Just my two cents

So, I just finished building with AHP last week in North Carolina. For background, this is my 4th "from the ground up" home I have purchased/had built. Other locations I built were Florida, Maryland, and South Carolina. This was the first AHP build I've used. After three other ground-up builds I like to think I'm moderately savvy about the home building process and the quality that goes (or not) into a home. I was on my property extensively during the building of my AHP home and in addition, my father-in-law lives only 1/4 mile from my property and he went to the house daily to check on progress and to make note of any issues he saw. I would say that I was pleased with the overall quality of the construction of my home. I watched everything from the footers to the final paint work go on and I thought the sub contractors all did a good job with their individual work. I know that the subs for this particular AHP have been working with them for a number of years and not just random subs that AHP found. While I just closed on the house last week, I realize there will be issues that are going to be needed to be addressed over the course of time - that's the nature of home builds. But again, my experience so far has been all positive. Most of my AHP team have been at their location for more than 5 years - I know this as I was going to build with them 5 years ago but had to put it off for several reasons. Almost all of them are still there. My young site manager could not have been better; responding to my calls and texts promptly, and sharing everything going on with the build in real time. The house also went up in the timeframe we had predicted - one week over schedule. When I initially planned to build with AHP I read all of the poor reviews you see online and was definitely leery. However, I met with the personnel in my location many times and discussed the build process, materials used, contractors used, etc. and I did not feel as wary. So for those reasons, and some others, I decided to build with them. Maybe there is a discrepancy in the quality of build depending on the location - I don't know that, just speculation considering mine went so well. Keeping my fingers crossed that there are no major issues, but just the normal new house issues (nail pops, settling walls, etc.). On the day I received my keys at my house, my site manager, the regional vice president and another senior AHP manager were all at my house (way out there on a lake with nothing else around) to meet me and ask me how it all went. I basically told them all I've said above. I read the poor reviews and certainly feel sorry for those that are unhappy with their AHP home. So far I'm fortunate with the quality of construction and materials used and I'm hoping I stay content with the AHP home I own.

Warranty work

We filed a warranty claim in dec for our fireplace panels being cracked was told the fireplace installler would be contacting us to repair we are still waiting for that to be fixed. Then we turned in more warranty claims in march that still have not been addressed.Chad the manager for Augusta Ga asked when could they come we said anytime after 4.He told us that his kid has baseball and it had to be early in the day.So he expects us to lose pay and miss work because they couldnt do there job right the first time! Im sure kids dont play baseball every day of the week!!! We have about had enough and ready to voice our problems with AHP on every social media platform there is and talk to our attorney if this isnt resolved very very soon!

Unsatisfactory Work

We've been in our home a year now. We've had to call several times, left voicemail, and Most times no one called back. My floor was popping up and it took 8 visits to PATCH it up. We've had problems with leaking sinks, master bath and kitchen. Master bath was fixed after 3 weeks. Kitchen is again being PATCHED, and my husband has had to try and fix it. Plumber was here 2 wks ago to fix wobbly toilet, and we told him my husband fixed the sink. Well today we found my cleaning bucket full of water. Husband took sink loose and found a Very short pipes that don't attach to the drain. This is ridiculous. Let alone the window that was to be replaced and they brought the wrong one, thought we would not notice. The replacement window has been ordered over 7 months. PORT ST JOE OFFICE HAS CHANGED HANDS 3 TIMES SINCE WE'VE BEEN DEALING WITH THEM. POOR BUSINESS!!!no

Unsatisfactory Repairs

We've been in our home 1 year. We've had so many plumbing and floor issues. Called several times and promised they would fix it and didn't. 6 trips to fix flooring. 3 trips for plumbing AND today the kitchen sink is leaking AGAIN. My husband fixed it the last time, I told him not AGAIN. We found the pipes are too small to connect without leaking. VERY UPSET AND NOW It's TIME FOR FINAL INSPECTION!!!

