Consumer that was screwed

Clayton will never address this issue, they defect to other issues

Clayton hired a GC to bid work to get my property ready, first he underbid it, then we went back to the loan company and got another 15,000 and he still didnt do everything discussed, the septic people tore my yard up in areas they should have not even been, now the septic is keeping my yard a muddy mess, because they didnt clear trees for the sun to dry anything up. We paid 6 grand for just tree clearing, and still they say it didnt include "those: trees. The GM has taken no accountability for this mess. They basically stole money from a 70 year old Marine Veteran's retirement home. Because now we have to fix it.

Horrible product and staff

Clayton homes kept our major appliance warranty registrations and refused to return them to the home buyer. Failed lot prep inspection through the state. Stressful experience.

We have had a condensation problem.

Ive been dealing with this for about 3 years . My floor in the kitchen became worped we keep trying to find out why no leaks in there . We had our kitchen floor replaced and the contractor said there is water laying on our ducking and for some reason theres condensation of corse its out of warranty now they say but if it would have been took care of when I first contacted them about it . My homes only 7 years old and no way should we be having these problems. There is mold all over the bottom of my home . These homes should be built slotted better than they are . In my thinking there should be a recall on this the contractor nor us have a clue how to fix this problem.

Positive experience

I decided to go with a home from Clayton. I love the design of the home, but it's just a weekend home for me. Great customer service from the Dickson TN office. They were very patient and not pushy to find the right fit for me. The turnaround between ordering and receiving the home was not satisfactory. The installation of home was above expectations. I expect a few snafos in the experience, but nothing we couldn't overcome. Gave them a list of problems and they fixed without having to push. Overall a great experience!

New Home Purchase,

This was to be our retirement home, it is now our nightmare, they took our beautiful piece of property and turned it into a swamp, the contractor didn't do his job when researching what we needed, now we are having to take out 20 to 40 trees to insure the ground can stay somewhat dry. We have leaning walls, cabinets doors are falling off, and our closet collasped. Our driveway turns into a muddy mess when it gets wet. And they tore our yard up and refuse to fix it. We paid $40 grand in just construction cost and they wont show me where that was spent, they just keep saying we spent more and didn't charge you. They put a 3 ton ac on a 2500 sq ft house, when everyone I call says it has to be a 5 ton.

We purchased a Clayton home in 2021, moved in 05/21. We heard a water leak. They argued about it. Finally Clayton dumped it in the factory's lap. They sent two people who worked at our house almost 2

Weeks. They found black mold all in the bathroom, they had to tear out the bathroom and part of the hallway and the wall across the hall had to be torn out and replaced. And we still have problems, the trim all over the house is pulling away from the walls. I would never recommend Clayton homes to anyone. AJ Lindsey

