Everything as promised. I would recommend this park to any senior for several reasons. Safer is number 1 and there are many activities as well

These guys are all about the money

Cal Am does not hire enough people to care for their services and office customer care dept. They charge way to much for what you get for the rent. Greedy is what they are all about.

I live in a Cal-Am community in Naples Florida

We purchased a new home in 2021 in Naples Estates and were promised many many many things we did not get. We were told over and over again that these things would be taken care of and it took 18 months for just the maintenance things that need to be done. We were promised new tile in our main bathroom by both Cal-Am and Champion homes and it has never been done, so I have contacted them numerous times that I would be satisfied if they would give me free lot rent for 2 months. They continue to respond that they did what they promised which is UNTRUE. I would not recommend buying from them. We love our community and our neighbors but as far as the management and the builder we are disgusted. If I could give them negative stars I would.

Unethical Business Practices

We own an older home in a park Cal-Am acquired. They raised the space rent to unaffordable and when people try to sell, they demand expensive repairs, such as painting to be done before a sale can go through. Buyers walk away. After MONTHS of trying to sell, we contacted management to see if they would buy our home and their agent said we would have to liy with them and cancel our current listing contract and once they found a buyer, the would pay cash to us for our home and we wouldn't have to pay a commission. She sent me a contract and when questioned about the commission stating a flat fee of 4500 or 10% of the sale price, which ever is greater, she said we wouldn't have to pay that. I asked he to write an addendum outlining out terms discussed and she told me she couldn't do that and I wasn't understanding the process so she could not help me. We dropped the price to 30,0000o sell quickly and the park manager told the buyer we would have to remove add on the home, which would reduce the squarefootge and the buyer walked away. The add on was NOT on the pre sale inspection given to us. If we can't afford the space rent and we can't sell it, it will force us to walk away from our home we own outright.MULTIPLE ATTEMPTS to contact upper management to complain has been blocked and there is NO WAY to get a hold of Cal-Am since the website directs people directly to the parks in question. I am seeking class action litigation currently. Because we are NOT the only ones this has happened to.

Park renovations

We are in Superstition Views, Gold Canyon AZ Cal Am has taken it upon themselves to turn the tennis courts into pickle ball courts without any input from the residents, our home is directly across from this. I am concerned about our property value? Of course, they couldn't care less, as they will be receiving their fees no matter what.

Angry customer

I have lived in my house since 2022 and nothing but BS! Their customer service on the phone sucks and they are rude as *** I will NEVER buy another cal am property as its all about $$ even if the person buying cant afford it you push and push until they end up in a bad way!!

Complaint about mountain villa property manager

Management at Mountain Villa is TERRIBLE! They dont answer phones, respond to voicemails or emails. Im selling my home and Ive had 3 buyers walk away because they dont want to live somewhere where management is bad. When talking to residents management is rude and condescending!

Unfortunately every time management changes so does the rules! Or what rules are enforced! If you receive a notice of something current management thinks needs to be addressed they refuse to discuss problems! A disabled veteran was disrespected because the manager was, as she said, I am to busy for you! I would never refer anyone to buy a mobile home in Colonial County Club, Hemet, CA. The owners of this property could care even less! Owner is just about getting their money! Dont buy there! Unfortunately the residents that are there are wonderful neighbors. So many are moving! Some are trapped!

Abusive Management

Management acts like a Stalinist dictatorship and issues monthly orders to the residents as to jobs that residents must do for free, such as watering a ditch the manager dug into everyone's lawns. The manager here is out of control and thinks she is "Dictator-for-Life." The Cal-Am philosophy is to drive out the tenants so they can re-rent at higher prices because of housing shortage.

Sold a home that didn't meet federal habitability requirements

I have had ongoing electrical, plumbing, roof leaks, and some windows don't work since I bought 1 year ago. I had several plumbers in and one finally figured out the plumbing...a broken pipe was used into the home. Meanwhile, the leaking it had been doing in the wall caused a large area of black mold. *** big enough for a foot to fall through was covered only with cardboard under the carpet in a bedroom. I was under the house today and found evidence that the vapor barrier had been previously cut open and a lot of insulation pulled out from the middle of the home's underside. The cutting tool is still laying there with old insulation that had been wet dried on it! The foundation I'm on is not safe either...open cinder blocks and chunks of wood. The yard is always swampy which has me concerned that settling will cause partial collapse. My steps are 4" out of code and replacement was refused. Since they are not attached to the home, they are the park's responsibility to be safe. They are older than the house too! Neighbors talk and I know entry steps are moved around. Even the smoke detectors were painted over and malfunctioning. I know this place was empty several years and obviously it was not kept up. I am disabled. The house was misrepresented. The warranty I was sold through CalAm is useless as the contractors keep saying it's all preexisting and not covered by the warranty. The home is not safe and not rehabbed as stated and should not have been sold. All conditions should have been disclosed upon sale. I have had legal consult regarding this home.

Bad experience

Do not buy a Cal-Am home, or live on a Cal-Am property. We did.The home itself turned out to be cheap feeling. Bad build quality, and cheap materials. The after sales service was nonexistent. The management at the Cal-Am property we unfortunately live at, Rose {{Redacted}} in Surprise, Arizona, is horrible. There are ten complaints with the BBB against Cal-Am. Stay away!

Legal

Absolutely useless. I was sold a federally uninhabitable rehab home with a warranty that won't cover anything due to preexisting conditions, some were hidden by paint and under carpet. Sales office now claims she didn't sell it to me. We're not provided our water bill, which is a law that we are to be. Required to pay lot rent through a system that charges a fee - law requires a no-fee option to pay. Access to the dumpster repeatedly denied. It goes on...