Need an email address to communicate with corporate. Its ridiculous this info isn't available on your corporate website. I've been interested in building an AHP house for 30 yrs, and am now in the place to do so, but have not yet decided on the location in which to build. You need to have a link that gives links to EVERY plan available, regardless of location.

Missing square footage

To Barry Connor and Americas Home Place Corporation, I am compelled to write to you as it has become impossible for my family and me to continue to sit idly by while we are highly dissatisfied with this build that was suppose to be our forever home. After much discussion, we feel that it is our obligation to bring our complaints to your notice and fellow consumers who may fall prey to this esteemed company. Imagine your spouse and you are finally in a position in your life emotionally, physically, and most importantly financially to be able to turn your dream into a reality and build a home suitable enough to accommodate your family of nine. You have received an AHP recommendation from a reputable source, so you decide to schedule an appointment to meet with the sales representative. During the initial meeting, you discuss your wishes and desires for your forever home and by the meetings end, your spouse and you have decided on a plan that would best accommodate your familys needs. Your spouse and you decide to do your due process and research other builders because AHP was the commencement to your home building search. After several searches, you conclude that none of the other prospects come close to AHPs integrity and passion for customer satisfaction. Your spouse and you return weeks later and pay a deposit on what you were told was the initial house plans that you originally decided upon. You become acquainted with enthusiasm and reassurance as you collaborate with the sales representative to solidify details and finalize closing. Your spouse and you ensure that the additionally areas that you requested are included on what you were told was the original base plan and then you sign off. Your spouse and you are ecstatic to enter into this next phase of your life. Moving onward, closing date has come and gone. The project manager has viewed the home sight and laid the foundation and the subcontractors are vigorously working to begin the framing process. Your family and you feel as if life is finally aligning up for the good. Your spouse and you are eager to take your children out to the home sight to visualize their future living space. During this time, you instantly realize that something is amiss. The home is significantly smaller than how you imagined and a vital area; which initially sold you on the home, has been excluded. You immediately contact the project manager, who appears unaware of any changes, to convey your concerns and return home to investigate. Upon review, your spouse and you realize that the initial base package plan was changed without your knowledge. Feelings of being manipulated and swindled encompass you as your spouse and you come to the realization that an essential 200 square feet (approx.) has been omitted from the current house plan. Frantically, you contact the project manager for resolutions and await response. Days past before a response is received. The project manager remorsefully relies that the corporate office reviewed the concern and advised that nothing can be done about your concerns because the changes were made between the initial meeting and the time when you returned to pay the deposit. The project manager acknowledged that your spouse and you may not have been informed of these changes, but that it could be perceived that it was just as much our fault as it was theirs, since you signed off on the architectural house plan. Your spouse and you have distinguished careers and both can profess that you are not knowledgeable contractors, so we were dismayed by the fact that this illustrious company would attempt to place blame on their consumer instead of being solution focused. At this moment, you ascertained that the morals and values set by Mr. Barry Connor to treat customers with respect always following good, honest principles, had been compromised. This is not the forever home that your spouse and you envisioned, instead this is the house that Americas Home Place selfishly decided that we would get despite our feelings and desires. By far, this has been one of the worst experiences that we have had t go through as a family. This situation has affected our household, resulting in a marital weft between myself and me. Additionally, I have found myself within an internally battle which has resulted in an increase in anxiety as we continue to be silent about the injustice. We no longer trust AHPs integrity nor the individuals associated with the company. Royce Williams, our building consultant, led us to believe that this process would progress smoothly and we have come to the realization that he is a manipulator set out to find vulnerable consumers such as ourselves. Mr. Wayne, the corporate liaison, has not even taken the time to address us personally about our concerns. He is money focused and does not care one bit about customer satisfaction. Michael Locke, our project manager, relies that he has no authority when it comes to our concerns and we believe has been placed as the middle man to attempt to pacify us with justifications in an effort to dissuade us from making a public complaint. It was not until recently that I was made aware that we could pay an additionally 30,000 dollars to include the missing square footage instead of rectifying their mistake at the cost of the company. We are currently paying more money for less space and everyday since we verbalized our displeasure, we continue to find more issues and concerns with this house. AHP has caused us to question our judgements and we feel obligated to observe every process of this house. The excitement of this journey has been overshadowed by the carelessness and greed displayed by AHPs affiliates. To conclude, we implore customers/consumers to BE AWARE! We have several friends and relatives that are in the market to build an we are vigilantly bringing awareness to the injustice that this company has done to us. We have since spoken to the source who referred us to AHP and has requested that they no longer recommend this deceptive company. If you decide to go with AHP, please due your due diligence and RESEARCH EXTENSIVELY!! Make sure you double and triple check your plans. Do not assume that they have your best interests at heart! We refuse allow another unsuspecting consumer to be blindsided as we were! To Mr. Barry Connor, I pray that this is not the company that you envisioned for your legacy. We urge you to reevaluate the companys process when dealing with conflict resolution and to establish more effective methods other than place blame on the customer. We would have respectfully declined to pursue working with this company if we were made aware of the changes with the initial house plans and we truly believe that this is solely the reason why we were never informed of the changes. They use card board molding and doors. It was supposed to be real wood. Sheet rock people screwed up everywhere, especially the ceiling. Warranty people came in to fix sheet rock walls and ceiling. They used the wrong paint on walls the first time. Ceiling still looks horrible and so do walls. Windows are losing seal after a year. HVAC and duct work was not installed correctly. Use a general contractor, it may cost a little more but it will be more quality. I am still trying to get AHP to fix ceiling.

