Worst Builder Anywhere!

Our garage floor has standing water coming up from under the garage. Anything you sit on the floor has water pool under it. We have active mold growing on our floor AND our garage door freezes to this wet floor in the cold months and we cant get our car in or out of our garage! We were told by one of their employees that they built our house over a spring!!! They wont do anything!!! Additionally, they acid washed our brick and splashed the acid all over approximately 12-18 of our dark grey siding on three sides of our home but wont replace the horrible siding! They say It meets Ball Homes standards!!! It doesnt meet mine! They promised they would fix the flooding in our back yard (we paid a 4K premium of a flat yard), and we had to pay to have a drainage system put in ourselves as our dogs would come in covered in mud 5-6 months out of the year! There are MANY other issues and I have lots of pictures. Cabinets not screwed in, closets and walls not painted, painting over debris on all of our bookshelfs, baseboards, etc., they are the most horrible, scamming and lying people Ive ever dealt with. Dont buy from them!!! Help us sue them!!!

It's 59FF home. How long should we wait for service? This is a really difficult time for my children.

Customer service lacking

Phone support shows absolute minimal effort. You get a sense every time you call that the lady who answers is not going above and beyond in ANY WAY to help resolve customer issues, questions, etc. If it's not black and white, yes/no or right in front of her, forget about it. Not impolite, but certainly NOT warm, caring, empathetic or sounding concerned in any way. Additionally, some punch list items remain unfinished after 6 months from closing on our new house. The site managers do a reasonable job for as busy as they are, but better follow up and closure needs to occur.

dear ball homes of Lexington because of your friendship to my neighbor at 593 rhodora ridge Lexington ky 40517. And your because of your Blanton disrespect to me as a homeowner of 10 years living at 589 rhodora ridge Lexington ky 40517. I am of the understanding that you have given away part of my property as if it was yours to give to the my neighbor, and then you tell me to get another survey and to take the neighbor to court for harassment but you gave away my land why did you do that Mr Ball that is the question that I would like for you to answer I paid for my property and it was not your to give away. and if this is not changed and the little plot that you have on file for 593 that you know is false is not changed then we will be going to court and I will also contact the tv stations because not only do you build *** homes then you try to screw people over . I s this a racial problem did you decide to do this because I am black and she is white ? Black lives matter and black people want to keep their property that they have paid for. This matter needs to be corrected asap. or I will take further action this is on your head you have created this situation now you need to rectify it. And further more my fence had better not be touched this mess lies in your lap, you don't have the right to do this....

Find another builder

Ball Homes does not care about their customer or the quality of their work. It takes them almost a year to complete 1 home and it still isnt to perfection. They lack attention to detail. Painting and framework is sloppy. Baseboard and painting is rushed. They forgot to input shelving. Customer service is rude and their 24 hour emergency service is a joke.

Leaking bath in guest bath. Slow drain in master shower. Sewer smell coming from bath room sinks.

The house is new and I was told that the plumbing issues are my problem. Ball homes your reputation precedes you . Very disappointed .

Ball Homes Doesn't Finish Thier Work

I am supposed to have a update from the builder as to my requests. This update is supposed to happen 5/28/2019. The value of my loss is about $10,000

I closed on a home in Cooper Farms in March of 2019. Several spec homes are being built around me. I have yet to have a rough grade or final grade let alone sod. Yet they have been able to rough and final grade the spec homes. I have reached out to the site superintendent, who keeps telling me I am on the list. Finally met with upper management last week who told me the same thing. As luck would have it I ran into the grading contractor over the weekend. I asked him where I was on the list. Shocker I am not. Yet homes that aren't under contract are, homes that closed after me are. As for my yard, they dumped rock in error on my lot and instead of picking it all up, they spread it through the yard. I have stepped on the walk way down into the 4 inch area of where there should be dirt and landed on a chunk of concrete. I broke the heel of my foot. Now in a boot for summer. They have turned what it supposed to be a happy time in my life, into frustration and regret. Don't buy from Ball Homes. Once they have your money they lie and lie. Attached is a photo of my front yard with all rock and no dirt, and a spec home that has been at least rough graded and dirt added.

Bad customer service

Our bathroom kept having “sewage” smells off and on. We didn’t mention it at the 6 month or 1 year inspection because it was happening at the time. We finally got a plumber to take the toilet off and because the Ball Homes plumber did not take into account for the height of the tile, the gasket (flange) was too low so he just added another and slapped caulk in between them. The sewage smell was seeping in between them. Shoddy work! The plumber changed us $302.50 to repair this *** plumbing job. When I asked for a refund and sent Ball Homes the bill, they refused to pay it. They use unlicensed, immigrant workers who don’t speak English to do *** work. All I asked was for a refund for what should have been plumbed correctly to start with.