*** poor on site construction and factory install with multiple defects causing out of pocket expense

..Closed escrow June 2020- noted cracked tile pan and tiles falling from master shower interior. Contacted the builder, Karsten Homes, who sent a factory contractor to review problem. Our tile pattern was discontinued so the contractor got the factory to approve his labor and we paid $1,000 on commercial retail tile seller. During install the contractor's wife was killed in an auto accident. He disappeared for over 6 weeks, meanwhile, leaving all of his tools and buckets open. He returned to restart the job and was called away again. This time he was gone for a really long period. We contacted Karsten Homes and were notified that he had died from Covid, unfortunately leaving the project undone. Neither Karsten Homes or Clayton Homes would honor the completionn of work stating we were now "out of warranty". Actually got an investigative reporter from ABC 15 in Phoenix and they tried like *** to seek resolution. They even contacted Clayton at their Tennessee offices and were not given the courtesy of a return email or call. We ended up having to take out a line of credit loan and handle the shower replacement ourselves to the cost of $12,000.00 Item #2 400 sq ft of our Certainteed shingle roof blew off and caused water intrusion into the master bedroom and master bathroom. We ended up asking 2 local roofing companies to perform a forensic investigation and determine why a roof that is only 2 1/2 years old became defective. They determined that shingles were nailed down with minimal nails, shingles were installed upside down and that the material was "seconds" as the shingles were cracked, brittle and delaminating. We contacted the Karsten factory again and were advised that they installed Certainteed shingles at the warehouse and they sent us a form to complete...it turned out to be a "Class Action Lawsuit" registration as these shingles were defective and part of the legal action. We went after the extended warranty company who handles defect claims for Clayton and basically had to strong arm them into admitting that the roof system was defective. The provided a check for $10,983.79 which in no way covers the full cost of the roof replacement. We have to pick up the difference of $12,000.00 to complete the roof completion which is pending. We recently sold our second car for $11,300.00 to cover this loss. Item #3 The construction pad was never prepared professionally and we have had some serious settling issues necessitating adding more piers and pylons. The house is 3 years old and has now been leveled 6 times at a collective cost of close to $7,000.00 Item#4 During escrow period we were given an estimated purchase breakdown and from the time of the estimate to our actual signing, Clayton raised the cost of the land by $20,000 stating that they had underestimated the current market. Item #5 We were provided a construction loan package by Clayton and were referred to On Q Financial to work with a lender. 72 hours prior to closing the lender called us to advise that they would have to raise the interest rate by 0.5% as they considered our home to be a "SECOND HOME" We were transplants from out of state however, our primary property in the other state had been sold and we were using sales funds for our equity downpayment. The Clayton home was slated to be owner occupied at close of escrow. Both spouses were on the deed as joint tenant. One of us stayed behind in the other state to finish out retirement and rented a bedroom from a family friend. We kept asking why we were being assessed an additional 1/2% as we owned no other property except the one in escrow and each time we got a different answer as to why. It never made any sense to us but we were only 3 days away from closing. We even contacted our sales man at Clayton to educate us on Arizona mortgage law as we still did not think we should be assessed for a "second Home". Two years later after escrow closure, it turns out that the Clayton Homes sales man now works for On Q Financial. (coincidence or sly maneuver? ) What banking institution can we contact to report the "second home" issue as we have been advised by numerous banks and mortgage lenders in our area that what happened to us was unlawful?

Issues with Tulsa office

unacceptable customer service after the sale, very poor service recommendations. We wanted to make sure everything was done right to have no complications later. Only to have serious concerns about the safety of the foundation that they want to have nothing to do with after we did exactly what the told us we needed to do

My Clayton Experience Ugh!

I went for a tour at one of their lots today. While the sales people were friendly, that's the only positive thing I can say about Clayton Homes. I knew within 15 minutes of being there that I would never buy one of their homes. Cracks in the walls, doors that were not hinged correctly. Ceiling cracks that were cheaply fixed, Roof seperating from the walls. Fixtures that were falling apart, Glue and sealants that could be seen and smelled. Even the sales office smelled moldy!! This was what was on display on their lots so If the ones on the lot look like that I can't imagine what the ones they deliver to the customers look like. The prices were not cheap either, so its not like you are getting any value for what you are spending. You are much better off buying a traditional house. I would never buy anything from them. Even if I was gifted a free one, I would never live in it. How is it that people are still buying these things from Clayton?

A new piece of crap!! They don't know how to build or care!! DO NOT BUY. ALL YOU'LL HAVE IS A CONSTANT PROBLEMS. THEY PROMISE THE WORLDWHEN BUYING BUT DO NOTHING . LEAKS, CRACKING SIDING ALL OVER

OMG, Leak after leak, Sorry manufacturing. Piece of junk from day one. PLEASE PASS WORD. DO NOT PURCHASE!!DO NOT BUY!!!

Dissatisfied with quality

We went 3 months before we had a working fireplace and stove, couldn't get the parts. J&M wouldn't let us move or take possession until we signed all the contract pages even tho we didn't have a walk through. On the walk through we were told we had a year to get things fixed and to wait a while to let the home settle. We waited 8 months and ask them to fix the many cracks in the sheet rock walls and ceilings. Clayton homes told us to contact j&m homes who said we only had 30 days after taking possession and they weren't responsible because it was cosmetic! We have owned 6 homes in 45 years of marriage and this is our first manufactured home and our last I don't recommend buying from J&M Homes of Redmond Oregon!!!

Very dissatisfied with certain aspects of the home and process of having the home placed on property

The video of one of the kitchen drawers will you the trash they supply customers. My husband and I have lived in the home since ~ 3/6/21. Had to contact the state for an inspection before correction of issues (uneven ceiling - 2nd half 1-1/2 below 1st half among other issues) was made prior to our being able to move in. During the inspection the inspector checked the roof and found more than 12 raised shingles that had to be replaced. The kitchen drawer has one front corner that is sq cut with flimsy staples the other 3 - 45 degree cut corners has absolutely NOTHING but the flimsy track to hold together. The vinyl(?) film covering the cabinets (Durocraft-specific to Clayton) is so thin that tears are occurring with normal use. The can lights at the fireplace is off-centered they told me to hire a contractor they can do wonders but Clayton can do nothing about it.