I'm detecting fake positive reviews on this forum for this company, and I smell a rat!

I'm researching companies for my own build plans in a few years and came across America's Home Place. I initially began to watch videos of homes they were responsible for constructing, but it didn't take long before I saw red flags. Watching the nightmare YouTube videos which detail their shoddy work were horrific, so I turned my focus, instead, to reviews and comments only to see they are no better. I'm truly astonished and sickened by the number of negative reviews on this company and the evidence to back it up. There's simply no excuse for that level of extremely poor craftsmanship and then doing nothing to make it right with your customers. It's understandable now why this company has so many bad reviews. After reading enough of them, however, I wanted to hear contrasting opinions, so I turned my attention to the positive reviews. Instead of your typical, "great company, great service..." I found glaring similarities in exquisite use of grammar and syntax from one positive review to the next as if the same person (with a degree in English, no less) wrote several glowing reviews while posing as a different client each time. That's just a little too coincidental for me. As a writer, myself, and someone who reads dozens of reviews and comments on multiple different subjects, daily, I've got a good grasp on the general effort people make to leave comments. (I'm also a Counterintelligence Agent for a very large organization, so I've got a lot of experience studying people and their behavior.) In other words, I see similar patterns in many of the positive reviews that look incredibly suspicious to me. It's not just grammar and syntax; the positive reviews read like a carefully crafted script by someone hoping to improve their ratings. As I thought more about it, I realized AHP is nothing but a large company who works on a national level and doesn't really know who their contractors and builders are. In fact, they probably don't even care. I suspect they have a constantly revolving door of employees whose names they will never remember. Speaking of names, "America's Home Place"... really? They're going to pull on the heartstrings of American homeland patriotism to garner business?? That's just embarrassing. I'm not surprised at all to hear they'll wine and dine you up front, say anything to get you feeling all warm and fuzzy inside. I bet they'll even stroke your ego enough to disarm you into feeling like they're your new best friend. Ever been on a first date with a complete stranger who has an ulterior motive? Yeah... they do the same thing, that is, until they get what they're after. In AHP's case, they want your money. Once the deal is made, it's game over. There are simply too many red flags for me. This company is shady. So I'm putting AHP down in my notes NOT to do any business with them. I work way too hard for my money than to have it legally stolen right out of my pockets by low-life thugs in business suits. AHP, you ought to be ashamed. Seriously, start taking responsibility and take care of your customers. You wouldn't be in business without them. Good luck to everyone reading this.