Safety lacks as a Priority in a Ball Home Neighborhood

I have been looking for subdivisions in the West Knoxville area for a relocation. A friend of mine suggested I check out Creekside Manor in the Hardin Valley area. I've checked the neighborhood out during both day and evening hours and I have two criticisms. I was shocked that the Ball Home builders do not put any value on the safety of its residents, specifically its children. The entrance to Creekside Manor is virtually pitch dark, it doesn't even have illumination to light up the Creekside Manor sign. I don't think I have ever seen that lack of priority in any subdivision of this price range. The second related issue is the children in the neighborhood who must catch the bus at the entrance of the subdivision at a bus stop that has no street light and that consequently puts children at risk due to drivers not seeing them. Building homes is one thing but what separates good builders from the mediocre ones goes far and above hammer and nails.

Overall poor quality of home

So I have owned my ball home for 12 frustrating years. Have I called? No, I bought the home when it was 8 years old. So here is a quick run down. No flashing under back porch door = rain water in basement. Crooked walls everywhere. unlevel floors. The back 2nd story porch posted were just put in the ground, no anchors at all. Cheapest quality items used = had to replace garage door motor, air units break frequently. Studs can be anywhere between 16 to 24 inches apart. Behind all bathroom light fixtures are brick sized hole, no electical boxes at all. They skimped on quality at every turn. I didn't expect high end, but the house is a piece of crap. I hate it and can't wait to sell it. Maybe the owners of ball homes can put some of their money into making quality homes.

Poor Quality Workmanship and Poor Supervision of Sub-contractors

About 1-1/2 years after purchasing our house from Ball Homes, we discovered that a gutter on the corner of the house had been improperly installed. The gutters from both edges met at the corner, but both gutters had been cut too long. Instead of cutting the gutters off to the correct length, the gutter contractor just forced on a corner to mate the two gutters. This caused the gutters on both side of the house to pull away from the facia board, creating a gap of about 1-inch, allowing rain water coming off the shingles to run behind the gutter. Of course, over time, this will rot the facia board and roof decking. When I brought this condition to the attention of Ball Homes customer service, they said, "Sorry, but you are out of your 12-month builder's warranty. You can contact the gutter company and they will give you an estimate of what you will have to pay to have the condition repaired." Of course, I told them that their response was disappointing as we were not talking about a materials or mechanical item failure, but poor quality installation workmanship and a failure of the site supervisor to adequately supervise sub-contractor performance. At any rate, we will pay a professional and competent gutter company to make that repairs, choosing not to use Ball Homes' recommended contractor as their recommendation cannot be trusted. We will then review any legal options available to us. In the mean time, here is our recommendation to potential home buyers: DO NOT BUY A HOUSE FROM BALL HOMES.

Where does the clothes dryer vent go

I just got new washer/dryer & CANNOT find where the vent goes, therefore have NOT been able to to connect vent from dryer into vent because installer told me the vent material coming out of the wall could be a fire hazard because the vent material is NOT even sold now. My home is @ 3508 Galt Ct Lex, KY 40515, built about 1985. My neighbor has the same problem, not able to find where her clothes dryer is vented to. this is a potentially dangerous situation for both of us. Hopefully you can enlighten me as to where the dryer vent goes. If not, perhaps I can request the Fire Marshall to investigate this matter further. & he can reach out to you for an explanation. Ball Homes - Review in Home Construction and Repair category

Do you have issues with your Ball Homes house? Would you like a chance to voice your grievance before the city commission? Ball homes is requesting a zone change for 96acres of beautiful green space so that they can clear cut the woods, run off the wildlife, and build hundreds of homes, townhomes, and apartments in its place. The people living in the surrounding area are opposing this change, but the commission needs to hear from people who have previously purchased from this company about the types of homes they build. Did i mention that the area being purchased for this build is surrounded by one of the resivoirs used for our city water supply?!?!? No form needs to be filled in to speak up at the Planning Commission meeting and if you feel Ball homes ignored your complaints or issues before now is your chance to speak up and make a difference. All You need to do is show up at the meeting (currently scheduled at 1:30 on Thursday, Dec. 15) and sign up to speak up. The meeting will take place on the 2nd floor of 200 East Main Street. If you cannot come to this meeting please feel free to send a letter to the planning commission with your objection to this change. Please help us protect this beautiful space!

