house built has the same issue. The Chief of the Raleigh housing Code Department stated Dan Ryan only use the minimum codes and it wouldn't have cost them any more money to put Insulation for noise control between walls. The Builder build the TH and They won't let me speak to Mr. Ryan the CEO,. Everyone I spoke with just made excursus and their story is they use the "CODES THAT WAS APPROVED PER RALIEGH. Even apartments have Insulations between the walls. You can tell just read all of the other complaints they have.

Never buy a house from Dan Ryan Builders

We are first time home buyers and our experience with Dan Ryan Builders, was a horrible one, and still is. If you want a good quality house with no cracks from day one, damages of your floors, vinyl, carpet, windows, trim and so on, you should go with another builder. Every item in this house has a problem. We moved in about a year ago and I lost a lot of effort and energy reaching them for all the issues in my house, plenty of them are still not fixed. Customer service is terrible, they have no idea about how you should treat a customer. They Promise to you that every thing will be fixed , but nothing happens. It is a nightmare to deal with them. I regret that i put affordability on the first plan and I have not thought about the consequences. Also they are working with a lot of contractors and subcontractors and so on , who are not taking responsibility of anything, are doing a sloppy messy job, are rude and do not even understand you, cause they do not speak even basic English.We tried to reach all levels of management of this company, The director of production and vice president came to our house, had seen the issues, promised that everything will be fixed, they want us satisfied but these were only words. After we pushed them with emails and calls, they said to us : "we cannot satisfy you in any way so sorry we will not do anything". They tried to make me understand that i need 2 fridges(one damaged and one a smaller and cheaper model) instead of one good that i paid money for. The appliances were not a gift, I paid extra money for them and I expect them to be brand new and functional. They tried to blackmail us to keep what they are offering : "if you are not accepting the fridge we will not do anything more for you." They forced all their employees, like sales manager on site or the project manager not to help us anymore in anyway. The management has a very unprofessional demeanor. I can write a lot about our experience but it is too much to write. In conclusion : just pay a little extra for a better quality and service and never buy from Dan Ryan Builders.

Residential Street Blockage

Dan Ryan Builders are absolutely OUTRAGEOUS! So far this week his construction people have blocked our street on Sutherland Drive in Franklinton NC (Olde Liberty SubDivision). Yesterday as I was arriving home after a LONG day my street was blocked with a HUGE hole from one side of the street to the other. I was hungry, thirsty, tired, sleep deprived, had perishables and ANXIOUS to get home. After all it was 90 something degrees and the humidity made it feel like over a 100 degrees!!!!!!!! As I entered my street on Sutherland to get to my home, it was blocked with a gapping hole!!!!! One of 3 of the construction workers approached my car only AFTER I wanted to know what was going on!!!!!!! The lone construction worker tells me to come back in 30/40 mins!!!!! I said no I was NOT leaving because it was IMPERATIVE that I get to my home!! He then told me I could park my car on the side of the road and walk about 4 houses down in the blazing HOT sun!!!!!! I said NO can't do that as I had perishables in my car and I wasn't about to lug my groceries 4 or more houses down the street in a 1000 degree weather!!!!!!!! I say I wasn't leaving and he had to do what he had to do to fill that hole in the entire road because I wasn't leaving and desperately needed to get home!! About 10 mins later I had access to my home!!! TODAY I arrive home, and the same RIDICULOUS thing!!!! This time at the beginning of my street. The construction worker didn't even approach my car to let me know what was going on!!!?! After I honked my horn he looked at me with a smirk in his face!!!!! He did NOTHING to moved the blocked street!!!!!! I eventually decided to risk damaging my car by driving on the grass!!!!!! I barely made it!!!! They later I find out my lawn service which was scheduled to do my lawn today, couldn't get their trucks through because of the blocked street!!!!!! I cancelled appointments with clients, meaning I loss money sitting home for lawn people who couldn't have access to my property because of this DISASTER!!!!!!!!! I have a dog that need to be taken from our backyard when the lawn people are there and that's why I had to be home!!!!!! WHY IN THE WORLD DOES DAN RYAN BUILDERS THINK IT IS OK TO BLOCK A ONE WAY DEAD END STREET!!!!!!!!!!! This is HAZARDOUS SITUATION!!!! What about people with emergencies, who couldn't get IN or OUT!!!!!!!! What if I had ANOTHER appointment and had to leave my house!!!!!!!! How is it LEGAL to completely block a residential street that has ONLY ONE WAY IN, ONE WAY OUT!!!!!!!! Several attempts have been made to Dan Ryan Builders office with, of course no one has returned ANY of our calls!!!! We have since filed a police report!!!!!!!!!!! Dan Ryan Builders are HORRIBLE, DISRESPECTFUL, and TOTALLY UNPROFESSIONAL!!!!!! I would never recommend them to anyone!!!!!!!!!!!! I will BROADCAST THIS TO EVERYONE I know!!!!!!!! WITH THE ATTITUDE OF A BUILDER SUCH AS DAN RYAN BUILDERS, thinking they can TOTALLY BLOCK RESIDENTIAL STREETS, I wouldn't buy any HOME BUILT BY DAN RYAN!!!!? BUYER BEWARE!!!!!!!!!