Americas Home place what a joke of a ompany

L et me tell you about our experience with Americas Home place we were so excited to finally find a builder we liked and started the process we broke ground 2 weeks before Christmas in 2021 so exciting everything is going good footers poured off to a good start speedy process before we knew it we had our house framed in all is good were thinking yeah were going to be in by end of June like they said we come every day watching the process first thing we find is a bad 2x4 in the wall, so we marked it and called requesting that it be changed there responds is that they had already seen it and planned on swapping out ok wow they are on top of this project couple days later we get an update that drywall is going up, so we're back at home bad board still there we had to mention is a couple more times before it was actually fixed ok so finally got that took care of they threw another board up beside it instead of taking the old one out were ok with that just wanted it fixed ok, so all is going good, and we found that the living room/kitchen has a 3-foot drop wall which we were not liking we had the whole wall removed because we wanted open floor plan, so we voiced our opinion about the drop they said it would cost 6500 to remove this drop were like no way were paying that had some workers explain why it had such a drop to begin with said it was same height as our doors, and it made it looked uniformed were like ok we can live with this, so the process went on the trimmed in the case opening, and we noticed a drop in the bottom of wall like it was bowed like it had been swung on... So we voiced our opinion they said we can fix that no problem, so a couple of days goes by we stopped back by, and Jason the new contractor, and James the warranty guy were here to fix the wall we notice Jason was trying to shim the wall down to fix the sag we were not happy we wanted it fixed right not rigged up to look straight we were told that the original contractor had swung from the wall that is what caused the sag to begin with this would be Troy who is the General manager now for this company anyway we shared words things got a little heated James said he saw the problem and the only way to fix it is to take drop out were like yes that's what we're saying (never built a home before) but we knew this would fix the problem Jason got attitude and started jerking boards down and said he will fix it ok wow very professional anyway it's getting fixed so all worked stopped we get a call from office this is Kayla Jason says you want to go ahead and proceed with the 6500 cost to fix the wall um no it was you guys that screwed the wall up to begin with so we and Kayla have words I felt like she wasn't hearing what I had to say about the workers swinging on it, she was only listening to their side this made me very heated still she felt like the reason I was raising *** about this wall is because we didn't like it to begin with and this was an excuse to get it fixed not the case at all we were ok with it after it was explained why it had such a drop so Jeremy my husband gets on phone because I'm so mad i couldn't even talk they said they would get back with us couple days went by we heard nothing go back by house and the wall is fixed wow its looks beautiful so happy with the outcome the lighting everything is perfect just the way we wanted it still no call from these professional at office who cares my wall is fixed ok now were to walk through making our punch list there are a lot of things that needs to be taken care of Jason says what can't you guys live without what must be done besides what is already in progress, so we made our list go to the office Kayla says are we happy with the list yes she says Jason how long will it take to finish this punch list he says probably 1 week but let's say 2 just to be safe I forgot to mention we got our key while he was on vacation which was Thursday July 7th he says cleaner will be there on sat the 9th well the cleaners showed up on the 16th almost a week later i could be wrong about dates anyway so when we got the keys to our house it was dirty, and we were ok with that what's 2 days to wait wasn't 2 days was like 8 days so my