Great people great homes

Have not purchased yet. But the staff at Tupelo, MS. First are the friendliest second the most helpful third the most knowledgeable. I will be back. The manager the great sales people and the office staff was the best to work with. Telling all my friends go to Clayton Homes Tupelo, MS. Some salespeople dont take time to understand elderly people and their financial situation. These people did.

On 6/1 I was notified that financing fell through via the mortgage broker. I contacted Clayton homes for a refund and was told there was no refund available for either the $1000 earnest money or the $2400 I paid for the utilities easement. I am out a year and a half,...

Secured pre approval in January of 2021, Made an offer on land and was under contract on 2/11/2021. Chose a home model and paid the required deposit and of $1000. Property was not closed on until May of 2021..- was never told that Clayton would be purchasing the property under their company name. Received a price breakdown and discovered that the home I chose, while listed in the 80's was being sold to me at 106k. I still moved forward. In June of 2021 I was contacted and told the home I chose was no longer available and was being replaced with a smaller model. I agreed but there was no conversation about a price differential. I took it in stride and continued. .I heard absolutely nothing until August 18 2021 when I was contacted to go out and mark where I wanted the well. I drove out to the property and marked where I wanted the well. I was not contacted again until October 4th 2021 letting me know that the well company dug down 800 feet and did not hit the water table, I now needed to have a cistern placed and water hauled. In addition I was told that the home I had ordered would be delivered after all. After doing some research, I agreed. Asked for updated pricing due to all the changes on 11/15/2021 and received no reply. Contacted sales manager again on January 4th 2022 and again, no reply. Drove out to the property on January 6th 2022 after no communication and low and behold they had delivered a home, no foundation work had been done and the house was in pieces. (I was supposed to be notified when the house was delivered.) Was contacted January 15th 2022 and told that the neighbors wanted to be compensated for a utilities easement and the cost was my responsibility. on January 31st 2022 I was informed that the neighbor wanted $2400 for the easement. I asked them to explore any alternatives, I was told that there were not any. On February 4th 2022 I was asked to pick up the easement paperwork at the Clayton office and take a check to the neighbors. I was not comfortable with that and told them that they needed to do that as the builder! I dropped a check off on February 25th 2022 to the office and obtained a receipt. March 15th 2022 I contacted the sales manager for an update, No reply. I called the office on March 17th 2022 and the sales manager immediately transfered me to the person who's supposed to be scheduling the work. She told me that it would be 60 days. Drove out to the property on March 27th, the home was put together and there were metal posts in place under the house. I'm not familiar with foundation work but I'm sure I asked for a pier and beam foundation blocks instead of skirting (maybe that's the way it's done?) - April 19th 2022 I was contacted by the Mortgage broker with revised loan documents. I contacted the mortgage broker who explained that they had not heard anything from Clayton since May of 2021 and that interest rates had gone up 2 percentage points and I needed to sign the revised documents. I asked a few more questions and informed them about the easement fiasco. He asked for the receipt and cancelled check. I pulled both and found out that Clayton had endorsed and cashed the check that was made out to the neighbors. The mortgage broker said he was going to see if he could get my money refunded. Contacted the sales manager on April 25th 2022 to inquire about completion date as my lease is expiring the end of May 2022. I recieved no response. Contacted the mortgage broker on April 27th to see if he had heard anything, he stated that he had not. I am almost a year and a half into this process, my lease is expiring and renews at a ridiculous rate, I have to give them 60 days notice regardless of whether or not I'm going month to month. I have no idea when the home will be done. so I'm not sure what date to give them. I am a single mom with an autistic kiddo - I went in buying this land and home to give my son a peaceful environment outside of the City. I feel like I've been jerked around for almost a year and half. This is my first home buying experience and what was supposed to be an exciting thing to do has been very frustrating and quite honestly I am extremely uncomfortable with this company's ability to do the right thing. I've done everything that was asked of me and am being treated like I'm asking unreasonable questions or like I'm out of line for being frustrated. I'm not even sure what to do at this point - reading all of these reviews make me really nervous about the quality of the home or the of Clayton to stand by their work/warranty.