Fool me once

Fool me once … THAT will never happen again, I assure you. Yes, it’s certainly true that you get a lot of square footage for the money with a Ball Home, and if you’re willing to tolerate cheap materials, shoddy craftsmanship, cut corners and a poor return on investment than you’re heading in the right direction with Ball. Case in point, Ball roofed an entire neighborhood in Lexington with defective/discontinued shingles that were part of a class-action lawsuit settled in 2006. That is, you needed to have already filed by 2006 in that suit for any sort of compensation. Naturally, if you purchased your home on or about 2006, as i did, you weren’t ever notified of this little snafu so that you might address those concerns. You were on your own there. It wasn’t until a few years later when roofing company after roofing company kept showing up in the neighborhood insisting that we all needed new roofs because the shingles were falling off. “Falling Off”, I’d say? Why is my 25 year roof falling off after only 5 years? Oh, I’m guessing some clown in purchasing got a rosy deal on a bunch of left over roofing shingles for 10 cents on the dollar. The home owner was on his own there. I’ve seen more roofs put on more 8-10 year old houses in my neighborhood than I can count. It’s now a problem for you and your insurance company. Just kicking the can down the road so to speak. Last year I replaced the original patio door with a high-end sliding glass door from Lowes. When the contractors came out to install it, and removed the trim surrounding the original door, the entire two door encasement fell right out of the house on to the patio. Yep, the entire original two door encasement was held into the frame of the house by a single nail. Not even a screw, a single flimsy nail. The bitter irony was that the contracting company doing the installation wasn’t surprised. Sadly after all the other issues i’ve had with the house, I wasn’t either. I mean to be honest, if you can save a few nails on every house … you should be able to reduce your out of pocket by at least a nickel or two, right? Yeah, the realtors are good at pushing the amount of square footage you get with a Ball Home. That’s about the only honest thing they can say. As long as you have a great sense of humor, and don’t expect much, you’ll just love it - though most everyone I know would just love to sell it to the first unsuspecting buyer. Ball Homes is sort like owning a Yugo in 1985. Sure, it might get you where you want eventually. Just don’t expect it to retain any value or last very long.

Ball Home Realty

One the first day of moving in we noticed a strong mold odor in the bathroom. I noted on the check in sheet, and was told the problem would be fixed. I was never called back after the initial complaint. I had to call again to get action on the check in agents promise to fix the mold smell. They sent a maintenance worker who said he didn't smell mold. At that point I was suffering from burning eyes, and sneezing attacks, so even though you couldn't see mold, the maintenance worker seemed to be afraid of reporting something that was going to result in having to investigate by removing the vanity to find the mold and the leak that was causing the mold. After insisting that something be done about the mold to management, they sent him back, he cut two holes in the walls took pictures, and plastered back in about five minutes. He reported no mold. He did not look in between the wall and the vanity, he came in the wall from the closet, and cut *** above the toilet, neither place was anywhere where the extremely strong mold smell was coming from... in and around the vanity. Then Margie Johns said we owed $35 for the repair job. At that point I called code enforcement. Margie John's referred to her (DEBRA PHELPS) as "her girl" in an email to my son, (who is my roommate here, he is 23) So when Debra Phelps came to investigate she did not report she smelled mold. She said she smelled something coming from the vanity but would not classify it as mold. When she left I got an email from Margie John saying they would come with an Ozone generator. I googled ozone generator, and the available information on the internet warned that the process is an unsafe procedure that can leave health damaging molecules after the process. At that point, my eyes were burning worse, and I couldn't believe they were denying the mold smell. I have done home repairs for 15 years, I know mold when I smell it, so I pulled the bottom panel carefully from the vanity to have a look. The entire tile floor under the vanity, the particles boards were covered with black, white and yellow molds. Covered, and actively blooming, meaning growing tall a very visible. (I took pictures). The next day I felt sick. Emotionally drained from the frustration of having these people avoiding a drywall replacement job and a pluming job that would take be a day to complete. My eyes were burning and I felt like throwing up. I did research on the internet. The consensus I found is that they have 24 hours to remove the mold and make the home habitable. I also read that refusing to do so can result in jail time for criminal negligence. I went downstairs and decided to go ahead and remove the vanity, I filmed myself doing the job, which was easy, took five minutes, I carefully preserved the marble top and side pieces, and went ahead and broke apart the mold covered particle board vanity base. I took pictures of all of the pieces and the black, yellow and white molds covering the entire surface of the back of the vanity. The drywall was covered with black mold, and I took pictures of that also before I cut *** to investigate the pipes. One of the pipes was wet. I am guessing condensation. The trap was also wet, and sealed with some kind of tacky sealant, and after I took the sink off the water coming from upstairs would run come out of the pipe in the 1/2 bath. I plugged the pipe and spent the entire night google plumbers code to try to figure out what could be causing the leaks, which in my best guess was the improper installation of the pipe works. I called back the manager, and let them know I found the mold. They came the next day, and said they would try to find another apartment. They came back and tried to take the moldy pieces (evidence) but I refused, and told them I needed them for evidence. My son got a message form the legal counsel of ball homes saying we owed them for destruction of property. Consumer's Desired Resolution: I want the bathroom mold remediated. I want the drywall and tiles, door and trim all removed. I want a professional plumber not affiliated with ball homes to assess what is causing the leak. I want the room then painted, and tiles replaced. I want the toilet caulked when it is replaced. I do not want to be charged for any of this. I want the rent for this month returned to us. I want the upper management of the company to be aware of the poor customer service their employees are giving, and I want some kind of admission that there is indeed a mold problem. Margie John denied it even when I held the mold covered board under a light and showed her. She denied the mold being present to my face because she was filming me without my permission. I could tell the way she was aiming her phone at me. She then lied to her attorney because he denies there is any mold or fault on the part of Ball Homes in the warning letter to my son. I want this review posted to the BBB site so other customers can be aware that this kind of activity is going on, so they will be encouraged to come forward and stand up for their rights as consumers.