excitement to move into my brand-new home not having to clean was ruined i had to clean it myself because we had already taken our vacation to move in and couldn't cancel it ok so back to this punch list we gave them the final check of course to get our key, and they ain't done much since then we had a bunch of stuff we added to list because we were under the impression that Jason was working on all these things that wasn't added to begin with like light switches left uncovered a light over bar need to be changed out it got a black one threw up to pass inspection we get told that a lot throughout this process oh we had to do that to pass inspection that's just crazy fix it right to begin with then you don't have these problems to come back to latter, so now my light is swapped out they are two different colors and lengths the attic access was left out was supposed to have steps that dropped, but this was another fault on them for not checking things got the drop steps, and they would have hit the wall wouldn't work you think being a contractor this would be things you check before just moving them in the plans that's on Troy General Manger anyway now no access at all to attic because we don't own a ladder not to mention my screen door isn't even the right one so can not open sliding door for air due to bugs coming in, and then we got damaged screens that Jason took from the home said he was storing them at office, so they didn't get damaged they were left his work truck told them I have an electric outlet that doesn't work and a blinking light in kitchen that works sometimes was told over 2 weeks ago that electrician would be by still haven't seen one hopefully our house won't catch a fire due to electrically issues now on to my beautiful floors i picked is so messed up there is gaps and raising going on due to not properly installing which they say is a warranty issue i don't know that works it's an installation issue Ii mentioned that, and they say there floor guys suck ok so hire some better ones i have had to walk around my house and find all these things wrong trim not painted or one coat of paint nail holes can be seen what is a contractor job i thought they walked around and found these problems and took care of them this guy Jason is a joke he should not be allowed to be over anyone house if they want it right we can tell him what is going on he will tell us what we want to hear and never follows through lies after lies also had a deck board that needed to be replaced they sent someone out to fix it he got it halfway up and realized didn't have board to fix it so left the bad board up with nails sticking out and damaged another board trying to fix it not to mention this guys took a *** in my master bathroom with a port potty right outside like this place is a freaking joke don't get me wrong we love our house just needs a lot of attention and everyone wasn't bad Angelina was amazing and Kayla is great to she just needs to work on her beside manners Jay is awesome and Jarrod as well and the warranty guy James is on top of his *** he does what he says and cares he fixed a lot of things that was left unattended by Jason the Contractor, but the two main guys are something else if Americas home place cares about their customers then they better get a hold of Asheville division because they are ruining their name back to the punch list it has been 6 weeks and still not completed we get a text about once a week from Jason saying if he has time he will be by to take care of the rest of list and still no Jason I have pictures and texted to back up everything that I have claimed on here not telling you to not build with AHP just beware of Jason at Asheville office I wouldn't want him in charge of anything I was building... one more thing we did agree to move into our home with the way it was dirty and some things incomplete didn't now it would take this long to get it took care of also this was our first home we have built so moving into it not having to clean and sanitize everything I was so excited to do this, but that didn't happen I had to clean myself due to cleaners not showing up when Jason said they would there is nothing they can do to make this right with me very disappointed

Terrible quality

Building on our lot in TN has never been more of a nightmare than with these folks. Zero attention to detail, zero quality control, deck is completely falling apart, and we are months away from moving in. Workers (mostly all illegals that I have seen) don't even bother to show up anymore. Doing a walkthrough of the house every so often and we are always aghast at the things we find. The team is completely nonchalant about your concerns and always shrug them off or pass the buck to someone else, leaving you chasing your tail to get answers. For the price you're paying for these jokes of a home, go get yourself something much nicer. All you have to do is go to their showcase sites and see that the interior of these houses are not meant to hold up at all. Their railings are all in shambles, loose, and the floor is all creaking. This is supposedly their "upper level" trim options, which caused me to chuckle to myself. I figured, you know, this is a model home that has people in it all the time so it has wear and tear, but then conversely, you would expect this to be perfect as a show of their quality and expected daily use of a family.

I am trying to get my house finished

If you are seriously considering letting AHP build your house please find someone who has actually been through the house building process with AHP. My experience tells me that you do not want America's Home Place to build your house. Check out my review on Google. America's Home Place, Port Saint Joe Florida office.

Questions

We are thinking about using them now my husband likes their prices and elevations. They offer standards that Paul Schumacher homes were adding as upgrades . I am so torn now . Has anybody worked with the Monroe off in NC I want to make sure this is. not an isolated incident that the AHP in my city and state are this bad also . Does anybody know of a better builders in that area,? Every place I look has bad reviews

Horrible experience

2 years ago I saw Americas Home Place page on Instagram and fall in love with the country look houses on this page, we had just bought land in Citra Fl and I told my husband that I would like to build a country house with Americas Home Place. On 8/17/20 we sign a contract with AHP to build our new dream home. The construction started on December 2020, we were really excited to know that in 6 months or less my family was going to have a new house to called home..., That dream soon became a nightmare. Starting from The concrete company missed a piece of concrete That the frames notice when they started putting walls up and one of the outside wall was hanging outside the concrete, also the framers did a terrible job, they put nails everywhere, Open unnecessary holes on the house frame, forgot to put strap from the roof to the walls to the point it wasn't passing inspection., the electrician put plugs where lamps was supposed to be, the drywall guy covered plugs and water pipes, the wood trimming guy did a horrible job, they had to hire another trim guy who he's trying to cover the mess the other wood trimming guy did and is looking horrible and still not finish, the electrician never comes and when he comes he never finishes his job, every subcontractor has been a total disaster. Not only all that, but now There are cracks in the ceiling, I'm going to have to hire an inspector to make sure the structure is not cracking. This house has been so messed up since the beginning to the point that three weeks ago one of the general contractor who was assigned to building my house from America home please quit and left the company. Here at the Gainesville FL, at the beginning when I signed the contract with HP they told me if everything goes as planned you might have your house by may, that never happened., then before the six months which it was in June they ask me, are you happy you're going to get your house in six months like we promise you? June came, and then I asked if I was going to be able to celebrate Fourth of July in my new house they told me oh yes of course, July pass no house yet, Then they told me I was going to have the house ready by August 15, no house yet! I've been planning my daughter's 8th birthday in the new house 9 months ago, I was sure I was going to have the house by September 5th for what they were telling me. But NO HOUSE YET! It's not the lack of material is the lack of professionalism, the subcontractors they hire do a very sloppy job, they don't finish it and they don't show up to fix it. This is creating me and my family so much stress and frustration to the point is affecting our health. This company is making families dream houses into a nightmare, I had to cancel furniture delivery three times to the point they will not change my delivery anymore. The house is a mess! Still so much work to do in the house and no one come to do it. My flooring has been installed for 2 months, and they are destroying it still doing construction work inside the house. I called the Georgia office and left a message to Mr. Doug Higens, he is the person in charge of the Gainesville office, but he never called me back. I am beyond disappointed with this company. I am not getting anything for free, I'm paying a lot of money for this house and I have already given them almost all the money they ask for the house. This has become a nightmare and a fixer-upper. I'm tired of playing games, I need someone in this company to get my business serious.

I built with AHP and moved in about 10 months ago. The entire build was exhausting. They had to rewrap my house and reflash windows because they were done wrong. Their project manager lied and tried to cover up an unattached drain that was causing water to pool under the house. The floors were installed incorrectly. The bathtub was replaced with a new broken tub and fixed. The roof leaked several times and I continue to be beside myself with the lack of ability for them to repair. Each repair seems to come with more neglect and more problems and frustration. At this point, I do feel that they owe me some sort of monetary exchange for the time I have to take each time they continue to come for repairs and then they don't actually fix the problem and the stress! In addition, I have to reschedule my life and move things around in my home. I can't even LIVE in my house. I'm afraid to put anything back in rooms where roof leaks happen because they are never fixed. It's unbelievable. times. I just want to live in my house and not deal with America's Home Place anymore, but they won't allow me to find my own contractors that I trust to fix their continual lack of ability to fix or build for that matter. There are so many things that have gone wrong with the new build that I am starting to lose track of them all and I am forced to focus on the major issues. The crooked /misaligned light fixture in my powder room pales in comparison to my leaking roof. My squeaking shower floor can't compete with the bubbling wet patchwork in my daughter's room. I am so over it.

Unable to make contact with the company
